【摘要】：隨著國(guó)內(nèi)房地產(chǎn)開(kāi)發(fā)大潮的逐步興起,泰安市房地產(chǎn)行業(yè)也得到了很大的發(fā)展。在房地產(chǎn)項(xiàng)目管理過(guò)程中,建設(shè)局不僅需要對(duì)項(xiàng)目情況進(jìn)行查詢,還需要對(duì)面積復(fù)核申請(qǐng)進(jìn)行管理,對(duì)商品房預(yù)售申請(qǐng)進(jìn)行管理。然而,由于泰安市房地產(chǎn)開(kāi)發(fā)量大大加劇,對(duì)房地產(chǎn)項(xiàng)目的管理也變得越來(lái)越重要。這些都給泰安市建設(shè)局提出了很大的挑戰(zhàn),從一定意義上來(lái)講,房地產(chǎn)項(xiàng)目的管理直接影響了泰安市房地產(chǎn)的蓬勃發(fā)展和未來(lái)前景。 泰安市建設(shè)局房地產(chǎn)項(xiàng)目管理使用J2EE平臺(tái)進(jìn)行開(kāi)發(fā),采用Strus2作為技術(shù)框架,將視圖層、數(shù)據(jù)庫(kù)和信息發(fā)送控制類等類分離開(kāi)來(lái)。為了實(shí)現(xiàn)對(duì)項(xiàng)目手冊(cè)信息、面積復(fù)核申請(qǐng)以及審批信息、商品房預(yù)售申請(qǐng)審批信息、信息發(fā)送情況以及企業(yè)誠(chéng)信檔案等重要數(shù)據(jù)的保護(hù),系統(tǒng)使用SQL Server2008數(shù)據(jù)庫(kù)來(lái)進(jìn)行數(shù)據(jù)存儲(chǔ)和管理,大大地保障了數(shù)據(jù)的安全性和可靠性。 本系統(tǒng)實(shí)現(xiàn)了項(xiàng)目手冊(cè)管理、面積復(fù)核、商品房預(yù)售核準(zhǔn)、信息發(fā)送、誠(chéng)信檔案管理和信息上報(bào)管理六個(gè)模塊的功能。系統(tǒng)中,建設(shè)局用戶可以對(duì)項(xiàng)目手冊(cè)進(jìn)行查看,統(tǒng)計(jì)項(xiàng)目情況,審批和查詢面積復(fù)核申請(qǐng),并對(duì)商品房預(yù)售申請(qǐng)進(jìn)行查詢和審批。在信息發(fā)送中,建設(shè)局用戶可以對(duì)待處理信息進(jìn)行發(fā)送,并且查看信息接收情況。在誠(chéng)信檔案管理中,建設(shè)局用戶可以添加和查詢誠(chéng)信檔案。整個(gè)房地產(chǎn)項(xiàng)目管理系統(tǒng)實(shí)現(xiàn)了項(xiàng)目手冊(cè)、面積復(fù)核等房地產(chǎn)開(kāi)發(fā)的一系列流程管理過(guò)程,功能較為完善。 系統(tǒng)測(cè)試的結(jié)果表明,系統(tǒng)大體上完成了泰安市建設(shè)局房地產(chǎn)項(xiàng)目管理系統(tǒng)的需求,采用無(wú)紙化的現(xiàn)代化辦公理念,不僅實(shí)現(xiàn)了企業(yè)誠(chéng)信檔案的管理和添加,而且保障了系統(tǒng)統(tǒng)一化和資源共享化,提高了泰安市建設(shè)局員工的工作效率,減少了大量重復(fù)、沒(méi)有技術(shù)含量的操作,為泰安市建設(shè)局員工減輕了工作壓力,為推動(dòng)泰安市房地產(chǎn)項(xiàng)目的發(fā)展做出了較大的貢獻(xiàn)。
[Abstract]:With the rising tide of domestic real estate development, Taian real estate industry has also been greatly developed. In the process of real estate project management, the Bureau of Construction not only needs to inquire about the project situation. Also need to review the area of the application for management, commercial housing pre-sale application management. However, due to Taian City real estate development volume greatly intensified. The management of real estate projects has become more and more important. All these have put forward a great challenge to Taian City Construction Bureau, in a certain sense. The management of real estate projects directly affects the flourishing development and future prospects of Taian real estate. The real estate project management of Taian City Construction Bureau is developed on J2EE platform, and Strus2 is adopted as the technical framework. In order to realize the item manual information, the area review application and the examination and approval information, the commercial housing pre-sale application approval information. The system uses SQL Server2008 database for data storage and management. It greatly guarantees the security and reliability of the data. This system has realized the project manual management, the area review, the commercial housing pre-sale approval, the information sends, the good faith file management and the information report management six modules function. The system. Construction Bureau users can view the project manual, statistics the project situation, examination and approval and query area review application, and the commercial housing pre-sale application for inquiry and approval. In the information sent. The users of the Bureau of Construction can send the information and check the reception of the information. In the management of the good faith file. The whole real estate project management system has realized a series of process management process of real estate development, such as project manual, area review and so on, and the function is relatively perfect. The results of the system test show that the system has basically fulfilled the requirements of the real estate project management system of Taian City Construction Bureau, adopting the paperless modern office concept, not only realizing the management and addition of enterprise credit files. And the system unified and resources sharing, improve the efficiency of Taian City Construction Bureau staff, reduce a large number of duplication, no technical content of the operation, for the Taian City Construction Bureau staff to reduce the work pressure. In order to promote the development of real estate projects in Tai'an City has made a greater contribution.
