【摘要】：研究了二手房市場的買賣雙方為確定待交易房屋最終售價(jià)進(jìn)行的討價(jià)還價(jià)問題.通過分別建立了無限期和有限期情形下的二手房交易雙方討價(jià)還價(jià)博弈模型,求解無限期時(shí)買賣雙方的子博弈完備均衡解,在此基礎(chǔ)上,對博弈時(shí)間加以限制,求解有限期時(shí)買賣雙方在第二階段的博弈均衡解,同時(shí)還構(gòu)建了多次博弈模型并對某一具體交易時(shí)點(diǎn)的博弈過程進(jìn)行了討論.研究表明,博弈結(jié)果取決于買賣雙方貼現(xiàn)因子之比;雙方對時(shí)間和懲罰的約定使賣方的成本加大,進(jìn)而使最終報(bào)價(jià)只能在一定范圍內(nèi)有效,而這個(gè)報(bào)價(jià)的取值范圍與賣方每輪報(bào)價(jià)成本、博弈次數(shù)及懲罰成本等緊密相關(guān).
[Abstract]:This paper studies the bargaining problem between buyers and sellers of second-hand housing market in order to determine the final selling price of the house to be traded. On the basis of solving the complete equilibrium solution of the subgame between the buyer and the seller for an indefinite period, the game time is limited, and the game equilibrium solution of the buyer and the seller in the second stage is solved. At the same time, several game models are constructed and the game process of a specific transaction time point is discussed. The results show that the game result depends on the ratio of discount factor between buyer and seller, and the cost of seller is increased by the agreement of time and punishment. Thus, the final quotation can only be valid in a certain range, and the range of this quotation is closely related to the cost of each round of the seller's quotation, the number of games and the cost of punishment, and so on.
