【摘要】:TESCO中國地產(chǎn)公司的樂都匯購物中心在2009年之前就拿到了20個項目的地塊,但截至到目前只有9個己開業(yè)項目,業(yè)績上也沒有一個能讓人拍手叫好的。近一年來TESCO中國地產(chǎn)公司的人事震動所引起的各種猜想多次見諸報端。TESCO中國地產(chǎn)公司是否會在近期退出中國市場,TESCO集團會如何調(diào)整中國地產(chǎn)公司的戰(zhàn)略,中國地產(chǎn)公司的樂都匯項目是否還能繼續(xù),樂都匯項目的開發(fā)模式是否有新的變化,中國地產(chǎn)公司的人事是否還會有更大的調(diào)整,針對這些問題各專業(yè)人士也給出了自己的答案和建議。本文在企業(yè)戰(zhàn)略管理理論的指導下,采用規(guī)范分析與模型分析相結(jié)合的分析方法,利用PEST分析方法全面研究TESCO中國地產(chǎn)公司投資有限公司所處的外部政治法律、經(jīng)濟、社會文化和技術(shù)發(fā)展趨勢的宏觀環(huán)境,并采用戰(zhàn)略領(lǐng)域管理大師邁克爾·波特的五力模型全面分析購物中心市場的發(fā)展狀況和競爭態(tài)勢。利用SWOT模型深度分析在現(xiàn)階段TESCO地產(chǎn)公司的優(yōu)勢、劣勢、機會、威脅,用價值鏈分析企業(yè)內(nèi)部結(jié)構(gòu)存在的問題,探求能夠使TESCO地產(chǎn)公司擺脫目前的困境,向可持續(xù)發(fā)展的企業(yè)集團轉(zhuǎn)型的發(fā)展策略。本文可以給許多還未進入中國市場的外資零售公司以及想要開展商業(yè)地產(chǎn)業(yè)務的中國本土零售公司提出參考意見,以幫助它們選擇最為正確的方式進入中國商業(yè)地產(chǎn)市場。
[Abstract]:Tesco China Real Estate's Ledu Mall Mall took over 20 sites before 2009, but so far only nine projects have opened and none of them has been applauded. In the past year, various guesses caused by the personnel shock of Tesco China Real Estate Company have been published many times. Will Tesco China Real Estate Company withdraw from the Chinese market in the near future? how will Tesco Group adjust the strategy of Chinese real estate companies? Will the Chinese real estate company's Ledouhui project continue, whether there will be new changes in the development mode of the Ledu project, and whether the personnel of the Chinese real estate company will be further adjusted? In response to these questions, professionals also give their own answers and suggestions. Under the guidance of enterprise strategic management theory, this paper adopts the analytical method of combining normative analysis with model analysis, and makes a comprehensive study of the external political law and economy of Tesco China Real Estate Investment Co., Ltd., by using pest analysis method. The macro environment of the trend of social culture and technology development and the comprehensive analysis of the development situation and competition situation of shopping center market by using Michael Porter's five-force model of the master of strategic field management. The SWOT model is used to analyze the advantages, disadvantages, opportunities and threats of Tesco real estate companies at the present stage, and the value chain is used to analyze the problems existing in the internal structure of enterprises, so as to find out how to get Tesco real estate companies out of the current predicament. The development strategy of transition to sustainable development enterprise group. This paper can give many foreign retail companies that have not yet entered the Chinese market and Chinese local retail companies who want to start commercial real estate business to give some advice to help them choose the most correct way to enter the Chinese commercial real estate market.
