【摘要】：房地產(chǎn)開發(fā)企業(yè)的進(jìn)度管理水平和能力直接關(guān)系到整個(gè)項(xiàng)目施工工期的長短,關(guān)系到工程資金的投入規(guī)模,更關(guān)系到項(xiàng)目管理方和項(xiàng)目施工方的切身利益實(shí)現(xiàn)情況。項(xiàng)目進(jìn)度管理、成本管理和質(zhì)量管理是現(xiàn)代工程項(xiàng)目管理工作的重要組成部分,其中,項(xiàng)目進(jìn)度管理對于成本管理和質(zhì)量管理具有較大的影響,它涉及了項(xiàng)目任務(wù)、工程成本、項(xiàng)目工期、原材料損耗等諸多內(nèi)容,是對整個(gè)工程項(xiàng)目進(jìn)行的全面而系統(tǒng)的管理。本文以濰坊高新花園住宅小區(qū)建設(shè)項(xiàng)目為研究對象,重點(diǎn)探討項(xiàng)目進(jìn)度管理問題、進(jìn)度影響因素以及動態(tài)控制措施,主要研究內(nèi)容如下：首先介紹了本文的研究背景與意義,總結(jié)并分析了國內(nèi)外有關(guān)項(xiàng)目進(jìn)度管理的研究現(xiàn)狀,提出了本文的主要研究內(nèi)容、技術(shù)路線及所采用的研究方法,闡述了項(xiàng)目進(jìn)度管理的基本概念、主要內(nèi)容、基本原理和主要方法：其次分析了濰坊市高新花園住宅小區(qū)項(xiàng)目實(shí)施方案：接著從項(xiàng)目進(jìn)度計(jì)劃編制方法的選擇、項(xiàng)目范圍的劃分、項(xiàng)目工作結(jié)構(gòu)的分解、項(xiàng)目安排邏輯關(guān)系的確立、項(xiàng)目總工期的確定、基于網(wǎng)絡(luò)計(jì)劃的項(xiàng)目工期的優(yōu)化、項(xiàng)目進(jìn)度計(jì)劃的編制等方面詳細(xì)分析了濰坊市高新花園住宅小區(qū)建設(shè)項(xiàng)目進(jìn)度計(jì)劃方案的編制過程：再次根據(jù)項(xiàng)目實(shí)際情況選擇出最佳的項(xiàng)目進(jìn)度管理方法,對項(xiàng)目進(jìn)度動態(tài)控制實(shí)施過程進(jìn)行了重點(diǎn)分析,即項(xiàng)目進(jìn)度信息的搜集、掙值管理三個(gè)基本參數(shù)的計(jì)算和測量、項(xiàng)目進(jìn)度信息偏差的計(jì)算、項(xiàng)目掙值績效指數(shù)的計(jì)算、推斷分析、項(xiàng)目掙值管理分析、調(diào)整項(xiàng)目進(jìn)度計(jì)劃；最后從組織、技術(shù)、材料設(shè)備、經(jīng)濟(jì)獎懲及氣候施工五個(gè)方面提出了項(xiàng)目進(jìn)度管理保障措施。希望本研究能夠?yàn)榉康禺a(chǎn)開發(fā)企業(yè)實(shí)施項(xiàng)目進(jìn)度管理提供理論方法指導(dǎo)和應(yīng)用實(shí)踐參考。
[Abstract]:The progress management level and ability of the real estate development enterprises are directly related to the length of the construction period of the whole project and the investment scale of the project funds. Project schedule management, cost management and quality management are important parts of modern project management. Project schedule management has a great impact on cost management and quality management. It involves project task, project cost, project duration, material loss and so on. It is a comprehensive and systematic management of the whole project. This paper focuses on the project schedule management in Weifang high-tech garden residential area construction project as the research object. The main research contents are as follows: firstly, this paper introduces the research background and significance, summarizes and analyzes the research status quo of project schedule management at home and abroad. This paper puts forward the main research content, technical route and research methods adopted in this paper, and expounds the basic concept and main content of project schedule management. Basic principles and main methods: secondly, the project implementation scheme of Weifang high and new garden residential district is analyzed. Then, the selection of project schedule planning method, the division of project scope and the decomposition of project work structure are discussed. The establishment of the logical relationship of the project arrangement, the determination of the total project duration, and the optimization of the project duration based on the network plan. The preparation of the project schedule and other aspects of the Weifang high-tech garden residential district construction progress plan preparation process: again according to the actual situation of the project to select the best project schedule management method. The implementation process of project progress dynamic control is analyzed emphatically, that is, the collection of project schedule information, the calculation and measurement of three basic parameters of earned value management, and the calculation of project schedule information deviation. Project earned value performance index calculation, inference analysis, project earned value management analysis, adjust the project schedule; Finally, from tissue, technology, material equipment. It is hoped that this study can provide theoretical guidance and practical reference for the implementation of project schedule management in real estate development enterprises.
