【摘要】:房地產(chǎn)抵押價(jià)值評(píng)估可以為企業(yè)或個(gè)人申請(qǐng)抵押貸款提供有力的參考依據(jù),使商業(yè)銀行作出正確的貸款決策,幫助借貸雙方合理地評(píng)估房地產(chǎn)的價(jià)值。但是,房地產(chǎn)評(píng)估在發(fā)展過程中暴露出很多問題和弊端,其評(píng)估風(fēng)險(xiǎn)對(duì)維護(hù)金融秩序和房地產(chǎn)市場(chǎng)秩序產(chǎn)生直接影響。這些缺陷在一定程度上使得評(píng)估機(jī)構(gòu)和評(píng)估人員的職業(yè)風(fēng)險(xiǎn)加大,也給整個(gè)房地產(chǎn)評(píng)估業(yè)未來的發(fā)展埋下隱患。房地產(chǎn)抵押評(píng)估是連接我國房地產(chǎn)業(yè)和金融業(yè)之間的一個(gè)關(guān)鍵紐帶。如何切實(shí)有效解決現(xiàn)實(shí)問題,防范和規(guī)避金融風(fēng)險(xiǎn),已經(jīng)成為當(dāng)前資產(chǎn)評(píng)估領(lǐng)域的當(dāng)務(wù)之急。 本文的框架包括五個(gè)部分,第一部分闡述了國內(nèi)外房地產(chǎn)抵押評(píng)估的先進(jìn)理論與原則。第二部分是房地產(chǎn)抵押價(jià)值評(píng)估理論基礎(chǔ)及相關(guān)概念,包括對(duì)房地產(chǎn)抵押的基本認(rèn)知和理論依據(jù)。第三部分是房地產(chǎn)抵押價(jià)值評(píng)估方法的探討,通過對(duì)現(xiàn)有房地產(chǎn)抵押評(píng)估方法的介紹和比較,指出目前房地產(chǎn)抵押評(píng)估方法存在的不足。本文認(rèn)為:考慮到抵押風(fēng)險(xiǎn)和抵押評(píng)估的特殊性,提出采用房地產(chǎn)抵押風(fēng)險(xiǎn)系數(shù)法,通過構(gòu)建風(fēng)險(xiǎn)系數(shù)評(píng)估模型,量化了抵押期間各種因素對(duì)房地產(chǎn)抵押價(jià)值的影響,為房地產(chǎn)評(píng)估機(jī)構(gòu)科學(xué)、合理地評(píng)估房地產(chǎn)的抵押價(jià)值提供理論依據(jù)。第四部分是房地產(chǎn)抵押價(jià)值評(píng)估應(yīng)用案例。通過采用房地產(chǎn)抵押風(fēng)險(xiǎn)系數(shù)法對(duì)實(shí)際案例的應(yīng)用,說明該評(píng)估方法在一定意義上具有現(xiàn)實(shí)性和可操作性。第五部分是研究結(jié)論、政策建議及展望。 本文針對(duì)房地產(chǎn)抵押評(píng)估的理論依據(jù)和常用方法展開分析,提高房地產(chǎn)抵押評(píng)估的質(zhì)量,合理確定房地產(chǎn)抵押價(jià)值,結(jié)合實(shí)際案例進(jìn)行具體分析、論證,具有實(shí)踐意義。
[Abstract]:The evaluation of real estate mortgage value can provide a strong reference basis for enterprises or individuals to apply for mortgage loans, make commercial banks make correct loan decisions, and help borrowers and borrowers to evaluate the value of real estate reasonably. Real estate evaluation in the process of development exposed a lot of problems and drawbacks. The evaluation risk has a direct impact on the maintenance of financial order and real estate market order. To some extent, these defects make the professional risk of evaluation institutions and assessors increase. The real estate mortgage evaluation is a key link between the real estate industry and the financial industry. How to effectively solve the practical problems. To guard against and avoid financial risks has become an urgent task in the field of asset evaluation. The framework of this paper includes five parts. The first part describes the advanced theories and principles of real estate mortgage assessment at home and abroad. The second part is the theoretical basis and related concepts of real estate mortgage valuation. The third part is the discussion of the real estate mortgage valuation methods, through the introduction and comparison of the existing real estate mortgage evaluation methods. This paper points out the shortcomings of the current methods of real estate mortgage assessment. This paper considers that considering the particularity of mortgage risk and mortgage assessment, the real estate mortgage risk coefficient method is adopted and the risk coefficient evaluation model is constructed. It quantifies the influence of various factors on the value of real estate mortgage during the period of mortgage, which is the science of real estate appraisal institution. Reasonable evaluation of real estate mortgage value provides theoretical basis. 4th part is the application of real estate mortgage value evaluation case. Through the use of real estate mortgage risk coefficient method to the application of practical cases. It shows that the evaluation method is realistic and operable to some extent. Part 5th is the research conclusion, policy suggestion and prospect. This paper analyzes the theoretical basis and common methods of real estate mortgage evaluation, improves the quality of real estate mortgage assessment, reasonably determines the real estate mortgage value, and analyzes and demonstrates the real estate mortgage in combination with practical cases. It has practical significance.
