低利潤(rùn)商品住宅項(xiàng)目成本管理研究

【摘要】:目前的房地產(chǎn)市場(chǎng),土地成本、建筑成本、管理成本等都在不斷上升,面對(duì)增長(zhǎng)空間有限的房?jī)r(jià),各個(gè)房地產(chǎn)企業(yè)該如何適應(yīng),,如何生存與發(fā)展?這是擺在房地產(chǎn)企業(yè)面前的一個(gè)重要問題。房地產(chǎn)企業(yè)的核心競(jìng)爭(zhēng)力主要體現(xiàn)在兩個(gè)方面,一是產(chǎn)品的差異化競(jìng)爭(zhēng),二是產(chǎn)品的成本管理。本文則主要從商品住宅項(xiàng)目入手,分析研究低利潤(rùn)項(xiàng)目的成本管理。 本文首先分析房地產(chǎn)企業(yè)成本管理流程是依據(jù)工程造價(jià)管理模式而逐步發(fā)展起來的,進(jìn)而分析國(guó)外國(guó)內(nèi)工程造價(jià)管理現(xiàn)狀,在此基礎(chǔ)上,延伸至房地產(chǎn)企業(yè)的成本管理研究,并分析了目前國(guó)內(nèi)幾家大型房地產(chǎn)開發(fā)企業(yè)的成本管理模式,分析其優(yōu)劣及各自適合的企業(yè)類型。在總結(jié)各大型房地產(chǎn)企業(yè)成本管理模式的基礎(chǔ)上,進(jìn)一步分析商品住宅項(xiàng)目開發(fā)各階段的成本管控重點(diǎn),并針對(duì)如何做好各階段成本管理,給出了行之有效的方式方法。對(duì)于低利潤(rùn)商品住宅項(xiàng)目,在目前的形勢(shì)下,好的成本管理能確保將該項(xiàng)目的成本控制在既定范圍內(nèi),以實(shí)現(xiàn)項(xiàng)目的預(yù)期利潤(rùn)。 本文最后的案例部分描述了一個(gè)位于三線城市西郊的低利潤(rùn)商品住宅項(xiàng)目的全過程成本管理,針對(duì)項(xiàng)目開發(fā)過程中的成本管理進(jìn)行分析探討,探尋一種高效嚴(yán)謹(jǐn)?shù)某杀竟芾碇贫龋员阌诟玫难芯咳绾卧诒WC商品房產(chǎn)品品質(zhì)、服務(wù)的同時(shí),合理的降低成本,從而提高企業(yè)的核心競(jìng)爭(zhēng)力,在不斷進(jìn)行優(yōu)勝劣汰的房地產(chǎn)市場(chǎng)中立于不敗之地。
[Abstract]:The current real estate market, land costs, construction costs, management costs are all rising, facing the limited room for growth of housing prices, how to adapt to the various real estate enterprises, how to survive and develop? This is a real estate enterprise in front of an important issue. The core competitiveness of real estate enterprises is mainly reflected in two aspects, one is product differentiation competition, the other is product cost management. This article mainly starts from the commodity housing project, analyzes and studies the low-profit project's cost management. This paper first analyzes the process of cost management in real estate enterprises is gradually developed according to the mode of project cost management, and then analyzes the current situation of project cost management in foreign and domestic countries. On this basis, it extends to the research on cost management of real estate enterprises. The cost management models of several large real estate enterprises in China are analyzed, and their advantages and disadvantages as well as their suitable types are analyzed. On the basis of summing up the cost management mode of each large real estate enterprise, this paper further analyzes the key points of cost control in each stage of the development of commodity housing project, and puts forward some effective ways and methods for how to do well the cost management in each stage. In the current situation, good cost management can ensure that the cost of the project is controlled within a given range to achieve the expected profit of the project. The last part of this paper describes the whole process cost management of a low profit commercial housing project in the western suburb of the third tier city, and analyzes and discusses the cost management in the course of the project development. To explore an efficient and rigorous cost management system, in order to better study how to ensure the quality of commercial housing products, services, while reasonably reducing costs, thereby improving the core competitiveness of enterprises, In the continuous survival of the inferior real estate market in an invincible position.
