【摘要】:隨著我國(guó)經(jīng)濟(jì)的不斷發(fā)展,建筑行業(yè)的國(guó)民經(jīng)濟(jì)支柱地位越發(fā)顯著,但作為項(xiàng)目前期工作的重要組成部分——項(xiàng)目可行性研究,它的發(fā)展卻相對(duì)滯后。由于忽視項(xiàng)目可行性研究的重要性,導(dǎo)致盲目投資、土地拋荒、商品房積壓等諸多工程問題,造成了項(xiàng)目資源的巨大浪費(fèi)。項(xiàng)目可行性研究報(bào)告是決定項(xiàng)目投資與否的依據(jù),通過計(jì)算、分析和論證,評(píng)價(jià)和比較各個(gè)方案的優(yōu)劣,從而保證項(xiàng)目的技術(shù)可行性、經(jīng)濟(jì)合理性和可持續(xù)性,可以減少投資決策的盲目性,提高建筑企業(yè)的經(jīng)濟(jì)效益,保障房地產(chǎn)市場(chǎng)的健康發(fā)展和不斷完善。 本文以唐山南湖休閑美食廣場(chǎng)項(xiàng)目作為研究對(duì)象,采用定性與定量分析、宏觀和微觀分析、理論與實(shí)際分析相結(jié)合的方法,在研究國(guó)內(nèi)外可行性研究發(fā)展的基礎(chǔ)上,運(yùn)用可行性研究的一般理論,分析了項(xiàng)目的市場(chǎng)條件和技術(shù)條件,對(duì)唐山南湖休閑美食廣場(chǎng)項(xiàng)目的社會(huì)、生態(tài)和環(huán)境效益進(jìn)行了定性分析,對(duì)項(xiàng)目投資方案的經(jīng)濟(jì)效益進(jìn)行定量分析,在此基礎(chǔ)之上分析了項(xiàng)目經(jīng)濟(jì)的合理性、盈利性和可行性,對(duì)于本項(xiàng)目有一定的實(shí)踐操作意義,同時(shí)為今后房地產(chǎn)項(xiàng)目開發(fā)提供一點(diǎn)理論支持和實(shí)踐經(jīng)驗(yàn)。 本文在項(xiàng)目可行性理論分析的基礎(chǔ)上,以唐山南湖休閑美食廣場(chǎng)項(xiàng)目為對(duì)象進(jìn)行項(xiàng)目可行性分析,開展實(shí)證研究,主要包括市場(chǎng)和技術(shù)的分析,經(jīng)濟(jì)、社會(huì)、生態(tài)和環(huán)境的影響分析等五部分內(nèi)容,最后得出:唐山南湖休閑美食廣場(chǎng)項(xiàng)目擁有良好的市場(chǎng)前景,消費(fèi)需求旺盛,市場(chǎng)前景樂觀,財(cái)務(wù)效益較好,有一定的抗風(fēng)險(xiǎn)能力。
[Abstract]:With the continuous development of China's economy, more and more prominent position in the construction industry of national economy pillar, but as an important part of the project preparatory work, project feasibility study, its development is relatively slow. Because of ignorance of the importance of project feasibility research, leading to blind investment, land abandonment, many engineering problems caused by the housing backlog. A huge waste of resources. The project feasibility study report of the project is determined by calculating the basis of project investment decision, analysis and demonstration, evaluation and comparison of various schemes, so as to ensure the technical feasibility of the project, economic rationality and sustainability, can reduce the blindness of investment decision, improve the economic benefit of construction enterprises, security the healthy development of the real estate market and continuous improvement.
Taking Tangshan lake leisure delicacy square project as the research object, using qualitative and quantitative analysis, macroscopic and microscopic analysis, theory and practice analysis, based on the feasibility study of domestic and foreign research development, feasibility study using the general theory, analysis of the project market conditions and technical conditions, the Tangshan lake leisure delicacy square project of social, ecological and environmental benefits of qualitative analysis, quantitative analysis of project investment project economic benefits, based on the analysis of project economic rationality, feasibility and profitability, has certain practical significance for the project, and to provide theoretical support and practical experience for the future of real estate projects development.
Based on the analysis of project feasibility theory, to Tangshan lake leisure delicacy square project as the project feasibility analysis, empirical research, including market analysis and technology, economic, social, ecological and environmental impact analysis of five parts, it is concluded that the Tangshan lake leisure delicacy square project has a good market the prospects, consumer demand, market prospects, financial benefit, have a certain ability to resist risks.
