【摘要】:本文以旅游地產(chǎn)中分時(shí)度假為主題,重點(diǎn)對(duì)分時(shí)度假交易中參與主體所有者和經(jīng)營(yíng)者的微觀金融決策進(jìn)行分析,主要內(nèi)容為:分時(shí)度假交易的結(jié)構(gòu)、所有者的消費(fèi)信貸、經(jīng)營(yíng)者的公司金融分析以及分時(shí)度假在我國(guó)的發(fā)展趨勢(shì)。 我國(guó)旅游消費(fèi)正處在從觀光游向休閑度假過(guò)渡的階段,分時(shí)度假的出現(xiàn)正好滿足了這種追求品質(zhì)型的消費(fèi)需求。引入分時(shí)度假的重要意義在于,我國(guó)對(duì)度假需求的品質(zhì)和數(shù)量急劇攀升,現(xiàn)成度假設(shè)施和度假的運(yùn)作模式難以適應(yīng)這種新的需求,而分時(shí)度假可以在其高效率運(yùn)作模式下提高度假品質(zhì)和增加度假產(chǎn)品的供給。從本質(zhì)上來(lái)說(shuō),分時(shí)度假其實(shí)也是一種房地產(chǎn),作為房地產(chǎn),金融問(wèn)題及其分析非常關(guān)鍵。 除此之外所有者的消費(fèi)信貸和分時(shí)度假自身的期貨性會(huì)涉及到銀行和保險(xiǎn)業(yè)的范疇,這對(duì)我國(guó)行業(yè)之間資源的共享和重組起到一定推動(dòng)作用。作為分時(shí)度假交易的兩個(gè)參與主體,所有者和經(jīng)營(yíng)者又扮演著重要角色。所有者的消費(fèi)方式和偏好是促進(jìn)分時(shí)度假產(chǎn)品多樣化發(fā)展的動(dòng)力,而經(jīng)營(yíng)者信譽(yù)問(wèn)題又直接影響著分時(shí)度假的交易結(jié)果。因此對(duì)參與主體的微觀金融決策的研究有利于分時(shí)度假在我國(guó)更好的發(fā)展。 本文研究思路如下:首先以分時(shí)度假的交易結(jié)構(gòu)為切入點(diǎn),在介紹分時(shí)度假基本概念和產(chǎn)權(quán)形式后引入交易的參與主體。其次針對(duì)分時(shí)度假交易的兩個(gè)參與主體,分別選取所有者的消費(fèi)信貸和經(jīng)營(yíng)者的公司金融為闡述的重點(diǎn)內(nèi)容,采用消費(fèi)成本對(duì)比和可行性的分析為基本方法。最后基于參與主體金融分析的結(jié)果,以消費(fèi)需求和投資需求的角度對(duì)我國(guó)分時(shí)度假的趨勢(shì)進(jìn)行預(yù)測(cè)。 本文結(jié)論如下:(1)所有者的消費(fèi)信貸適用于分時(shí)度假購(gòu)買。原因主要取決于分時(shí)度假自身特征符和所有者的微觀特征。(2)分期購(gòu)買即消費(fèi)信貸購(gòu)買分時(shí)度假住宅的花費(fèi)成本最多,一次性付清分時(shí)度假住宅的花費(fèi)成本最小。(3)對(duì)于經(jīng)營(yíng)者而言,分時(shí)度假具有投資的可行性和價(jià)值。相對(duì)傳統(tǒng)酒店經(jīng)營(yíng)而言,分時(shí)度假在特定時(shí)期(例如經(jīng)濟(jì)衰退時(shí)期)更具效率。(4)我國(guó)特有的優(yōu)勢(shì)為分時(shí)度假的發(fā)展提供了得天獨(dú)厚的條件。分時(shí)度假在國(guó)外流行的原因歸結(jié)于獨(dú)特的產(chǎn)權(quán)形式、完善的經(jīng)營(yíng)制度和消費(fèi)者的購(gòu)買偏好。雖然這三個(gè)條件在我國(guó)存在一定局限性,但不可否認(rèn)分時(shí)度假在我國(guó)具備可行性,并且已經(jīng)打開(kāi)一定市場(chǎng)。雖然分時(shí)度假在我國(guó)還有一段很長(zhǎng)的規(guī)范道路要走,但當(dāng)它逐漸完善后會(huì)帶給我們行業(yè)之間一個(gè)雙贏的局面。這個(gè)局面的到來(lái)需要我們消費(fèi)者、經(jīng)營(yíng)者和當(dāng)局者共同努力。 本文突出地方在于:目前文獻(xiàn)資料主要集中在分時(shí)度假理論介紹,例如概念、產(chǎn)權(quán)形式、發(fā)展局限等。作為分時(shí)度假交易中最重要的因素,參與主體的內(nèi)容卻很少涉及到。因此本文選取交易主體作為本文的核心內(nèi)容。
[Abstract]:Based on the theme of time-sharing in tourism real estate, this paper focuses on the micro-financial decisions of owners and operators involved in time-sharing transactions, the main content of which is: the structure of time-sharing transactions. The development trend of owner's consumption credit, operator's financial analysis and timesharing in China. Tourism consumption in China is in the transition stage from sightseeing to leisure vacation. The appearance of time-sharing holiday just meets the demand of pursuing quality consumption. The significance of introducing time-sharing vacation lies in the importance of introducing time-sharing holiday. The quality and quantity of holiday demand in our country has risen sharply, and it is difficult for the ready-made holiday facilities and holiday operation mode to adapt to the new demand. Timeshare can improve the quality of holiday and increase the supply of holiday products