【摘要】:本文以國有企業(yè)上海三林建設(shè)有限公司為研究對象,分別采用了PEST分析法、五力模型和SWOT分析法,對當(dāng)前中國房地產(chǎn)市場的外部宏觀環(huán)境、行業(yè)環(huán)境和企業(yè)發(fā)展中具備的優(yōu)勢和機(jī)會,面臨的劣勢和威脅進(jìn)行了全面地剖析和歸納。通過深入思考,采用理論和實(shí)際相結(jié)合的分析方法,綜合運(yùn)用所學(xué)的戰(zhàn)略管理等多種理論基礎(chǔ),針對房地產(chǎn)行業(yè)競爭特點(diǎn),以市場為核心,圍繞優(yōu)化現(xiàn)有市場,開發(fā)多元化市場為主線,探討了中國房地產(chǎn)建設(shè)公司的戰(zhàn)略規(guī)劃問題,確定了符合中國房地產(chǎn)發(fā)展的總體戰(zhàn)略是:以多樣化戰(zhàn)略和一體化戰(zhàn)略相結(jié)合加速企業(yè)發(fā)展,以企業(yè)文化戰(zhàn)略加速企業(yè)融合。塑造企業(yè)文化和企業(yè)品牌戰(zhàn)略,企業(yè)文化戰(zhàn)略強(qiáng)調(diào)建立共同的核心價(jià)值觀和企業(yè)精神,以達(dá)到匯聚企業(yè)凝聚力,發(fā)揮企業(yè)最大效用為最終目的。品牌化戰(zhàn)略強(qiáng)調(diào)提高企業(yè)知名度,擴(kuò)大企業(yè)市場占有率。同時(shí)明確成本控制戰(zhàn)略為經(jīng)營戰(zhàn)略。堅(jiān)持企業(yè)內(nèi)部結(jié)構(gòu)扁平化。建立市場營銷戰(zhàn)略、財(cái)務(wù)管理戰(zhàn)略、人力資源戰(zhàn)略、物業(yè)管理戰(zhàn)略等職能戰(zhàn)略。最后提出了建立完善的績效考核制度、管理層培訓(xùn)常態(tài)化、加強(qiáng)本區(qū)域內(nèi)同行業(yè)間合作和建立地方性分公司等戰(zhàn)略保障措施。 本文研究的結(jié)果對該企業(yè)的戰(zhàn)略選擇和制定有直接的指導(dǎo)作用,研究的思路與方法對其實(shí)施戰(zhàn)略管理有著重要的參考意義,并對同行業(yè)企業(yè)的戰(zhàn)略研究具有一定的參考價(jià)值。同時(shí),對于在當(dāng)前競爭性市場中的房地產(chǎn)國有企業(yè),在一定程度上反映了國有企業(yè)改革與發(fā)展的成果,也折射出所面臨的問題,這對房地產(chǎn)國有企業(yè)進(jìn)一步的發(fā)展具有參考意義。
[Abstract]:This paper takes Shanghai Sanlin Construction Co., Ltd. as the research object, adopts the PEST analysis method, the five-force model and the SWOT analysis method, respectively, to analyze the external macro environment of China's real estate market. The advantages and opportunities, disadvantages and threats faced by the industry environment and enterprise development are comprehensively analyzed and summarized. Through in-depth thinking, an analytical method combining theory with practice is adopted. In view of the competitive characteristics of the real estate industry, taking the market as the core, focusing on the optimization of the existing market and developing the diversified market as the main line, This paper discusses the strategic planning of China Real Estate Construction Company, and determines that the overall strategy in line with the development of China's real estate industry is to accelerate the development of enterprises with the combination of diversification strategy and integration strategy. Accelerate enterprise integration with corporate culture strategy, shape corporate culture and enterprise brand strategy, and emphasize the establishment of common core values and enterprise spirit, in order to achieve corporate cohesion, The ultimate goal is to give full play to the maximum utility of the enterprise. The brand strategy emphasizes increasing the reputation of the enterprise and enlarging the market share of the enterprise. At the same time, it is clear that the cost control strategy is the management strategy, and the internal structure of the enterprise is flat and the marketing strategy is established. Financial management strategy, human resources strategy, property management strategy and other functional strategies. Finally, the establishment of a sound performance appraisal system, management training regularization, Strengthen the regional cooperation with the industry and the establishment of local branches and other strategic safeguards. The results of this paper have a direct guiding role in the strategic choice and formulation of the enterprise, and the ideas and methods of the research have important reference significance for the implementation of strategic management. At the same time, for the state-owned real estate enterprises in the current competitive market, to some extent, it reflects the achievements of the reform and development of state-owned enterprises. Also refract the problem that faces, this has reference meaning to the further development of real estate state-owned enterprise.
