【摘要】：房地產(chǎn)業(yè)已經(jīng)成為我國國民經(jīng)濟發(fā)展的支柱產(chǎn)業(yè),由于房地產(chǎn)交易的復(fù)雜性催生了房地產(chǎn)經(jīng)紀(jì)業(yè)的產(chǎn)生和發(fā)展。隨著市場競爭日趨激烈,規(guī)范房地產(chǎn)經(jīng)紀(jì)市場秩序,建立健全規(guī)范的管理體系,對房地產(chǎn)經(jīng)紀(jì)市場和房地產(chǎn)經(jīng)紀(jì)機構(gòu)的平穩(wěn)、可持續(xù)發(fā)展具有理論與現(xiàn)實的意義。本論文通過對我國北京、廣州、成都、鄭州4個城市房地產(chǎn)經(jīng)紀(jì)機構(gòu)備案現(xiàn)狀進(jìn)行梳理,在此基礎(chǔ)上對四個城市房地產(chǎn)經(jīng)紀(jì)機構(gòu)備案的相關(guān)文件、備案流程、提供資料、證明文件樣式等方面進(jìn)行詳細(xì)的對比分析,提出了房地產(chǎn)經(jīng)紀(jì)機構(gòu)備案的規(guī)范化流程,設(shè)計了房地產(chǎn)經(jīng)紀(jì)機構(gòu)備案證明文件樣式和備案申請表樣式,最后將理論與實際相結(jié)合,提出房地產(chǎn)經(jīng)紀(jì)機構(gòu)備案工作的意見及建議。
[Abstract]:The real estate industry has become the pillar industry of the national economic development of our country. Because of the complexity of the real estate transaction, the emergence and development of the real estate brokerage industry has been spawned. With the increasingly fierce competition in the market, the order of the real estate brokerage market has been standardized. The establishment of a sound and standardized management system is of theoretical and practical significance to the steady and sustainable development of the real estate brokerage market and the real estate brokerage institutions. On the basis of combing the status quo of the record of real estate brokerage institutions in four cities of Zhengzhou, the paper makes a detailed comparative analysis of the relevant documents, the process of filing, the data provided, and the style of the proof documents of the four cities' real estate brokerage institutions. This paper puts forward the standardized process of the real estate brokerage institution filing, designs the form of the real estate broker's record proof document and the record application form, and finally combines the theory with the practice. Put forward the opinions and suggestions of the real estate brokerage institutions.
