【摘要】:1998年住房市場(chǎng)化改革全面啟動(dòng)后,我國(guó)房地產(chǎn)行業(yè)進(jìn)入爆炸式增長(zhǎng)階段,呈現(xiàn)“高成長(zhǎng)、高利潤(rùn)、高杠桿”特征;商品房市場(chǎng)規(guī)模年度復(fù)合增長(zhǎng)率高達(dá)31%,商品房住宅均價(jià)年復(fù)合漲幅達(dá)10%。房地產(chǎn)行業(yè)的蓬勃興起為我國(guó)國(guó)民經(jīng)濟(jì)的高速增長(zhǎng)做出了巨大貢獻(xiàn),但在快速發(fā)展的同時(shí)也帶來(lái)了房地產(chǎn)價(jià)格飛速上升。為防止房地產(chǎn)過(guò)熱對(duì)國(guó)民經(jīng)濟(jì)運(yùn)行的影響,我國(guó)自2002年起頒發(fā)了多項(xiàng)土地和金融政策加大了對(duì)房地產(chǎn)行業(yè)的宏觀調(diào)控力度。2008年9月,受歐美國(guó)家金融危機(jī)影響,我國(guó)房地產(chǎn)市場(chǎng)首次出現(xiàn)量?jī)r(jià)齊跌。2013年2月20日,國(guó)務(wù)院常務(wù)會(huì)議發(fā)布五項(xiàng)加強(qiáng)房地產(chǎn)行業(yè)宏觀調(diào)控的政策措施“國(guó)五條”,,推進(jìn)房地產(chǎn)市場(chǎng)持續(xù)、穩(wěn)定、健康發(fā)展。對(duì)于我國(guó)眾多的房地產(chǎn)開發(fā)企業(yè)而言,加快政策研究,提升企業(yè)自身實(shí)力,盡快制定符合政策發(fā)展方向,保證企業(yè)持續(xù)、健康發(fā)展的戰(zhàn)略規(guī)劃,是關(guān)系企業(yè)命運(yùn)的重要任務(wù)。 本文以國(guó)有房地產(chǎn)企業(yè)專業(yè)化發(fā)展戰(zhàn)略為研究對(duì)象,在分析房地產(chǎn)企業(yè)競(jìng)爭(zhēng)戰(zhàn)略的要素、作用、本質(zhì)的基礎(chǔ)上,應(yīng)用PEST、SWOT分析法研究房地產(chǎn)企業(yè)發(fā)展要件,進(jìn)而得到TF集團(tuán)實(shí)現(xiàn)可持續(xù)專業(yè)化發(fā)展戰(zhàn)略。
[Abstract]:After the housing market reform was launched in 1998, the real estate industry of our country entered the explosive growth stage, showing the characteristics of "high growth, high profit and high leverage". The annual compound growth rate of commercial housing market is as high as 31%, and the average price of commercial housing increases by 10% per year. The booming real estate industry has made a great contribution to the rapid growth of our national economy, but also brought about a rapid rise in real estate prices. In order to prevent the overheating of real estate from affecting the national economy, China has issued a number of land and financial policies since 2002 to increase the macro-control of the real estate industry. In September 2008, it was affected by the financial crisis in Europe and the United States. On February 20, 2013, the executive meeting of the State Council issued five policies and measures to strengthen the macro-control of the real estate industry, "National five measures", to promote the sustained, stable and healthy development of the real estate market. For many real estate development enterprises in our country, it is an important task to speed up the policy research, enhance the strength of the enterprise, make the strategic plan that accords with the policy development direction as soon as possible and ensure the sustained and healthy development of the enterprise. This article takes the state-owned real estate enterprise specialized development strategy as the research object, on the basis of analyzing the elements, the function and the essence of the real estate enterprise competition strategy, applies the PEST-SWOT analysis method to study the real estate enterprise development elements. Then get TF Group to achieve sustainable professional development strategy.
