【摘要】：2011年全國(guó)各地掀起了保障性住房建設(shè)高潮,但普遍存在資金短缺問(wèn)題。除了銀行貸款之外,積極拓展新的融資渠道成為研究的熱點(diǎn),其中REITs融資模式值得關(guān)注。中國(guó)保障性住房建設(shè)面臨資金缺口大、融資渠道少的融資困境。借鑒美國(guó)廉租房REITs模式經(jīng)驗(yàn),建立中國(guó)保障性住房REITs融資模式具有撬動(dòng)社會(huì)資本,豐富投資品種,降低銀行風(fēng)險(xiǎn),盤(pán)活住宅市場(chǎng)等優(yōu)勢(shì)。
[Abstract]:In 2011, all over the country set off the upsurge of affordable housing construction, but there is a general shortage of funds. In addition to bank loans, actively expanding new financing channels has become a hot spot, among which REITs financing model is worthy of attention. China's affordable housing construction is faced with a large funding gap and less financing channels. Based on the experience of American low-rent housing (REITs) model, the establishment of China's affordable housing REITs financing model has the advantages of leveraging social capital, enriching investment varieties, reducing bank risk and activating housing market.
