基于GIS的南昌商業(yè)房地產(chǎn)項目空間布局研究

【摘要】:隨著南昌市居民生活水平的不斷提高,居民的消費需求不斷增大,原有消費空間已遠遠滿足不了居民消費需求,給南昌市商業(yè)房地產(chǎn)項目的發(fā)展帶來契機。商業(yè)房地產(chǎn)項目營造的商業(yè)空間,作為城市空間的重要組成部分,其合理性對城市的運轉(zhuǎn)將產(chǎn)生重大影響。近年來,南昌商業(yè)房地產(chǎn)項目開發(fā)量正在快速增長,其形成的商業(yè)空間必定影響著南昌整個城市空間布局,故優(yōu)化商業(yè)房地產(chǎn)項目的空間布局則顯得尤為重要。 首先,本文通過了解我國房產(chǎn)市場發(fā)展的歷程,針對于近年來商業(yè)地產(chǎn)發(fā)展的情況和商業(yè)房地產(chǎn)項目開發(fā)運營的困境提出了本文的選題背景、目的和意義,并通過對國內(nèi)外商業(yè)空間的研究提出了本論文的研究方法和技術(shù)路線。 其次,本文通過對商業(yè)房地產(chǎn)空間布局相關(guān)概念及理論進行梳理之后,對南昌市房地產(chǎn)市場的發(fā)展情況進行分析,并采取多種方法獲取本文研究所需要的項目數(shù)據(jù)。 再次,本文并將收集的商業(yè)地產(chǎn)項目數(shù)據(jù)用GIS軟件直觀地呈現(xiàn)在南昌市地圖上,對南昌市商業(yè)房地產(chǎn)項目的總量、價值和業(yè)態(tài)空間布局進行現(xiàn)狀分析。根據(jù)南昌市商業(yè)房地產(chǎn)項目空間布局的現(xiàn)狀情況,分別從社會經(jīng)濟發(fā)展、居民人口、城市規(guī)劃、道路交通、政策導向、歷史傳統(tǒng)和商業(yè)房地產(chǎn)項目參與者等幾方面進行商業(yè)房地產(chǎn)項目空間布局的影響因素分析,并得出南昌市商業(yè)房地產(chǎn)項目空間布局存在項目體量分布不均衡、空間價值差異較大、商業(yè)空間等級體系不完善、空間分布與人口分布結(jié)構(gòu)性錯位和項目空間布局與城市交通矛盾突出等問題。 最后,本文針對南昌市商業(yè)房地產(chǎn)項目空間優(yōu)化配置提出了城市商業(yè)空間規(guī)劃布局優(yōu)化和商業(yè)房地產(chǎn)項目自身空間選址兩方面的建議,其中商業(yè)空間規(guī)劃布局優(yōu)化建議有:1、城市商業(yè)空間規(guī)劃與城市規(guī)劃相銜接;2、進一步完善城市商業(yè)空間結(jié)構(gòu);3、協(xié)調(diào)好城市各類空間的相互關(guān)系;4、樹立城市商業(yè)規(guī)劃的權(quán)威性和穩(wěn)定性;5促進城市商業(yè)業(yè)態(tài)的多樣性發(fā)展,商業(yè)房地產(chǎn)項目空間選址建議有:1、結(jié)合城市發(fā)展趨勢,優(yōu)先考慮商業(yè)房地產(chǎn)項目發(fā)展區(qū)域;2、協(xié)調(diào)城市道路交通,依托地鐵建設(shè)發(fā)展商業(yè)房地產(chǎn)項目;3、尋求商業(yè)房地產(chǎn)項目商業(yè)業(yè)態(tài)與空間位置的最佳契合方式;4、深化“特色”概念,建設(shè)城市特色專業(yè)商業(yè)街。
[Abstract]:With the continuous improvement of living standards of Nanchang residents' consumption demand is increasing. The original consumption space can not meet the consumption needs of residents and brings opportunities for the development of commercial real estate projects in Nanchang. Commercial space created by commercial real estate projects, as an important part of urban space, its rationality will have a significant impact on the operation of the city. In recent years, the development amount of commercial real estate project in Nanchang is increasing rapidly, and the commercial space formed by it must affect the spatial layout of the whole city in Nanchang, so it is particularly important to optimize the spatial layout of commercial real estate project. First of all, through understanding the course of the development of the real estate market in our country, this paper puts forward the background, purpose and significance of this paper in view of the development of commercial real estate in recent years and the predicament of the development and operation of commercial real estate projects. And through the domestic and foreign commercial space research proposed this paper research method and the technical route. Secondly, after combing the related concepts and theories of commercial real estate spatial layout, this paper analyzes the development of Nanchang real estate market, and takes a variety of methods to obtain the project data needed in this paper. Thirdly, the commercial real estate project data collected in this paper is presented intuitively on the map of Nanchang City with GIS software, and the present situation of the total amount, value and spatial layout of the commercial real estate project in Nanchang City is analyzed. According to the present situation of the spatial layout of the commercial real estate projects in Nanchang City, from the aspects of social and economic development, resident population, urban planning, road traffic, policy guidance, The historical tradition and the participants of commercial real estate projects are analyzed in terms of the factors affecting the spatial layout of commercial real estate projects, and it is concluded that the spatial distribution of commercial real estate projects in Nanchang City is not balanced in terms of project volume. The difference of spatial value, the imperfect system of commercial space, the structural dislocation of spatial distribution and population distribution, and the contradiction between spatial distribution and urban traffic are obvious. Finally, this paper puts forward two suggestions for the spatial optimization of commercial real estate projects in Nanchang, namely, the layout optimization of urban commercial space planning and the space location of commercial real estate projects. Among them the commercial space planning layout optimization suggestion is: 1, the city commercial space planning and the city planning link 2, further consummates the city commercial space structure, coordinates the city each kind of space each other relations; (4) to establish the authority and stability of urban commercial planning to promote the diversified development of urban commercial forms. The space location suggestion of commercial real estate projects is 1: 1. According to the trend of urban development, priority should be given to the development areas of commercial real estate projects; Second, coordinate urban road traffic, rely on subway construction to develop commercial real estate project, seek the best fit way of commercial real estate project and space position, deepen the concept of "characteristic", and build special commercial street with city characteristics.
