養(yǎng)老地產(chǎn)項目投資決策階段風險管理研究

【摘要】:養(yǎng)老地產(chǎn)是在中國社會人口老齡化程度日益加劇和中國家庭結(jié)構(gòu)向小型化、空巢化轉(zhuǎn)變的大背景下催生的一種新型房地產(chǎn)開發(fā)業(yè)態(tài)。養(yǎng)老地產(chǎn)作為一種復合性地產(chǎn)開發(fā)模式,復合了住宅開發(fā)、商業(yè)運營、養(yǎng)老服務等不同的屬性,以養(yǎng)老住宅為基礎(chǔ),附加了醫(yī)療、護理、康復、保健、養(yǎng)生、休閑娛樂等養(yǎng)老配套服務支持功能,依靠住宅銷售、出租與經(jīng)營相關(guān)物業(yè)、提供專業(yè)化養(yǎng)老服務等增值業(yè)務來獲得投資收益。養(yǎng)老地產(chǎn)是實現(xiàn)中國未來居家養(yǎng)老、社區(qū)養(yǎng)老與機構(gòu)養(yǎng)老相結(jié)合的社會化養(yǎng)老體系的有效載體,將推動中國養(yǎng)老產(chǎn)業(yè)的健康良性發(fā)展。由于養(yǎng)老地產(chǎn)項目投資大、回報周期長、產(chǎn)品業(yè)態(tài)豐富、經(jīng)營模式多樣等特點,造成養(yǎng)老地產(chǎn)項目與普通商業(yè)地產(chǎn)開發(fā)項目相比,開發(fā)過程更加復雜,投資回報的不確定性更強。再加上養(yǎng)老地產(chǎn)在中國剛剛興起,在項目開發(fā)建設(shè)、產(chǎn)品規(guī)劃、商業(yè)運營等方面還存在著很多不完善的地方,勢必給項目投資者帶來很多不確定的風險。本文通過對養(yǎng)老地產(chǎn)項目開發(fā)經(jīng)營模式的分析,運用項目風險管理相關(guān)理論知識,對養(yǎng)老地產(chǎn)項目前期決策階段的開發(fā)風險進行識別,并通過定性和定量的方法對風險進行分析、估計和評價,進而對風險進行科學處理,制定相應的風險控制措施。首先,通過對國內(nèi)外養(yǎng)老地產(chǎn)開發(fā)現(xiàn)狀的簡要分析和對比,結(jié)合我國社會老齡化發(fā)展的態(tài)勢,指出我國養(yǎng)老地產(chǎn)項目開發(fā)過程中存在的問題;其次,結(jié)合養(yǎng)老地產(chǎn)項目特點,分析和闡述養(yǎng)老地產(chǎn)項目具體的開發(fā)經(jīng)營模式,并簡要介紹各種開發(fā)經(jīng)營模式的優(yōu)缺點;再次,通過對項目風險管理相關(guān)理論的介紹,結(jié)合養(yǎng)老地產(chǎn)項目前期投資決策過程分析,將風險管理相關(guān)理論運用到項目決策中,對養(yǎng)老地產(chǎn)項目投資所面臨的風險進行科學有效的識別,并加以分析和評價,制定相應的風險防控措施。最后,以北京某擬建的養(yǎng)老地產(chǎn)項目為例,詳細闡述項目在投資決策階段風險管理的具體過程,為有效減少和規(guī)避養(yǎng)老地產(chǎn)項目投資風險,促進養(yǎng)老地產(chǎn)健康良好的發(fā)展的提供參考。
[Abstract]:The old-age real estate is becoming more and more aging in China and the family structure is becoming smaller. Pension real estate as a complex real estate development model, the combination of residential development, commercial operations, pension services and other different attributes. Based on the old-age housing, additional medical care, nursing, rehabilitation, health care, health care, leisure entertainment and other supporting services for the elderly support function, rely on residential sales, rental and management of related properties. Providing specialized pension services and other value-added business to obtain investment income. Pension real estate is to achieve the future of China's future home pension, community pension and institutional old-age social pension system combined with an effective carrier. It will promote the healthy and benign development of the pension industry in China. Due to the large investment of pension real estate projects, the long period of return, the rich product form, the various business models and so on. Compared with ordinary commercial real estate development projects, the development process is more complex and the uncertainty of investment return is more strong. In addition, pension real estate has just emerged in China, in the project development and construction. There are still many imperfections in product planning, commercial operation and so on, which will inevitably bring a lot of uncertain risks to project investors. Using the relevant theory knowledge of project risk management, this paper identifies the development risk in the early decision-making stage of the pension real estate project, and analyzes, estimates and evaluates the risk through qualitative and quantitative methods. Then the scientific treatment of risk, formulate the corresponding risk control measures. First of all, through a brief analysis and comparison of the current situation of endowment real estate development at home and abroad, combined with the aging situation of our society. Points out the problems existing in the process of the development of the endowment real estate project in our country; Secondly, combined with the characteristics of the pension real estate project, this paper analyzes and expounds the specific development and management mode of the pension real estate project, and briefly introduces the advantages and disadvantages of the various development and management mode. Thirdly, through the introduction of the project risk management theory, combined with the pension real estate project investment decision-making process analysis, the risk management theory is applied to the project decision-making. The risks faced by the investment of pension real estate projects are scientifically and effectively identified, analyzed and evaluated, and the corresponding risk prevention and control measures are formulated. Finally, taking a planned pension real estate project in Beijing as an example. The specific process of risk management in the investment decision stage of the project is described in detail, which provides a reference for effectively reducing and avoiding the investment risk of the pension real estate project and promoting the healthy development of the pension real estate.
