【摘要】:房地產(chǎn)行業(yè)對中國國民經(jīng)濟(jì)發(fā)展的拉動作用越來越倚重于商業(yè)地,并且其作用已經(jīng)很顯著。國家把商業(yè)地產(chǎn)作為拉動國民經(jīng)濟(jì)的重要手段,構(gòu)成國家經(jīng)濟(jì)發(fā)展的三大主要模塊有:投資、消費和出口。商業(yè)地產(chǎn)屬于投資范疇,并且會對消費具有很大的推動作用。國家宏觀經(jīng)濟(jì)政策,一直注重擴(kuò)大內(nèi)需刺激居民購物,這一系列的經(jīng)濟(jì)活動,都需要商業(yè)地產(chǎn)提供交易平臺。伴隨國家通過財政政策、貨幣政策、價格政策等方面對地產(chǎn)市場的大力調(diào)控,使市場開始偏向商業(yè)地產(chǎn),尤其是對住宅市場的調(diào)控,通過限購、限價、限貸等經(jīng)濟(jì)手段來遏制大城市房價居高不下的現(xiàn)狀,中小城市地產(chǎn)開始得到開發(fā)商的青睞,并伴有許多的利好因素。城市化進(jìn)程加快了中小城市發(fā)展的步伐,并在醫(yī)療、消費、教育等多方面開始與大城市接軌,生活水平不斷提升的中小城市居民,在消費觀念、消費水平、消費需求上都有了很大轉(zhuǎn)變,這一切為中小城市商業(yè)地產(chǎn)的蓬勃發(fā)展奠定了基礎(chǔ)。在這樣的大背景下,本文對中小城市建立商業(yè)地產(chǎn)所具有的優(yōu)勢因素進(jìn)行分析,充分展現(xiàn)我國中小城市是商業(yè)地產(chǎn)發(fā)展的一片沃土。 商業(yè)地產(chǎn)是將商業(yè)、地產(chǎn)、產(chǎn)業(yè)、投資多重性質(zhì)合為一體的全程型、綜合性行業(yè)。商業(yè)地產(chǎn)產(chǎn)業(yè)競爭力分析是一個龐雜交錯的研究領(lǐng)域,,近些年才被學(xué)術(shù)界和實業(yè)界所重視,對于中小城市商業(yè)地產(chǎn)產(chǎn)業(yè)競爭力的研究目前是少之又少。本文在現(xiàn)有的少之又少的文獻(xiàn)數(shù)據(jù)下,運用國際公認(rèn)的產(chǎn)業(yè)競爭力研究體系,結(jié)合我國中小城市特點,通過對比、分析、匯總等數(shù)據(jù)處理方法進(jìn)行精確分析。對影響中小城市商業(yè)地產(chǎn)競爭力的關(guān)鍵五要素,進(jìn)行了系統(tǒng)闡述,對比了中小城市歷年科學(xué)發(fā)展指數(shù)、投資潛力指數(shù)、兩型指數(shù)等,為投資中小城市提供了理論依據(jù),并對其土地、資源、經(jīng)濟(jì)增長量等,對商業(yè)地產(chǎn)發(fā)展具有重要影響的數(shù)據(jù)進(jìn)行分析,為投資者進(jìn)軍商業(yè)地產(chǎn)提供參考。對商業(yè)地產(chǎn)相關(guān)產(chǎn)業(yè)發(fā)展態(tài)勢及政府政策環(huán)境進(jìn)行信息匯總,為中小城市商業(yè)地產(chǎn)建立、生存、發(fā)展提供優(yōu)越外部軟環(huán)境支持。本文首次以城市化進(jìn)程中的中堅力量中小城市為研究背景,調(diào)查分析了大量數(shù)據(jù),認(rèn)真解讀國家宏觀政策,并結(jié)合實證研究,為中小城市發(fā)展商業(yè)地產(chǎn)提供更為可靠的參考。
[Abstract]:The real estate industry plays a more and more important role in the development of China's national economy, and its role is already very obvious. The government regards commercial real estate as an important means to stimulate the national economy. The three main modules of national economic development are: investment, consumption and export. Commercial real estate belongs to the category of investment, and will have a great role in promoting consumption. Has been focused on expanding domestic demand to stimulate shopping, this series of economic activities, need commercial real estate to provide a trading platform. Accompanied by the country through fiscal policy, monetary policy. Price policy and other aspects of the real estate market control, so that the market began to lean towards commercial real estate, especially the regulation of the residential market, through the purchase restrictions, price restrictions. Limited loan and other economic means to curb the current situation of high housing prices in large cities, small and medium cities real estate began to get the favor of developers, and accompanied by a lot of positive factors. Urbanization accelerated the pace of the development of small and medium-sized cities. And in the medical, consumption, education and other aspects began to connect with the big cities, the living standards of small and medium-sized city residents, in the consumption concept, consumption level, consumer demand has changed a lot. All these laid a foundation for the flourishing development of commercial real estate in small and medium-sized cities. Under such a background, this paper analyzes the advantages of commercial real estate in small and medium-sized cities. Full display of China's small and medium-sized cities is a fertile land for the development of commercial real estate. Commercial real estate is a comprehensive industry, which combines commercial, real estate, industry and investment. The competitiveness analysis of commercial real estate industry is a complex and interlaced research field. In recent years, the academic and business circles have attached importance to the research on the competitiveness of commercial real estate industry in small and medium-sized cities. Using the internationally recognized research system of industrial competitiveness, combined with the characteristics of small and medium-sized cities in China, through comparison, analysis. Summary and other data processing methods for accurate analysis. To affect the competitiveness of commercial real estate in small and medium-sized cities, the key five elements are systematically described, compared with the scientific development index of small and medium-sized cities over the years, investment potential index. Two-type index provides a theoretical basis for investment in small and medium-sized cities, and analyzes the data of land, resources, economic growth and so on, which have an important impact on the development of commercial real estate. To provide a reference for investors to enter commercial real estate. Commercial real estate related industries and government policy environment for the establishment and survival of commercial real estate in small and medium-sized cities.
