【摘要】：房地產(chǎn)業(yè)是關(guān)系國計(jì)民生的重要產(chǎn)業(yè)。近年來,政府出臺了一系列政策對房地產(chǎn)業(yè)進(jìn)行宏觀調(diào)控。與此同時(shí),隨著經(jīng)濟(jì)發(fā)展與社會的進(jìn)步,消費(fèi)者對居住品質(zhì)提出了更高的要求,房地產(chǎn)開發(fā)行業(yè)內(nèi)部競爭也日趨激烈。在此背景下,許多房地產(chǎn)企業(yè)的開發(fā)效益受到嚴(yán)重影響,舉步維艱。 建筑設(shè)計(jì)是房地產(chǎn)開發(fā)過程中的一個(gè)重要步驟,是項(xiàng)目建設(shè)前的重要策劃活動,是將投資決策的各項(xiàng)內(nèi)容具體化的過程,也是優(yōu)化房地產(chǎn)開發(fā)效益的重要因素。然而,建筑設(shè)計(jì)對房地產(chǎn)開發(fā)效益的重要影響尚未引起房地產(chǎn)企業(yè)足夠的重視。 本文通過理論聯(lián)系實(shí)際的方法,論證建筑設(shè)計(jì)對優(yōu)化房地產(chǎn)開發(fā)效益的重要影響,并認(rèn)為應(yīng)將建筑設(shè)計(jì)提高到一個(gè)全新的高度來重視,通過挖掘建筑設(shè)計(jì)的潛在生產(chǎn)力,運(yùn)用建筑設(shè)計(jì)過程中有效優(yōu)化房地產(chǎn)開發(fā)效益的策略,助力房地產(chǎn)企業(yè)健康、平穩(wěn)與可持續(xù)發(fā)展。 房地產(chǎn)開發(fā)中的建筑設(shè)計(jì)內(nèi)容包括前期建筑策劃、方案設(shè)計(jì)、初步設(shè)計(jì)及施工圖設(shè)計(jì)。本文的研究重點(diǎn)為優(yōu)化房地產(chǎn)開發(fā)效益的住宅建筑設(shè)計(jì)策略,分別通過以下四個(gè)階段進(jìn)行分析推理： 在前期建筑策劃階段,本文通過功能定位策劃與營銷定位策劃案例歸納優(yōu)化房地產(chǎn)開發(fā)效益的方法策略; 在方案設(shè)計(jì)階段,本文通過總平面設(shè)計(jì)、平面設(shè)計(jì)、立面設(shè)計(jì)、剖面設(shè)計(jì)中的案例分析,總結(jié)策略； 在初步設(shè)計(jì)及施工圖設(shè)計(jì)階段,通過對結(jié)構(gòu)選型、材料選用、施工技術(shù)等方面的研究探索優(yōu)化房地產(chǎn)開發(fā)效益的策略。 除上述研究外,本文另通過介紹作者親歷的兩個(gè)房地產(chǎn)項(xiàng)目的建筑設(shè)計(jì)實(shí)踐,驗(yàn)證建筑設(shè)計(jì)對優(yōu)化房地產(chǎn)開發(fā)效益的重要影響。 本文倡導(dǎo)房地產(chǎn)開發(fā)與建筑設(shè)計(jì)之間建立良性互動。通過對優(yōu)化房地產(chǎn)開發(fā)效益的建筑設(shè)計(jì)策略進(jìn)行研究與總結(jié),并應(yīng)用于實(shí)踐,必然有助于優(yōu)化房地產(chǎn)開發(fā)效益,使房地產(chǎn)開發(fā)企業(yè)實(shí)現(xiàn)更好的社會效益、經(jīng)濟(jì)效益與可持續(xù)發(fā)展效益。
[Abstract]:Real estate industry is an important industry related to the national economy and people's livelihood. In recent years, the government has issued a series of policies to macro-control the real estate industry. At the same time, with the economic development and social progress, consumers put forward higher requirements for the quality of housing, and the competition in the real estate development industry is becoming increasingly fierce. In this context, the development benefits of many real estate enterprises are seriously affected, difficult. Architectural design is an important step in the process of real estate development, is an important planning activity before the project construction, is the process of concretizing the contents of investment decision, and is also an important factor to optimize the benefit of real estate development. However, the important impact of architectural design on real estate development benefits has not attracted enough attention of real estate enterprises. This paper demonstrates the important influence of architectural design on optimizing the benefit of real estate development through the method of combining theory with practice, and thinks that the architectural design should be raised to a new height to attach importance to it, and the potential productivity of architectural design should be excavated. The strategy of effectively optimizing the benefit of real estate development in the process of architectural design is used to help the real estate enterprises to develop healthily, steadily and sustainably. Architectural design in real estate development includes early architectural planning, scheme design, preliminary design and construction drawing design. This paper focuses on the optimization of real estate development benefits of residential building design strategy, respectively through the following four stages of analysis and reasoning: in the early stage of architectural planning, This paper sums up the method and strategy of optimizing the benefit of real estate development through the case of function orientation planning and marketing positioning planning; in the stage of scheme design, this paper adopts general plane design, facade design, In the stage of preliminary design and construction drawing, the strategy of optimizing the benefit of real estate development is explored through the research of structure selection, material selection, construction technology and so on. In addition to the above research, this paper also introduces the architectural design practice of two real estate projects, and verifies the important influence of architectural design on the optimization of real estate development benefits. This paper advocates the establishment of benign interaction between real estate development and architectural design. By studying and summarizing the architectural design strategy of optimizing the benefit of real estate development and applying it to practice, it is necessary to optimize the benefit of real estate development and make the real estate development enterprise realize better social benefit. Economic benefit and sustainable development benefit.