in its high efficiency mode. In essence, timeshare is also a kind of real estate, as a real estate. Financial problems and their analysis are crucial. In addition, the ownership of consumer credit and timeshare itself will involve the futures of the banking and insurance sectors. This plays a role in promoting the sharing and restructuring of resources among industries in China. As two participants in timesharing transactions. Owners and managers also play an important role. Owners' consumption patterns and preferences are the impetus to promote the diversified development of time-sharing products. Therefore, the research on the microfinancial decision of the participants is beneficial to the better development of timeshare in China. The research ideas of this paper are as follows: firstly, the transaction structure of timeshare is taken as the starting point. After introducing the basic concept of timeshare and the form of property right, this paper introduces the participants of the transaction. Secondly, it aims at the two participants of the timeshare. Consumer credit of the owner and corporate finance of the operator are selected as the main content respectively, and the comparison of consumption cost and the feasibility analysis are adopted as the basic methods. Finally, based on the results of the financial analysis of the participants. The trend of timesharing in China is forecasted from the angle of consumption demand and investment demand. The conclusion of this paper is as follows: (1) the owner's consumption credit is applicable to timeshare purchase. The reason mainly depends on the time-sharing holiday's own characteristic character and the owner's microscopic characteristic. Installment purchase, that is, consumer credit to buy timesharing residence costs the most. To the operators, the time-sharing vacation has the feasibility and value of investment. Compared with the operation of The Legacy Hotel. Timeshare is more efficient in a given period (E. G. during a recession). China's unique advantages provide a unique condition for the development of timeshare. The reason for the popularity of timeshare in foreign countries is attributed to the unique form of property rights. Although these three conditions have some limitations in China, it is undeniable that timesharing is feasible in China. And has opened a certain market. Although timesharing in China there is a long way to go. But when it comes to perfection, it will bring a win-win situation for our industry. This situation will require the joint efforts of our consumers, operators and authorities. The focus of this paper is that the literature is mainly focused on the introduction of timeshare theory, such as concepts, forms of property rights, development limitations and so on, as the most important factor in timeshare transactions. Therefore, this paper chooses the transaction subject as the core of this paper.
