【摘要】：天鈺銘城項(xiàng)目2009年立項(xiàng)開發(fā)時(shí),我市房地產(chǎn)業(yè)正處于發(fā)展迅速,利潤(rùn)空間較大的大好形勢(shì),開發(fā)商對(duì)項(xiàng)目開發(fā)成本控制問題并不十分重視,而后,德州市的房地產(chǎn)市場(chǎng)出現(xiàn)了下滑態(tài)勢(shì),房屋成交量急劇下降,而另一方面,房地產(chǎn)項(xiàng)目開發(fā)的成本卻仍然在不斷攀升,許多房地產(chǎn)項(xiàng)目開發(fā)成本已經(jīng)超過(guò)了開發(fā)預(yù)算,房地產(chǎn)企業(yè)如何開源節(jié)流引起了所有房地產(chǎn)商的高度重視,房地產(chǎn)項(xiàng)目成本控制問題以一種前所未有的姿態(tài)擺在了所有房地產(chǎn)商面面前。本文分析當(dāng)前項(xiàng)目成本控制研究的現(xiàn)狀,探討房地產(chǎn)項(xiàng)目成本控制的相關(guān)定義、主要內(nèi)容、特點(diǎn)、原則、一般過(guò)程,并根據(jù)基本理論,以實(shí)證的研究方法,分決策、設(shè)計(jì)、招標(biāo)、建設(shè)、營(yíng)銷等階段,對(duì)照查找出天鈺銘城項(xiàng)目成本控制中存在的決策不科學(xué)、設(shè)計(jì)主觀性強(qiáng)、招標(biāo)缺乏有效性、變更簽證控制不力、營(yíng)銷成本過(guò)高等主要問題,從實(shí)用的角度,提出準(zhǔn)確定位天鈺銘城項(xiàng)目、嚴(yán)格招投標(biāo)、科學(xué)變更簽證、把好工程材料關(guān)、選擇合適租售公司等一系列解決問題的措施。本文著重理論與實(shí)踐相結(jié)合,旨在探索一些有實(shí)用價(jià)值的房地產(chǎn)開發(fā)項(xiàng)目成本控制方法和措施,為房地產(chǎn)開發(fā)商在成本控制上提供一些參考。
[Abstract]:When the Tianyuming City project was developed in 2009, the real estate industry in our city was in a good situation of rapid development and large profit margin. The developers did not attach great importance to the cost control of the project development, and then, The real estate market in Dezhou City has shown a downward trend. The volume of house transactions has dropped sharply. On the other hand, the cost of developing real estate projects is still rising. Many real estate development costs have exceeded the development budget. How to increase income and cut expenditure in real estate enterprises has attracted great attention from all real estate developers. The problem of real estate project cost control is facing all real estate developers in an unprecedented manner. This paper analyzes the current situation of project cost control research, discusses the definition, main content and characteristics of real estate project cost control. Principle, general process, and according to the basic theory, according to the empirical research method, divided into decision-making, design, bidding, construction, marketing and other stages, compared to find out that the decision-making in the cost control of Tianyuming City project is not scientific, the design subjectivity is strong, The main problems such as lack of effectiveness of bidding, ineffective control of changing visas, too high marketing cost, and so on, from a practical point of view, put forward accurate positioning of the Tianyuming City project, strict bidding, scientific change of visa, and good engineering materials. This paper focuses on the combination of theory and practice in order to explore some practical methods and measures to control the cost of real estate development projects. For real estate developers in cost control to provide some reference.
