【摘要】：近年來,我國經(jīng)濟(jì)發(fā)展快速,也就在一定程度上帶動(dòng)了房地產(chǎn)事業(yè)的發(fā)展,房產(chǎn)測(cè)繪也取得了非常大的進(jìn)步,對(duì)房產(chǎn)面積進(jìn)行測(cè)繪,不但能增加房產(chǎn)測(cè)繪機(jī)構(gòu)的經(jīng)濟(jì)收入,更多的是承擔(dān)了更大的社會(huì)責(zé)任和法律責(zé)任。現(xiàn)如今房?jī)r(jià)越漲越快,房產(chǎn)測(cè)繪工作中出現(xiàn)一點(diǎn)小的失誤都有可能帶來巨大的經(jīng)濟(jì)損失,甚至影響工程質(zhì)量釀成大禍,尤其是對(duì)于房產(chǎn)面積測(cè)繪。但是現(xiàn)在的土地資源改革制度實(shí)行,人民群眾對(duì)不動(dòng)產(chǎn)的歸屬意識(shí)更加強(qiáng)烈,這也就對(duì)測(cè)繪面積的測(cè)繪精度提出了更高的要求。因?yàn)闇y(cè)繪面積極大的影響著房產(chǎn)價(jià)格,也就是說影響著房產(chǎn)產(chǎn)權(quán)交易,所以更要嚴(yán)格遵守測(cè)繪的相關(guān)程序進(jìn)行工作,從而明確房產(chǎn)交易時(shí)的實(shí)際面積。政府也制定了相關(guān)的測(cè)繪制度,能更有效地控制測(cè)繪質(zhì)量。本文對(duì)房產(chǎn)測(cè)繪出現(xiàn)的問題進(jìn)行深入分析,并就如何控制好房產(chǎn)面積測(cè)繪的質(zhì)量提出一些建議。
[Abstract]:In recent years, the rapid economic development of our country has led to the development of the real estate industry to a certain extent, and the real estate surveying and mapping has also made great progress. Surveying and mapping the real estate area can not only increase the economic income of the real estate surveying and mapping organization, More and more, they have assumed greater social and legal responsibilities. Nowadays, the housing prices are rising faster and faster, and a little mistake in the surveying and mapping work of real estate may bring huge economic losses, and even affect the quality of the project and lead to great disaster. Especially for the mapping of real estate area. However, with the implementation of the current land resources reform system, the people have a stronger sense of belonging to real estate. This also puts forward higher requirements for the precision of surveying and mapping areas. Because the area of surveying and mapping greatly affects property prices, that is, property rights transactions, it is even more necessary to strictly abide by the relevant procedures of surveying and mapping to carry out work. The government has also established the relevant surveying and mapping system, which can more effectively control the surveying and mapping quality. This paper makes a deep analysis of the problems in the real estate surveying and mapping. And put forward some suggestions on how to control the quality of real estate area mapping.
