【摘要】:改革開放以來,我國經(jīng)濟(jì)發(fā)展迅速,GDP增速不斷加快,一度超過10%。伴隨著我國經(jīng)濟(jì)的迅速發(fā)展,居民的收入水平也得到了前所未有的提高。因此,對于衣食住行等方面的要求也不斷提升。居民環(huán)保意識逐漸蘇醒,對于生活高品質(zhì)的要求逐步上升,于是園林式房地產(chǎn)應(yīng)運而生。園林式房地產(chǎn)更加注重與自然的融合,是綠色環(huán)保概念的充分體現(xiàn),它不僅具有美化居住環(huán)境的景觀功能,還能產(chǎn)生一定的生態(tài)效應(yīng)。但相對于傳統(tǒng)房地產(chǎn)開發(fā)項目而言,園林式房地產(chǎn)開發(fā)項目在項目管理過程中也面臨更多的風(fēng)險和不確定性。我國園林式房地產(chǎn)發(fā)展尚不成熟,在建設(shè)和運營園林式房地產(chǎn)項目上存在的問題也較多;谏鲜鲈,本文意圖探討園林式房地產(chǎn)開發(fā)項目管理的科學(xué)方法,以期實現(xiàn)園林式房地產(chǎn)開發(fā)項目在國內(nèi)的大力發(fā)展。 本文在界定了房地產(chǎn)項目、房地產(chǎn)項目管理以及園林式房地產(chǎn)項目的概念與內(nèi)容的基礎(chǔ)上,概述了國際和國內(nèi)園林式房地產(chǎn)項目管理的管理現(xiàn)狀,并預(yù)測了園林式房地產(chǎn)項目的發(fā)展趨勢,通過對我國園林式房地產(chǎn)項目發(fā)展現(xiàn)狀的分析,并與國外園林式房地產(chǎn)項目管理進(jìn)行對比,得出了我國園林式房地產(chǎn)項目存在著景觀設(shè)計、成本控制、營銷推廣以及運營維護(hù)等問題,這些問題嚴(yán)重制約了我國園林式房地產(chǎn)項目的發(fā)展。通過對這些問題進(jìn)行深入系統(tǒng)的研究,本文提出了相應(yīng)的改進(jìn)對策。最后,為了進(jìn)一步驗證對策建議的有效性,本文對C園林式房地產(chǎn)開發(fā)項目的項目管理工作進(jìn)行了案例分析,結(jié)果表明上述管理方法的改進(jìn)對于園林式房地產(chǎn)開發(fā)項目的管理是有效的。
[Abstract]:Since the reform and opening up to the outside world, China's economic development has been speeding up its GDP growth rate, which once exceeded 10 percent. With the rapid economic development of our country, the income level of the residents has also been increased unprecedented. The requirements for clothing, food, housing and transportation are also rising. The residents' awareness of environmental protection is gradually reviving, and the demand for high quality of life is gradually rising, so the garden-type real estate has emerged as the times require. Garden real estate pays more attention to the integration with nature. It not only has the landscape function of beautifying the living environment, but also can produce certain ecological effect. But compared with the traditional real estate development project, it not only has the function of beautifying the living environment, but also can produce certain ecological effect. Garden real estate development projects also face more risks and uncertainties in the process of project management. There are also many problems in the construction and operation of garden real estate projects. Based on the above reasons, this paper intends to discuss the scientific methods of the management of garden real estate development projects. In order to achieve the garden-type real estate development project in the domestic vigorously development. On the basis of defining the concept and content of real estate project, real estate project management and garden real estate project, this paper summarizes the management status quo of international and domestic garden real estate project management. And forecast the development trend of the garden real estate project, through the analysis of our country garden type real estate project development present situation, and carry on the contrast with the foreign garden type real estate project management. It is concluded that landscape design, cost control, marketing promotion and operation and maintenance of garden real estate projects exist in our country. These problems have seriously restricted the development of garden real estate projects in China. Through a deep and systematic study of these problems, this paper puts forward corresponding improvement countermeasures. Finally, in order to further verify the effectiveness of the countermeasures and suggestions, This paper makes a case study on the project management of C garden real estate development project. The results show that the improvement of the above management method is effective for the management of garden real estate development project.
