裝配式建造模式下住宅項(xiàng)目開發(fā)成本效益分析研究

【摘要】:隨著我國城市化進(jìn)程的加快,環(huán)境破壞、資源消耗、能源消耗與經(jīng)濟(jì)發(fā)展的矛盾越發(fā)突出,原來建立在我國勞動力價格相對低廉基礎(chǔ)之上的房地產(chǎn)業(yè)隨著人口紅利的消失,人工費(fèi)不斷增高,建設(shè)成本持續(xù)上漲,逐漸成為制約我國房地產(chǎn)業(yè)進(jìn)一步發(fā)展的瓶頸,在此背景下裝配式建筑受到了廣泛關(guān)注,成為當(dāng)下房地產(chǎn)乃至整個建筑業(yè)轉(zhuǎn)型的必然方向。然而目前眾多的房地產(chǎn)企業(yè)對裝配式建筑的推行存在很多顧慮,大大的降低了傳統(tǒng)建筑生產(chǎn)模式向裝配式建筑生產(chǎn)模式轉(zhuǎn)變的速度。房地產(chǎn)企業(yè)作為投資主體其關(guān)注的重點(diǎn)主要是產(chǎn)品利潤,裝配式建設(shè)方式對項(xiàng)目開發(fā)成本效益會產(chǎn)生怎樣的影響成為房地產(chǎn)開發(fā)企業(yè)普遍關(guān)心的問題。隨著裝配式建筑的大力推廣,雖然社會各界對成本問題的研究頗多,但少有人站在房地產(chǎn)企業(yè)角度,進(jìn)行裝配式建筑成本效益研究。因此本文抓住研究的空白,針對房地產(chǎn)企業(yè)較為關(guān)心的問題進(jìn)行深入研究。首先根據(jù)裝配式建筑的建設(shè)過程分析了裝配式建造模式下項(xiàng)目成本和效益發(fā)生的變化,明確了裝配式建筑增量成本和增量效益的構(gòu)成,并給出增量成本和增量效益的具體量化方法;在此基礎(chǔ)上,引入價值系數(shù)對裝配式建筑的成本效益進(jìn)行評價,較為直接的為房地產(chǎn)開發(fā)企業(yè)提供決策依據(jù);接著本文將價值系數(shù)作為指標(biāo)進(jìn)行敏感性分析,找出影響裝配式建筑成本效益的關(guān)鍵因素,旨在幫助房地產(chǎn)開發(fā)企業(yè)針對這些關(guān)鍵因素采取相應(yīng)的成本控制措施以實(shí)現(xiàn)自身利益最大化;最后論文引入裝配式工程實(shí)例,通過案例分析對論文的理論研究方法進(jìn)行論證。通過本文的研究,為房地產(chǎn)企業(yè)選擇開發(fā)模式提供了簡便直接的判斷方法,有利于房地產(chǎn)企業(yè)做出正確的決策;有利于房地產(chǎn)企業(yè)了解裝配式住宅開發(fā)成本控制的關(guān)鍵點(diǎn);有利于房地產(chǎn)企業(yè)面對市場變化制定針對性的應(yīng)對措施;有利于促進(jìn)房地產(chǎn)業(yè)轉(zhuǎn)型升級,推動我國裝配式建筑的進(jìn)一步發(fā)展。
[Abstract]:With the acceleration of urbanization in China, the contradiction between environmental destruction, resource consumption, energy consumption and economic development is becoming more and more prominent. The real estate industry, which was based on the relatively low price of labor in China, has disappeared with the population dividend. The increasing labor cost and the rising construction cost have gradually become the bottleneck restricting the further development of the real estate industry in our country. Under this background, the prefabricated building has received extensive attention. Become the current real estate and even the entire construction industry transformation of the inevitable direction. However, many real estate enterprises have many concerns about the implementation of prefabricated buildings, which greatly reduces the speed of transformation from traditional building production mode to prefabricated building production mode. As the main investment body, real estate enterprises pay more attention to the profit of products, and the influence of prefabricated construction mode on the cost and benefit of project development has become a common concern of real estate development enterprises. With the development of prefabricated architecture, although there are a lot of researches on cost in all walks of life, few people study the cost benefit of prefabricated building from the angle of real estate enterprise. Therefore, this article grasps the research blank, carries on the thorough research to the real estate enterprise more concern question. Firstly, according to the construction process of prefabricated building, the changes of project cost and benefit are analyzed, and the composition of incremental cost and benefit of prefabricated building is clarified. On the basis of this, the value coefficient is introduced to evaluate the cost and benefit of prefabricated buildings, which provides the decision basis for the real estate development enterprises directly. Then, the sensitivity analysis of the value coefficient as an indicator is carried out to find out the key factors that affect the cost effectiveness of prefabricated buildings. The purpose of this paper is to help the real estate development enterprises to take the corresponding cost control measures to maximize their own interests. Finally, the paper introduces an example of assembly engineering, and demonstrates the theoretical research method of the paper through case analysis. Through the research of this paper, it provides a simple and direct judgment method for the real estate enterprises to choose the development mode, is helpful for the real estate enterprises to make the correct decision, is advantageous to the real estate enterprise to understand the key point of the prefabricated housing development cost control, It is helpful for real estate enterprises to formulate corresponding measures in the face of market changes, to promote the transformation and upgrading of real estate industry, and to promote the further development of prefabricated buildings in China.
