城市老工業(yè)區(qū)改造項(xiàng)目可行性研究
[Abstract]:Since the establishment of Shenzhen Special Economic Zone, the urban construction, especially the construction within the scope of special economic zone, has been continuously improving in terms of both scale and quality. However, with the rapid development of cities, some of the obstacles to sustained economic growth have become increasingly prominent. Especially because of the shortage of land resources, some potential projects can not take root. It is not only the requirement of economic development, but also the requirement of social development, and also the concrete practice of realizing the scientific concept of development, how to change the "increment" of urban land into "revitalizing the stock" mainly in the past. Based on this, at the end of 2009, in order to speed up the urban renewal work, standardize urban renewal activities, further clarify the urban renewal procedures, methods, land transfer methods, etc., Shenzhen issued urban renewal measures and related supporting documents. It provides policy guarantee and implementation standard for regional city renewal. The renewal project of the old urban industrial zone, S industrial zone, which was discussed and studied in this paper, was established in the early 1980s. It is one of the earlier industrial zones built in Shenzhen Special Economic Zone. Before 2000, the main industry of S Industrial Zone was light industry with three coming and one supplement. With the rapid development of Shenzhen's economy, the original business pattern in the industrial zone has changed from a single manufacturing industry to a commercial one with electronic devices, clothing and catering services as the main business. At present, due to the limitation of historical conditions, industrial zone planning is backward, lack of supporting facilities, traffic congestion, fire safety hidden danger highlight the renewal and transformation of S industrial zone is imperative. The project is located at the junction of Luohu District and Futian District, Shenzhen City. The area is very superior, the traffic conditions are good, the surrounding road network is dense, and the distance from Luohu Port to Hong Kong and Huanggang Port is 7 km and 9 km, respectively. Entry and exit are very convenient. With the aid of urban trunk roads can quickly and conveniently to the second lane of the Shenzhen Special Zone, to achieve rapid access to the Special Zone. Based on the analysis of the present situation of the project, this paper demonstrates the traffic organization, the building intensity, the function layout and the economic evaluation, and puts forward the feasibility of implementing the urban renewal of the project, and analyzes the problems existing in the current urban renewal. It provides decision-making reference for promoting the renewal and transformation of S industrial zone.
