【摘要】:隨著房地產(chǎn)開發(fā)業(yè)逐漸發(fā)展,我國建設(shè)工程的各項(xiàng)規(guī)范制度也逐漸建立、規(guī)范、精益求精,在發(fā)展的過程中逐漸總結(jié)經(jīng)驗(yàn)、教訓(xùn)并學(xué)習(xí)國外先進(jìn)經(jīng)驗(yàn)和技術(shù)。隨著開發(fā)成本的逐漸提高,建安成本后評(píng)估越來越受到國家、政府相關(guān)部門以及相關(guān)企業(yè)的重視。在建安成本后評(píng)估中,檢查投資預(yù)期效果和預(yù)期成本,總結(jié)過程管理的經(jīng)驗(yàn),積累建安成本基礎(chǔ)數(shù)據(jù),分析存在的問題,提出建議并應(yīng)用到新的項(xiàng)目中,為后期項(xiàng)目的開展提供幫助。本文結(jié)合L公司開發(fā)的S項(xiàng)目住宅工程,采用實(shí)地調(diào)查與文案調(diào)查相結(jié)合,定量分析與定性分析相結(jié)合的方法,對(duì)其鋼筋、混凝土單方指標(biāo)進(jìn)行分析,對(duì)比同類項(xiàng)目的經(jīng)驗(yàn)數(shù)據(jù),檢查本項(xiàng)目的結(jié)構(gòu)設(shè)計(jì)合理性;對(duì)其結(jié)算價(jià)格和投資估算進(jìn)行對(duì)比,并分析產(chǎn)生問題的原因;分析項(xiàng)目的單方造價(jià)以及各項(xiàng)單方指標(biāo),并參照北京市造價(jià)處頒布的參考指標(biāo),來分析項(xiàng)目各項(xiàng)指標(biāo)的得失,并根據(jù)分析產(chǎn)生該結(jié)果的原因。在本文最后從設(shè)計(jì)、項(xiàng)目管理以及成本管理三方面總結(jié)了S項(xiàng)目住宅工程各階段、各部門的工作情況,并將存在的問題予以剖析。希望通過本文的研究可以為L公司今后的項(xiàng)目投資活動(dòng)管理,甚至建安成本后評(píng)估工作提供借鑒的意義。
[Abstract]:With the development of real estate industry development gradually, the construction project of our country the standard system is gradually established, standardized, excellence, in the process of development, gradually summarize the experience, lessons and learn foreign advanced experience and technology.
