【摘要】：本研究旨在刻畫北京市工業(yè)用地供給及工業(yè)轉型特征,探討土地供給與工業(yè)轉型的相互影響。研究結果表明,1997-2011年北京市工業(yè)轉型呈"快-慢-快"發(fā)展趨勢,經歷了1998年和2011年兩個快速轉型期,工業(yè)高級化程度快速提升,工業(yè)行業(yè)由資源密集型的傳統(tǒng)產業(yè)向技術密集型的現(xiàn)代制造業(yè)轉變。同時,北京市工業(yè)用地供給數(shù)量和價格均顯著提升,但以2007年中國工業(yè)用地供給市場化為轉折點,2007年后面積增速明顯放緩,而價格增速顯著上升。VAR模型結果顯示,工業(yè)用地供給變化對工業(yè)轉型的影響程度相對較小,且具有滯后和波動性;但工業(yè)轉型對工業(yè)用地供給具有顯著的負向作用。因此,未來需推進工業(yè)用地供給側結構性改革并進一步落實土地節(jié)約集約利用政策,保障新產業(yè)、新業(yè)態(tài)用地,促進土地的合理配置以及工業(yè)經濟的持續(xù)健康發(fā)展。
[Abstract]:The purpose of this study is to describe the characteristics of industrial land supply and industrial transformation in Beijing, and to explore the interaction between land supply and industrial transformation. After two rapid transformation periods in 1998 and 2011, the degree of industrial upgrading increased rapidly, and the industrial industry changed from a traditional resource-intensive industry to a technology-intensive modern manufacturing industry. The quantity and price of industrial land supply in Beijing have increased significantly, but with the marketization of industrial land supply in China in 2007 as the turning point, the area growth rate has slowed obviously since 2007, while the price growth rate has risen significantly. The results of VAR model show that, The change of industrial land supply has a relatively small influence on industrial transformation, and has lag and volatility, but industrial transformation has a significant negative effect on industrial land supply. In the future, it is necessary to push forward the supply-side structural reform of industrial land and further implement the policy of land saving and intensive utilization, so as to ensure the new industry and new land use, to promote the rational allocation of land and the sustainable and healthy development of industrial economy.
