【摘要】：近年來,隨著我國房地產(chǎn)行業(yè)的膨脹式發(fā)展以及國際性經(jīng)濟危機的蔓延,為壓制房價過快增長,維持社會穩(wěn)定,國家逐漸加大了抑制房地產(chǎn)市場投機和過度投資的力度。為實現(xiàn)這一宏觀調(diào)控目標,政府相繼出臺了一系列與房地產(chǎn)行業(yè)相關(guān)的融資、土地、購房貸款利率等方面的政策。在這些宏觀調(diào)控政策的影響下,我國房地產(chǎn)行業(yè)的整體開發(fā)環(huán)境,房地產(chǎn)企業(yè)的競爭環(huán)境、管理模式以及營銷策略都產(chǎn)生了重大變革。整個房地產(chǎn)行業(yè)勢必會進行一輪對房地產(chǎn)企業(yè)的篩選和洗牌。在這種形勢下,中小房地產(chǎn)企業(yè)受到的沖擊更為嚴重,甚至是面臨著嚴峻的生存問題。廣西泰鑫房地產(chǎn)開發(fā)公司就是一家具有代表性的中小型房地產(chǎn)開發(fā)企業(yè),在當前房地產(chǎn)行業(yè)的動蕩時期,力求把握好機遇,減小負面因素的影響,實現(xiàn)企業(yè)的跨越式發(fā)展。 本文以廣西泰鑫房地產(chǎn)開發(fā)公司為研究對象,多角度分析了廣西泰鑫房地產(chǎn)開發(fā)公司的內(nèi)部條件,其中包括公司概況、具備的優(yōu)勢與存在的劣勢。采用PEST分析法對當前國家和房地產(chǎn)行業(yè)的宏觀環(huán)境進行了剖析,并通過波特五力模型對該公司的競爭環(huán)境進行了研究。通過列出該公司的SWOT矩陣,明晰了該公司發(fā)展戰(zhàn)略的指導思想、戰(zhàn)略目標,確定了在總體戰(zhàn)略的選擇上,應(yīng)以多樣化戰(zhàn)略為宜,并針對公司的實際情況,制定了成本領(lǐng)先的競爭戰(zhàn)略。最后,為保障廣西泰鑫房地產(chǎn)開發(fā)公司的發(fā)展戰(zhàn)略得以貫徹實施,提出了完善組織架構(gòu)、重視風險防范、強化人才團隊、拓寬融資渠道、加強產(chǎn)品設(shè)計、培育企業(yè)文化、強化品牌建設(shè)等具體措施。
[Abstract]:In recent years , with the expansion of the real estate industry of our country and the spread of the international economic crisis , in order to suppress the rapid growth of real estate and maintain social stability , the state has gradually increased the policy of restraining speculation and excessive investment in the real estate industry . In this situation , the government has issued a series of policies of financing , land , housing loan interest rate related to the real estate industry . In this situation , the impact of the real estate industry is more serious and even face the severe survival problem . In this situation , the Guangxi Taixin Real Estate Development Corporation is a representative small and medium - sized real estate development enterprise . In this situation , it is necessary to grasp the opportunity , reduce the influence of negative factors , and realize the leap development of the enterprise . This paper takes Guangxi Taixin Real Estate Development Co . , Ltd . as the research object , analyzes the internal conditions of Guangxi Taixin Real Estate Development Co . , Ltd .
