【摘要】：隨著中國(guó)日益迅速發(fā)展的經(jīng)濟(jì),社會(huì)的不斷進(jìn)步,建設(shè)領(lǐng)域也處在蓬勃發(fā)展的新階段,尤其是商業(yè)與住宅地產(chǎn)面臨著前所未有的機(jī)遇與挑戰(zhàn)。HMJ項(xiàng)目是一座集商業(yè)和住宅為一體的綜合性建筑群,總建筑面積約93312平方米,投資總額2.05億人民幣,該項(xiàng)目涉及商業(yè)投資與住宅,建設(shè)包括主體,裝修,弱電等多專(zhuān)業(yè),工程項(xiàng)目比較復(fù)雜,且工期非常緊張,進(jìn)度計(jì)劃與控制有一定難度,很有必要使用科學(xué)的理論和方法對(duì)該項(xiàng)目進(jìn)行合理的控制和研究,為以后商業(yè)地產(chǎn)項(xiàng)目提供參考依據(jù)。 本文在此背景下,研究了項(xiàng)目管理理論的相關(guān)知識(shí),對(duì)HMJ項(xiàng)目進(jìn)度計(jì)劃與控制進(jìn)行實(shí)體研究與分析,并對(duì)實(shí)際建設(shè)中出現(xiàn)的問(wèn)題進(jìn)行具體管控,以保證項(xiàng)目進(jìn)度與費(fèi)用符合預(yù)期目標(biāo)。 論文主要分為六部分：首先介紹了選題的背景和意義,并且設(shè)計(jì)研究的內(nèi)容、方法和思路；其次介紹項(xiàng)目進(jìn)度計(jì)劃與控制的理論和方法,系統(tǒng)了解進(jìn)度計(jì)劃與控制的工具與方法；再次介紹該項(xiàng)目的具體概況,隨后詳細(xì)論述了項(xiàng)目進(jìn)度計(jì)劃的編制及施工計(jì)劃管理狀況,包括工作任務(wù)分解,先后關(guān)系確定,活動(dòng)時(shí)間估算的總計(jì)劃,提出了實(shí)施中出現(xiàn)的問(wèn)題；接著通過(guò)對(duì)計(jì)劃重新調(diào)整,對(duì)項(xiàng)目實(shí)際進(jìn)度與計(jì)劃進(jìn)度進(jìn)行比較,論述項(xiàng)目在具體實(shí)施過(guò)程中遇到影響進(jìn)度計(jì)劃的因素,分析并提出解決方法,對(duì)進(jìn)度進(jìn)行控制和優(yōu)化,保證項(xiàng)目進(jìn)度滿足工期要求,最后提出對(duì)項(xiàng)目進(jìn)度有效控制的保障措施,作出了總結(jié)和展望,為后續(xù)相關(guān)項(xiàng)目的研究提供借鑒意義。
[Abstract]:With the rapid development of Chinese economy, social progress, construction areas in a new stage of vigorous development, especially in commercial and residential real estate is faced with hitherto unknown opportunities and challenges.HMJ project is a comprehensive set of commercial and residential buildings as one of the group, the total construction area of about 93312 square meters, a total investment of 205 million the yuan, the project involves the business investment and housing construction, including the main body, decoration, and other weak professional, the project is more complex, and the time is very tight, schedule and control has a certain degree of difficulty, it is necessary to use the theory and method of scientific research and reasonable control of the project, to provide reference for the future commercial real estate projects.
Under this background, we have studied the related knowledge of project management theory, carried out entity research and Analysis on the schedule and control of HMJ project, and concretely controlled the problems in actual construction, so as to ensure that the schedule and cost of the project meet the expected goals.
This paper is divided into six parts: the first introduces the background and significance, and research methods and ideas; secondly, introduce the theory and method of project schedule planning and control system, understand the tools and methods of project planning and control; once again introduces the project overview, and then discusses the preparation and construction the plan management of the project schedule, including task decomposition, the relationship has determined that the total plan activity time estimation, put forward the problems; then through the adjustment of the plan, to compare the project actual and planned progress, discusses the factors affecting the schedule of the project encountered in the process of implementation, analysis and propose solutions, control and optimization of schedule, ensure the project meet the project requirements, finally put forward the effective control of the security project The measures are summarized and prospected to provide reference for the research of subsequent related projects.
