【摘要】：我國人口老齡化問題日益嚴(yán)重,隨著人口結(jié)構(gòu)的變化和養(yǎng)老觀念的轉(zhuǎn)變,現(xiàn)有養(yǎng)老機(jī)構(gòu)的服務(wù)層次并不能滿足人們逐步提高的養(yǎng)老需求,如何建設(shè)能夠滿足不同需求層次的養(yǎng)老地產(chǎn)成為各大企業(yè)重點(diǎn)關(guān)注的項(xiàng)目,其中就包括擁有大量閑置資金的保險(xiǎn)公司。2009年出臺的新《保險(xiǎn)法》為保險(xiǎn)公司投資不動產(chǎn)打開了通道,保險(xiǎn)資金歷來存在收益率低、資產(chǎn)負(fù)債不匹配等問題,急需尋找新的投資渠道,所以與房地產(chǎn)開發(fā)相結(jié)合、投資期限長的養(yǎng)老地產(chǎn)就日漸成為保險(xiǎn)公司的新寵,許多保險(xiǎn)公司紛紛試水養(yǎng)老地產(chǎn)項(xiàng)目。 保險(xiǎn)資金投資養(yǎng)老地產(chǎn),一方面有利于解決養(yǎng)老地產(chǎn)發(fā)展面臨的資金匱乏、融資難等問題,同時(shí)保險(xiǎn)公司特別是壽險(xiǎn)公司可利用具有專業(yè)優(yōu)勢的護(hù)理人員和服務(wù)改善目前養(yǎng)老地產(chǎn)服務(wù)體系；另一方面,對于保險(xiǎn)公司來說,投資養(yǎng)老地產(chǎn)有利于拓寬保險(xiǎn)公司的投資渠道,完善資產(chǎn)負(fù)債匹配問題,增加中長期項(xiàng)目的投資比重,有助于拓展保險(xiǎn)公司產(chǎn)業(yè)鏈,實(shí)現(xiàn)養(yǎng)老產(chǎn)業(yè)和保險(xiǎn)公司的“雙贏”。 本文寫作目的是在分析保險(xiǎn)公司投資養(yǎng)老地產(chǎn)必要性和可行性的基礎(chǔ)上得出保險(xiǎn)公司投資養(yǎng)老地產(chǎn)的策略建議。文章第一部分介紹了寫作背景、研究意義以及大體的寫作思路,闡述了當(dāng)前國內(nèi)外針對保險(xiǎn)公司投資養(yǎng)老地產(chǎn)的研究現(xiàn)狀。第二部分介紹了養(yǎng)老地產(chǎn)的概念、特征、類型,采用五力模型分析了我國養(yǎng)老地產(chǎn)的投資現(xiàn)狀。第三部分從保險(xiǎn)公司投資養(yǎng)老地產(chǎn)的可行性、必要性及保險(xiǎn)公司投資養(yǎng)老地產(chǎn)的SWOT三個方面著手分析,以說明我國保險(xiǎn)公司投資養(yǎng)老地產(chǎn)的意義。第四部分闡述了我國保險(xiǎn)公司投資養(yǎng)老地產(chǎn)的投資方式,并比較了各種投資方式的優(yōu)劣。第五部分給出了保險(xiǎn)公司投資養(yǎng)老地產(chǎn)策略的建議,包括目標(biāo)客戶、運(yùn)營模式、盈利模式等,特別探討了“以房養(yǎng)老”模式在保險(xiǎn)公司投資養(yǎng)老地產(chǎn)起到的作用。
[Abstract]:The problem of aging population is becoming more and more serious in our country. With the change of population structure and the change of the concept of old-age care, the service level of the existing pension institutions can not meet the increasing demand for the aged. How to build pension real estate that can meet different needs has become a key concern of major enterprises. Among them are insurance companies with a large number of idle funds. The new Insurance Law introduced in 2009 opened the way for insurance companies to invest in real estate. The insurance funds have always had problems such as low returns, mismatch between assets and liabilities, and so on. It is urgent to find new investment channels, so with the combination of real estate development, the old-age real estate with long investment term has become the new favorite of insurance companies, many insurance companies have been experimenting with pension real estate projects. If insurance funds invest in endowment property, on the one hand, it will help to solve the problems faced by the development of pension real estate, such as lack of funds and difficulty in financing. At the same time, insurance companies, especially life insurance companies, can make use of nursing personnel and services with professional advantages to improve the current pension real estate service system. On the other hand, for insurance companies, Investment in endowment real estate is conducive to widening the investment channels of insurance companies, perfecting the problem of matching assets and liabilities, increasing the proportion of investment in medium- and long-term projects, helping to expand the industrial chain of insurance companies and realizing the "win-win" between pension industry and insurance companies. The purpose of this paper is to analyze the necessity and feasibility of the insurance companies to invest in pension real estate, and draw the strategic suggestions of the insurance companies to invest in the endowment real estate. The first part of the article introduces the background of the writing. The significance of the study and the general thinking of writing, elaborated the current domestic and foreign research on the investment of pension real estate insurance companies, the second part introduces the concept, characteristics, types of pension real estate, In the third part, the author analyzes the feasibility, necessity and SWOT of the endowment real estate investment of the insurance company from three aspects: the feasibility, the necessity and the SWOT of the endowment real estate investment of the insurance company. In order to explain the significance of Chinese insurance companies' investment in endowment real estate. Part 4th expounds the investment mode of Chinese insurance companies' investment in pension real estate. And compared the advantages and disadvantages of various investment methods. Part 5th gives the insurance company investment pension real estate strategy recommendations, including target customers, business model, profit model, etc. In particular, the paper discusses the role of housing endowment model in insurance companies investment pension real estate.
