基于熵—灰理論的建筑工程造價影響因素分析與評價

【摘要】:為了使有限的建設(shè)資金發(fā)揮最大效益,有效地控制建筑工程造價就非常重要,而找出控制工程造價的因素是其關(guān)鍵。隨著已完成建筑工程的數(shù)量增加,工程數(shù)據(jù)資料也在不斷增加,然而當(dāng)前國內(nèi)研究對工程數(shù)據(jù)的處理較為簡單,沒有充分利用這些數(shù)據(jù)去發(fā)現(xiàn)其內(nèi)在規(guī)律,本論文針對我國目前工程造價管理現(xiàn)狀,選取了有代表性的若干建筑工程在各階段多次性計價的變化,提出研究主題,用已完成工程造價數(shù)據(jù)來計算和分析影響建筑工程造價的因素,同時提高建筑工程造價數(shù)據(jù)資料的附加值。 論文中詳細(xì)介紹了建筑工程的要素和工程造價的構(gòu)成,以此建立能夠全面、客觀地反映建筑工程各部分造價的工程造價指標(biāo)體系,對影響工程造價的多方面因素進行系統(tǒng)分析。根據(jù)實際情況通過對建筑工程施工合同實施階段的工程造價變化進行分析,找出影響工程造價的因素。論文中依據(jù)甘肅省某高校建設(shè)項目的6個工程的現(xiàn)有造價資料,對其中的相關(guān)造價數(shù)據(jù)進行摘錄,整理和甄別后,將不同類型的工程造價數(shù)據(jù)進行比對,分析每項工程變更引起的單方造價變化,并針對施工合同實施期間各單位工程及分部分項工程的造價變化,,應(yīng)用熵-灰數(shù)學(xué)方法創(chuàng)建了建筑工程造價影響因素分析模型,用工程實例分析了影響工程造價的重點因素和對工程造價影響最大的單位工程和分部分項工程。 通過上述分析研究,論文得出的結(jié)論是施工合同實施階段影響建筑工程造價的主要因素是建設(shè)單位前期準(zhǔn)備不充分引起的現(xiàn)場簽證、設(shè)計單位設(shè)計原因引起的變更、建設(shè)單位建設(shè)要求發(fā)生變化引起的設(shè)計變更和新增工程引起的造價變化,其次是外部環(huán)境發(fā)生變化時引起的簽證和由于設(shè)計變更引起的工程拆除等簽證。在建筑工程施工合同實施過程中,與建筑工程造價聯(lián)系最大的分部分項工程是土建工程中的鋼筋工程、混凝土工程、屋面工程和土石方工程。上述分部分項工程的造價變化對工程造價影響最大,因此在工程造價控制中應(yīng)重點關(guān)注。 本論文將對建筑工程實例進行定性與定量綜合分析,深入剖析建筑工程施工合同實施階段工程造價變化情況,針對分析結(jié)果總結(jié)并提出相應(yīng)對策及建議,使工程造價控制更加科學(xué)化、有針對性,從而達到提高經(jīng)濟效益及管理水平的目的,為以后分析建筑工程造價的控制提供參考依據(jù)。
[Abstract]:In order to maximize the benefit of the limited construction funds, it is very important to control the construction cost effectively, and the key is to find out the factors that control the construction cost. With the increase of the number of completed construction projects. Engineering data is also increasing, but the current domestic research on engineering data processing is relatively simple, not fully use these data to find its inherent law. In view of the current situation of project cost management in China, this paper selects several representative construction projects in the various stages of the change of valuation, and puts forward the research topic. The factors affecting the construction cost are calculated and analyzed by using the completed project cost data, and the additional value of the construction engineering cost data is improved at the same time. This paper introduces in detail the elements of the construction project and the composition of the project cost, so as to establish an index system of engineering cost that can reflect the cost of each part of the construction project comprehensively and objectively. This paper systematically analyzes the various factors that affect the construction cost. According to the actual situation, it analyzes the change of the construction cost during the implementation stage of the construction contract. Find out the factors that affect the project cost. According to the existing cost data of 6 projects of a university construction project in Gansu Province, extract the relevant cost data, sort out and identify. This paper compares different types of engineering cost data, analyzes the unilateral cost changes caused by each project change, and aims at the cost changes of each unit project and sub-project during the implementation of the construction contract. An analysis model of influencing factors of construction cost is established by using entropy grey mathematics method. The key factors affecting construction cost and the unit engineering and sub-project which have the greatest influence on construction cost are analyzed with engineering examples. Through the above analysis and research, the paper draws the conclusion that the main factor that affects the construction project cost during the construction contract implementation stage is the on-site visa caused by the insufficient preparation of the construction unit. The changes caused by the design reasons of the design units, the design changes caused by the changes in the construction requirements of the construction units and the cost changes caused by the new projects. The second is the visa caused by the change of the external environment and the demolition of the project caused by the change of design, etc. In the process of implementation of the construction contract of the construction project. The most important sub-projects which are related to the construction cost are reinforcement engineering, concrete engineering, roof engineering and earthwork engineering in civil engineering. The cost changes of these sub-projects have the greatest impact on the project cost. Therefore, in the project cost control should pay attention to. This paper will carry on the qualitative and the quantitative comprehensive analysis to the construction engineering example, deeply analyzes the construction project construction contract implementation stage engineering cost change situation, according to the analysis result summarizes and puts forward the corresponding countermeasure and the suggestion. In order to improve the economic benefit and management level, the project cost control is more scientific and targeted, and the reference basis is provided for the analysis of the construction cost control in the future.
