【摘要】：酒店工程項(xiàng)目建設(shè)是一個(gè)時(shí)間跨度長(zhǎng)、投資金額高、勞動(dòng)力密集、技術(shù)要求高、內(nèi)部結(jié)構(gòu)復(fù)雜、外部關(guān)系廣泛的過程。該建設(shè)過程所涉及的大量不確定因素常常是動(dòng)態(tài)變化的,它們將使得工程項(xiàng)目的順利實(shí)施飽受困擾。工程項(xiàng)目要么成功、要么失敗,而后者是任何投資人、管理者均不能接受的,故對(duì)酒店工程項(xiàng)目進(jìn)行風(fēng)險(xiǎn)管理變得十分重要,風(fēng)險(xiǎn)管理是酒店工程項(xiàng)目項(xiàng)目管理不可或缺的有機(jī)組成部分。雖然一般工程項(xiàng)目的風(fēng)險(xiǎn)管理在我國(guó)已有大量的研究,但針對(duì)商業(yè)地產(chǎn)中酒店工程項(xiàng)目的應(yīng)用型風(fēng)險(xiǎn)管理還不充分。涉及該類工程項(xiàng)目風(fēng)險(xiǎn)管理的個(gè)性化框架、流程、指標(biāo)、方法都有進(jìn)一步討論的空間。因而,以紅光1958現(xiàn)代商務(wù)酒店工程項(xiàng)目這一特定項(xiàng)目為案例,闡述相關(guān)理論在該酒店工程項(xiàng)目中的應(yīng)用,為房地產(chǎn)工程承包企業(yè)提高風(fēng)險(xiǎn)管理水平做出有益的探索和嘗試是十分必要且有意義的,其研究結(jié)論可為類似的酒店工程項(xiàng)目風(fēng)險(xiǎn)管理提供有益的借鑒。本文聯(lián)系我國(guó)酒店工程項(xiàng)目實(shí)施的現(xiàn)狀,借鑒國(guó)內(nèi)相關(guān)行業(yè)專家、學(xué)者經(jīng)驗(yàn),基于工程項(xiàng)目風(fēng)險(xiǎn)管理理論,首先分析了紅光1958現(xiàn)代商務(wù)酒店工程項(xiàng)目風(fēng)險(xiǎn)形成的因素,然后建立了酒店工程項(xiàng)目風(fēng)險(xiǎn)評(píng)價(jià)指標(biāo)體系及多層次模糊綜合評(píng)價(jià)模型,給出了結(jié)合紅光1958現(xiàn)代商務(wù)酒店工程項(xiàng)目具體案例的分析過程,最后提出了針對(duì)該項(xiàng)目的風(fēng)險(xiǎn)防范與改善措施。實(shí)踐證明,文中的分析有效的降低了該酒店工程項(xiàng)目的風(fēng)險(xiǎn),有力的保障了該酒店工程項(xiàng)目的順利實(shí)施,對(duì)加強(qiáng)我國(guó)酒店工程項(xiàng)目風(fēng)險(xiǎn)管理的應(yīng)用型研究有一定的借鑒意義。
[Abstract]:Hotel project construction is a process with long time span, high investment amount, intensive labor force, high technical requirements, complex internal structure and extensive external relations. They will make it difficult for the project to run smoothly. The project will either succeed or fail, and the latter will be unacceptable to any investor or manager, so it is important to manage the risk of the hotel project. Risk management is an integral part of hotel project management. Although the risk management of general engineering projects has been studied in China, However, the applied risk management of hotel engineering project in commercial real estate is not sufficient. There is room for further discussion on the personalized framework, process, index and method of risk management of this kind of engineering project. Taking Hongguang 1958 modern The Business Inn project as an example, this paper expounds the application of relevant theories in the hotel project. It is necessary and meaningful to explore and try to improve the risk management level of real estate project contracting enterprises. The conclusion can provide useful reference for similar hotel engineering project risk management. This paper refers to the present situation of hotel engineering project implementation in China, referring to the experience of domestic relevant industry experts and scholars, based on the theory of project risk management. This paper first analyzes the risk factors of Hongguang 1958 modern The Business Inn project risk, then establishes the hotel project risk evaluation index system and multi-level fuzzy comprehensive evaluation model. Combined with the concrete case of Hongguang 1958 modern The Business Inn project, the paper puts forward the risk prevention and improvement measures for the project. The practice shows that the analysis in this paper can effectively reduce the risk of the hotel project. It can ensure the successful implementation of the hotel project, and it has certain reference significance for strengthening the applied research of the hotel project risk management in our country.
