【摘要】：在房地產(chǎn)產(chǎn)業(yè)中,建筑施工企業(yè)是為整個產(chǎn)業(yè)提供最終的服務產(chǎn)品,即房產(chǎn)。因此,建筑施工企業(yè)的項目管理、質(zhì)量控制與管理,以及運營成本控制與管理直接影響到最終產(chǎn)品的定價和質(zhì)量問題。因而,施工企業(yè)的運營管理不僅影響到整個房地產(chǎn)產(chǎn)業(yè)各參與方的利潤問題,甚至影響到人們生命和財產(chǎn)的安全問題。因而,集中對建筑施工企業(yè)的運作管理進行研究具有重要的現(xiàn)實應用意義。 當前建筑施工企業(yè)普遍面臨著激烈的市場競爭,其利潤空間不斷被上下游企業(yè)擠壓,也不斷受到原材料價格、人力資源和資金成本等不斷增加的因素所侵襲,使得其生存環(huán)境和發(fā)展空間不斷惡化。特別是大型國有建筑企業(yè),不僅受到大環(huán)境的影響,而且還受到原有體制的一定影響,使得運營問題更加復雜。 論文首先分析了當前建筑施工企業(yè)的項目運營和成本控制存在的問題和原因,其次從戰(zhàn)略上分析管理施工企業(yè)進行項目運營管理和成本控制的路徑和方式,最后從戰(zhàn)術的角度從顯性和隱性,從項目發(fā)展的不同階段等多方面總結了施工建筑企業(yè)運營成本的控制的策略和具體方法。本論文以國有建筑施工企業(yè)為對象,研究大型國有施工企業(yè)項目運作和成本控制的管理問題,為其他相關的企業(yè)的運營管理提供相應的理論和實踐參考價值。
[Abstract]:In the real estate industry, the construction enterprise provides the final service product for the whole industry, that is, the real estate. Therefore, project management, quality control and management, and operation cost control and management of construction enterprises directly affect the pricing and quality of final products. Therefore, the operation and management of construction enterprises not only affect the profits of the whole real estate industry participants, but also affect the safety of people's lives and property. Therefore, it is of great practical significance to focus on the operation and management of construction enterprises. At present, construction enterprises generally face fierce market competition, their profit margins are constantly squeezed by upstream and downstream enterprises, and they are constantly attacked by factors such as the price of raw materials, human resources and capital costs, and so on. Make its living environment and development space deteriorating. Especially large state-owned construction enterprises are affected not only by the environment but also by the original system which makes the operation more complicated. Firstly, the paper analyzes the problems and causes of project operation and cost control in construction enterprises, and then strategically analyzes the ways and means of project operation management and cost control in construction enterprises. Finally, from the angle of tactics and recessive, and from different stages of project development, this paper summarizes the strategies and concrete methods of operation cost control of construction enterprises. This paper takes the state-owned construction enterprises as the object, studies the project operation and the cost control management of the large-scale state-owned construction enterprises, and provides the corresponding theoretical and practical reference value for other related enterprises' operation and management.
