【摘要】：住房問題是百姓關(guān)注的重要問題，國(guó)家高度重視如何解決城市居民的住房問題，保障性住房是社會(huì)對(duì)中低收入家庭提供的居住保證。 論文著重對(duì)保障性住房的套型、面積及住戶等進(jìn)行可行性研究，并就保障性住宅的設(shè)計(jì)原則和設(shè)計(jì)方法提出可行意見。力求使小戶型多樣化、精細(xì)化，在控制好面積的前提下，切實(shí)做到滿足人們對(duì)改善居住條件的愿望。 首先確立了保障性住房設(shè)計(jì)的基本原則。第一部分，根據(jù)上海市人口的家庭結(jié)構(gòu)，探索幾種套型形式和套型間的組合方式，并對(duì)各套型套內(nèi)面積和建筑面積進(jìn)行可行性分析。第二部分，歸納彈性居住空間的設(shè)計(jì)要點(diǎn)，例舉幾種適應(yīng)性強(qiáng)的房型和其可能的室內(nèi)劃分方式。第三部分，，研究各功能空間的適宜尺寸。第四部分，探索居住空間的多功能性。本文根據(jù)國(guó)家和上海市政府的兩個(gè)文件的要求，以及居住面積、經(jīng)濟(jì)技術(shù)指導(dǎo)意見，對(duì)保障性住宅的套型、面積標(biāo)準(zhǔn)、空間組成等進(jìn)行可行性的研究。 并結(jié)合實(shí)際應(yīng)用，提出了設(shè)計(jì)原則，面積標(biāo)準(zhǔn)，彈性空間，開間尺寸，陽臺(tái)形狀等具體設(shè)計(jì)問題與解決方法，通過技術(shù)層面的研究，使保障性住房房型、面積的政策更具科學(xué)性、合理性和可操作性。通過對(duì)保障性住宅的套型研究進(jìn)行了房型面積的經(jīng)濟(jì)性比較，對(duì)保障性住房的實(shí)用性和經(jīng)濟(jì)性之間的平衡作出了合理的建議，并對(duì)住宅的總體布局，單體效果和設(shè)計(jì)細(xì)部提出了相應(yīng)的解決方案。
[Abstract]:The housing problem is an important problem concerned by the people. The state attaches great importance to how to solve the housing problem of urban residents. Affordable housing is the housing guarantee provided by the society to low-and middle-income families. This paper focuses on the feasibility study of the suite, area and household of affordable housing, and puts forward some feasible suggestions on the design principles and design methods of affordable housing. Strive to make the small household diversified, fine, under the premise of controlling the area, to meet people's desire to improve living conditions. First of all, the basic principles of affordable housing design are established. In the first part, according to the family structure of Shanghai population, the combination of several types and sets is explored, and the feasibility of each sleeve area and construction area is analyzed. In the second part, the key points of flexible living space design are summarized, and several adaptive housing types and their possible indoor division methods are given. In the third part, the suitable size of each functional space is studied. The fourth part explores the versatility of living space. According to the requirements of two documents of the state and Shanghai municipal government, as well as the living area, economic and technical guidance, this paper makes a feasibility study on the suite type, area standard and spatial composition of affordable housing. Combined with practical application, the design principles, area standard, elastic space, room size, balcony shape and other specific design problems and solutions are put forward. Through the technical research, the policy of affordable housing type and area is more scientific, reasonable and operable. Through the economic comparison of the housing area of affordable housing, this paper makes a reasonable suggestion on the balance between the practicability and economy of affordable housing, and puts forward the corresponding solutions to the overall layout, single effect and design details of the house.
