基坑支護方案的優(yōu)化對房地產(chǎn)項目投資回報的影響

【摘要】:我國經(jīng)濟的迅猛發(fā)展以及基坑工程項目持續(xù)增長,使得城市建設項目和規(guī)模不斷增大,同時,所帶來的工程技術和難題也日趨廣泛且多元化,近年來關于基坑支護方案作為建筑結(jié)構的安全性和成本控制的一個關鍵工作,對其優(yōu)化問題受到許多工程技術人員的關注。當前我國建設基坑的優(yōu)化形式主要可分三部分,即第一部分是對支護方案進行優(yōu)化;第二部分是對設計細部進行優(yōu)化;第三部分是對建設過程當中的信息化管理進行優(yōu)化。本文著重對基坑支護優(yōu)化問題展開分析。優(yōu)化后的基坑支護方案,能從眾多的設計優(yōu)化,得到最優(yōu)的設計適應工程,可以使基坑達到更好的穩(wěn)定性,安全性和經(jīng)濟合理性。其次,通過優(yōu)化設計方案能夠降低工程事故發(fā)生概率,繼而在保證經(jīng)濟效益的同時,實現(xiàn)更好的社會效益。此外,通過優(yōu)化設計方案,能夠更好的做到保護建筑基坑周邊環(huán)境,繼而創(chuàng)造更加和諧的環(huán)境效益。論文的主要內(nèi)容有: 第一,介紹了基坑支護研究近況,分析了基坑支護研究趨向和發(fā)展趨向,介紹了多種常見基坑支護方案,并分析了進行基坑支護方案優(yōu)化選擇工作的重要性以及必要性。 第二,介紹了有關價值工程理論部分基本知識;使用價值工程這一原理,并參考相關資料總結(jié)歸納得出了功能評價指標體系,使用權重來表示各項指標的重要性,各項指標的權重值的確定為使用層次分析法分析;采取模糊評價方法來衡量了使用達到的效果,在此基礎上得出了以價值工程為基礎的基坑支護方案優(yōu)化選擇模型。 第三,順德的大良三期酒店工程基坑支護方案的優(yōu)化設計模型的使用,實施的過程包括:1,盡可能的支持方案設計完成的多;2、對所涉及方案進行篩選;3、對比和分析所篩選得到的方案;4、使用價值工程原理所得出的模型進行優(yōu)化選擇,進而得到最終實施文件。優(yōu)化選擇所得到方案付諸于結(jié)構設計,最后進行整個基坑支護結(jié)構施工過程的質(zhì)量控制目標分析,提供建議和執(zhí)行要求。 本文對基坑支護方案的選擇進行了總結(jié)和分析,并指出基坑支護方案優(yōu)化選擇的重要性和必要性。以基坑支護理論和價值工程理論為基礎,建立了基坑支護方案優(yōu)化選擇模型功能評價指標評價體系,在實際工程基坑支護方案選擇中具有重大意義。本文結(jié)合實際項目,進一步論證了基坑支護方案優(yōu)選的重要性和以價值工程為基礎的基坑支護方案選擇模型的合理性。理論分析和現(xiàn)實實踐論證表明,,基坑支護方案的優(yōu)化對房地產(chǎn)項目投資回報影響大。
[Abstract]:With the rapid development of our economy and the continuous growth of foundation pit engineering projects, the urban construction projects and scale are increasing. At the same time, the engineering technology and problems brought about are becoming more and more extensive and diversified.In recent years, as a key work of safety and cost control of building structure, the optimization of foundation pit support scheme has been paid attention by many engineers and technicians.At present, the optimization form of foundation pit in our country can be divided into three parts, that is, the first part is to optimize the supporting scheme; the second part is to optimize the design details; the third part is to optimize the information management in the construction process.This paper focuses on the analysis of the optimization of foundation pit support.The optimized foundation pit support scheme can obtain the optimum design adaptation engineering from the numerous design optimization, can make the foundation pit achieve better stability, safety and economic rationality.Secondly, the probability of engineering accident can be reduced by optimizing design scheme, and then better social benefits can be achieved while ensuring economic benefits.In addition, by optimizing the design scheme, we can better protect the surrounding environment of the foundation pit, and then create more harmonious environmental benefits.The main contents of the thesis are as follows:First, this paper introduces the recent situation of foundation pit support research, analyzes the research trend and development trend of foundation pit support, introduces various common foundation pit support schemes, and analyzes the importance and necessity of optimization selection of foundation pit support scheme.Secondly, it introduces the basic knowledge of the theory of value engineering, the principle of using value engineering, and summarizes the function evaluation index system with reference to relevant materials.The weight value of each index is determined by Analytic hierarchy process (AHP) and fuzzy evaluation method is adopted to measure the effect of use. On the basis of this the optimal selection model of foundation pit support scheme based on value engineering is obtained.Third, the use of optimal design models for foundation pit support schemes of the Daliang Phase III Hotel Project in Shunde,The implementation process includes: 1, as much as possible to support the completion of the project design, to screen the scheme involved, to compare and analyze the selected scheme, and to optimize and select the model obtained by using the principle of value engineering.The final implementation document is obtained.The optimized selection scheme is put into the structure design. Finally, the quality control objectives of the whole foundation pit supporting structure construction process are analyzed, and suggestions and execution requirements are provided.In this paper, the selection of foundation pit support scheme is summarized and analyzed, and the importance and necessity of optimum selection of foundation pit support scheme are pointed out.Based on the theory of foundation pit support and the theory of value engineering, the function evaluation index evaluation system of optimization selection model for foundation pit support scheme is established, which is of great significance in the selection of foundation pit support scheme in practical engineering.Combined with practical projects, this paper further demonstrates the importance of optimal selection of foundation pit support schemes and the reasonableness of the foundation pit support scheme selection model based on value engineering.Theoretical analysis and practical demonstration show that the optimization of foundation pit support scheme has a great impact on the investment return of real estate projects.
