【摘要】:房地產(chǎn)項目管理是房地產(chǎn)行業(yè)發(fā)展的基礎(chǔ),房地產(chǎn)行業(yè)的快速發(fā)展,推動項目管理理論在房地產(chǎn)領(lǐng)域的應(yīng)用和研究,不斷的豐富工程管理理論。房地產(chǎn)項目管理是從房地產(chǎn)企業(yè)的角度出發(fā),管理周期長,包括前期的策劃、規(guī)劃設(shè)計與采購、工程施工、產(chǎn)品銷售、產(chǎn)品交付使用、物業(yè)管理,因此需要整合企業(yè)內(nèi)部與外部資源,才能夠?qū)崿F(xiàn)房地產(chǎn)企業(yè)為項目設(shè)定的運營管理目標。房地產(chǎn)項目管理因階段跨越,參與管理的組織多,管理約束因素多,在預(yù)期目標達成的同時未能夠?qū)㈦A段性目標延伸,各方組織人員的管理水平有限,項目管理約束因素管控不合理,從而導(dǎo)致階段性管理遺留問題,對房地產(chǎn)項目管理造成了極大的損失。在房地產(chǎn)行業(yè)高速發(fā)展的今天,需要結(jié)合項目管理新的理論,尋找更加高效的管理,提升房地產(chǎn)項目管理效益。 集成管理在房地產(chǎn)領(lǐng)域有過相關(guān)的應(yīng)用,綜合國內(nèi)外有關(guān)集成管理的理論,集成管理能夠在提升管理水平上更勝一籌。結(jié)合集成管理應(yīng)用的所需的必要條件,房地產(chǎn)項目管理應(yīng)用集成管理的理論,在整合資源、提升房地產(chǎn)項目效益都將會有新的突破,同時也為房地產(chǎn)企業(yè)項目管理提供理論借鑒。根據(jù)集成管理理論和房地產(chǎn)項目管理領(lǐng)域的相關(guān)理論研究,通過理論上的融合探索,構(gòu)建房地產(chǎn)項目集成管理應(yīng)用模型,試圖通過應(yīng)用該模型避免項目風險發(fā)生幾率,實現(xiàn)項目資源利用最大化,項目運營管理水平和項目客戶滿意度得到度提升。 結(jié)合項目管理成熟度模型,,建立房地產(chǎn)項目集成管理成熟度評價體系,運用該評價體系,對房地產(chǎn)項目集成管理進行評判,對房地產(chǎn)項目集成管理的不斷提升起到推動作用。房地產(chǎn)項目管理水平的高低展現(xiàn)了房地產(chǎn)企業(yè)整體的管理水平,通過實際案例分析,房地產(chǎn)項目集成管理能夠更好的提升房地產(chǎn)項目管理水平,通過對房地產(chǎn)集成管理成熟度進行評價,對房地產(chǎn)項目集成管理指明了方向,通過不斷改進提升了房地產(chǎn)企業(yè)的管理水平。
[Abstract]:Real estate project management is the foundation of the development of real estate industry. The rapid development of real estate industry promotes the application and research of project management theory in the field of real estate. Continuous enrichment of engineering management theory. Real estate project management is from the point of view of real estate enterprises, management cycle is long, including early planning, planning, design and procurement, engineering construction, product sales. Product delivery, property management, so it is necessary to integrate internal and external resources, in order to achieve the real estate enterprises set the operational management objectives for the project. Real estate project management because of the leapfrog. Many organizations participate in the management, management constraints are many, the expected goals can not be reached at the same time can not extend the phased goals, the management level of the various organizations is limited, the management of project management constraints is unreasonable. As a result of the stage management of the legacy problem, the real estate project management caused great losses. In the real estate industry rapid development today, we need to combine the new theory of project management to find more efficient management. Improve the efficiency of real estate project management. Integrated management has been used in the field of real estate. By synthesizing the theory of integrated management at home and abroad, integrated management can improve the level of management. Real estate project management application integrated management theory, in the integration of resources, improve real estate project benefits will have a new breakthrough. At the same time, it also provides theoretical reference for the project management of real estate enterprises. According to the theory of integrated management and related theoretical research in the field of real estate project management, through theoretical integration exploration. This paper constructs the application model of real estate project integrated management, tries to avoid the probability of project risk by applying this model, and realizes the maximum utilization of project resources. Project management level and project customer satisfaction are improved. Combined with the project management maturity model, the evaluation system of the real estate project integrated management maturity is established, and the evaluation system is used to judge the real estate project integrated management. The level of real estate project management shows the overall management level of real estate enterprises, through the actual case analysis. Real estate project integrated management can better improve the level of real estate project management, through the evaluation of the maturity of real estate integrated management, real estate project integration management has pointed out the direction. Through continuous improvement to improve the management level of real estate enterprises.
