BIM技術(shù)在建設(shè)項(xiàng)目動(dòng)態(tài)成本控制中的應(yīng)用研究

【摘要】:建筑業(yè)是一個(gè)勞動(dòng)密集、建設(shè)期長(zhǎng)、管理粗放的行業(yè),隨著業(yè)主對(duì)建筑物各種功能要求的提高,更加美觀、復(fù)雜、智能的建筑物越來(lái)越多,從而導(dǎo)致建設(shè)項(xiàng)目的造價(jià)越來(lái)越高,成本控制越來(lái)越難。BIM技術(shù)具有可視化,協(xié)調(diào)性,模擬性,優(yōu)化性和可出圖性等特點(diǎn),使成本控制更加可靠。論文以房地產(chǎn)開(kāi)發(fā)企業(yè)為視角,針對(duì)基于BIM的建設(shè)項(xiàng)目動(dòng)態(tài)成本控制進(jìn)行了研究。首先,分析了房地產(chǎn)開(kāi)發(fā)企業(yè)成本概念、構(gòu)成,傳統(tǒng)成本控制方法與不足,然后引入BIM技術(shù),整理出了直線型和圓環(huán)型的兩個(gè)成本信息管理框架。接著,結(jié)合房地產(chǎn)項(xiàng)目開(kāi)發(fā)流程,分析了BIM技術(shù)在開(kāi)發(fā)準(zhǔn)備、獲得土地使用權(quán)、設(shè)計(jì)招標(biāo)采購(gòu)、施工建造、竣工驗(yàn)收、后評(píng)價(jià)等階段成本控制的應(yīng)用情況,繪制出了基于BIM技術(shù)的建設(shè)項(xiàng)目動(dòng)態(tài)成本控制流程圖,建立了三級(jí)BIM造價(jià)信息模型。最后,在兩種成本信息管理框架、動(dòng)態(tài)成本控制流程圖、BIM造價(jià)信息模型的基礎(chǔ)上,將合同信息與BIM模型進(jìn)行關(guān)聯(lián),得出了合同模型關(guān)聯(lián)信息表和動(dòng)態(tài)成本控制表,并輔以案例補(bǔ)充說(shuō)明了BIM技術(shù)下建設(shè)項(xiàng)目動(dòng)態(tài)成本控制優(yōu)勢(shì)和發(fā)展前景,有效地實(shí)現(xiàn)了房地產(chǎn)開(kāi)發(fā)項(xiàng)目成本的動(dòng)態(tài)控制。
[Abstract]:Construction industry is a labor-intensive industry with long construction period and extensive management. With the improvement of owners' requirements for various functions of buildings, more and more beautiful, complex and intelligent buildings are becoming more and more, which leads to more and more cost of construction projects. It is more and more difficult to control the cost. The BIM technology has the characteristics of visualization, coordination, simulation, optimization and graphability, which makes the cost control more reliable. From the perspective of real estate development enterprises, this paper studies the dynamic cost control of construction projects based on BIM. Firstly, this paper analyzes the concept, structure, traditional cost control methods and shortcomings of real estate development enterprises, and then introduces BIM technology to sort out two cost information management frameworks: linear and circular. Then, combining with the development process of real estate project, this paper analyzes the application of BIM technology in the stages of development preparation, obtaining land use right, design bidding purchase, construction, completion acceptance, post-evaluation and so on. The dynamic cost control flow chart of construction project based on BIM technology is drawn, and the three-level BIM cost information model is established. Finally, on the basis of two kinds of cost information management frameworks, dynamic cost control flow chart and BIM cost information model, the contract information is associated with the BIM model, and the contract model association information table and dynamic cost control table are obtained. The advantages and prospects of dynamic cost control of construction projects under BIM technology are illustrated with a supplementary case, which effectively realizes the dynamic control of the cost of real estate development projects.
