【摘要】：現(xiàn)階段是人口老齡化快速發(fā)展時(shí)期,全球都將面臨人口老齡化的的嚴(yán)峻挑戰(zhàn),21世紀(jì)以來,我國社會經(jīng)濟(jì)快速發(fā)展,現(xiàn)已全面進(jìn)入老齡化社會,隨著老年人口日益增多,老年人生活質(zhì)量的提高成為全社會關(guān)注的焦點(diǎn)。老年人口的不斷增加和空巢家庭數(shù)量的增多,使得我國養(yǎng)老模式發(fā)生了轉(zhuǎn)變,傳統(tǒng)家庭養(yǎng)老功能已經(jīng)越來越難以滿足老年人逐漸豐富的心理和生理需求,因此老年公寓應(yīng)運(yùn)而生,它使得老年人在擁有獨(dú)立的居住空間的同時(shí)又可以享受集中居住的優(yōu)勢,老年公寓在我國逐漸興起。本文以系統(tǒng)工程理論為基礎(chǔ),從老年人需求的角度出發(fā),考慮到老年人生理、心理、社會三方面的需求,根據(jù)老年公寓宜居性評價(jià)指標(biāo)的構(gòu)建程序,綜合問卷調(diào)查和專家意見,初步建立老年公寓宜居性評價(jià)指標(biāo)體系。并利用模糊排序法對指標(biāo)進(jìn)行篩選,選出具有代表性和可操作性強(qiáng)的指標(biāo),最終形成包括生活設(shè)施方面的需求、生活服務(wù)方面的需求、環(huán)境設(shè)施方面的需求、社交出行方面的需求和健康安全方面需求等五個(gè)基準(zhǔn)層的評價(jià)指標(biāo)體系,對各項(xiàng)指標(biāo)體系的評分細(xì)則進(jìn)行詳細(xì)描述,然后通過專家打分和問卷調(diào)查,運(yùn)用層次分析法計(jì)算各指標(biāo)的權(quán)重,并且引入一個(gè)算例,利用模糊綜合評價(jià)法對老年公寓進(jìn)行綜合評價(jià),得出評價(jià)等級。本文的研究對豐富和發(fā)展老年公寓的理論知識,促進(jìn)老年公寓的健康發(fā)展具有重要的理論和現(xiàn)實(shí)意義,能給予老年公寓的開發(fā)和建設(shè)指導(dǎo)意義,還能給予老年公寓用戶直觀的等級參考,有利于老年公寓的市場的良性競爭和健康發(fā)展。
[Abstract]:The present stage is a period of rapid development of population aging. The world will face the severe challenge of population aging. Since the 21st century, China's social economy has developed rapidly, and has now entered an aging society in an all-round way, with the increasing number of the elderly population. The improvement of the quality of life of the elderly has become the focus of attention of the whole society. With the continuous increase of the elderly population and the increase of the number of empty nest families, the old-age model of our country has been changed, the traditional family pension function has become more and more difficult to meet the increasing psychological and physiological needs of the elderly. As a result, the elderly apartment emerges as the times require, which makes the elderly have independent living space and enjoy the advantages of centralized living. The elderly apartment is rising gradually in our country. Based on the theory of system engineering, from the point of view of the needs of the elderly, this paper takes into account the physiological, psychological and social needs of the elderly, according to the construction procedure of the evaluation index of livability of the apartment for the elderly, and synthesizes the questionnaire survey and expert opinion. To establish the evaluation index system of livable property of elderly apartment. And select the representative and operable indicators by using the fuzzy ranking method, and finally form the needs of living facilities, living services, environmental facilities, and so on, and select the representative and operable indicators, and finally form the needs, including the needs of living facilities, the needs of living services, and the needs of environmental facilities. Social travel needs and health and safety needs of the five benchmark level evaluation index system, each index system of the detailed description of the scoring rules, and then through experts score and questionnaire survey, The weight of each index is calculated by analytic hierarchy process (AHP), and an example is introduced. The comprehensive evaluation of old apartment is carried out by using fuzzy comprehensive evaluation method, and the evaluation grade is obtained. The research in this paper is of great theoretical and practical significance to enrich and develop the theoretical knowledge of the apartment for the aged and to promote the healthy development of the apartment for the aged, and can give guidance to the development and construction of the apartment for the elderly. It is also helpful for the healthy competition and healthy development of the elderly apartment market.
