養(yǎng)老地產(chǎn)跨行業(yè)戰(zhàn)略聯(lián)盟開發(fā)運營模式研究

【摘要】:隨著我國人口老齡化進程的不斷加劇,社會養(yǎng)老供需缺口的不斷加大,養(yǎng)老地產(chǎn)的開發(fā)需求日益顯著。然而,養(yǎng)老地產(chǎn)前期投資規(guī)模巨大,投資回收期長,涉及行業(yè)眾多,傳統(tǒng)的"全能開發(fā)商模式"已不再適應。需在充分整合社會資源、發(fā)揮各行業(yè)優(yōu)勢的基礎上,構建養(yǎng)老地產(chǎn)跨行業(yè)戰(zhàn)略聯(lián)盟的開發(fā)運營模式。這種開發(fā)商與管理者相分離模式的優(yōu)勢在于:能有效解決后期管理專業(yè)性要求較高的問題;通過運營商與后期物業(yè)經(jīng)營者的共同設計,可以避免后期經(jīng)營者因設備問題帶來的不必要的改選;與投資機構的聯(lián)盟,可以有效降低資金成本,實現(xiàn)開發(fā)商和投資者的雙贏。
[Abstract]:With the aggravation of the aging population in China and the increasing gap between the supply and demand for the aged, the demand for the development of the real estate for the aged is becoming more and more significant. However, the pension real estate investment scale is huge, the investment payback period is long, involves the industry many, the traditional "all-around developer mode" no longer adapts. On the basis of fully integrating social resources and giving full play to the advantages of various industries, the development and operation mode of cross-industry strategic alliance of pension real estate should be constructed. The advantage of this separation model lies in that it can effectively solve the problem of higher professional requirement of late management, and through the joint design of operators and late property operators, The alliance with investment institutions can effectively reduce the cost of capital and realize the win-win situation between developers and investors.
