基于目標(biāo)管理的房地產(chǎn)開發(fā)項目成本控制研究

【摘要】:眾所周知,房地產(chǎn)行業(yè)目前已成為我國的支柱性產(chǎn)業(yè),它的發(fā)展對整個經(jīng)濟(jì)體系的發(fā)展有著非常重要的影響。由于政府各方面宏觀調(diào)控的政策日益成熟,房地產(chǎn)行業(yè)在激烈的市場競爭中將面臨著前所未有的困難和挑戰(zhàn),從而對房地產(chǎn)業(yè)的項目成本控制和管理水平提出了更高的要求,成本控制的管理水平的好壞決定著房地產(chǎn)企業(yè)的經(jīng)濟(jì)效益和發(fā)展前景。因此,研究房地產(chǎn)行業(yè)的成本管理,對于解決房地產(chǎn)成本控制難的問題,進(jìn)一步提出有效的成本管理對策,促進(jìn)我國房地產(chǎn)行業(yè)的快速穩(wěn)定發(fā)展具有極為重要的意義。 本文從我國房地產(chǎn)行業(yè)項目成本控制現(xiàn)狀進(jìn)行論述,提出房地產(chǎn)行業(yè)項目成本控制過程中經(jīng)常出現(xiàn)的問題。文章在研究思路上將從可操作性入手,,注重初步設(shè)計,嚴(yán)格招投標(biāo)制度,及在工程實施階段的成本控制工作,最大限度的降低開發(fā)成本,讓成本控制成為公司房地產(chǎn)開發(fā)的核心競爭力,成為企業(yè)可持續(xù)發(fā)展的動力。在研究的視角上,本文選擇目標(biāo)管理(MBO)作為執(zhí)行成本控制的實現(xiàn)途徑。目標(biāo)管理是以目標(biāo)為導(dǎo)向,以人為中心,以成果為標(biāo)準(zhǔn),而使組織和個人取得最佳業(yè)績的現(xiàn)代管理方法。本文選擇保利(天津)房地產(chǎn)開發(fā)有限公司的項目成本控制作為研究范例,運用目標(biāo)管理理論,對其在房地產(chǎn)項目成本控制的運用進(jìn)行研究。
[Abstract]:As we all know, the real estate industry has become the pillar industry of our country at present, and its development has a very important influence on the development of the whole economic system. Due to the increasingly mature macro-control policies of the government, the real estate industry will face unprecedented difficulties and challenges in the fierce market competition, thus putting forward higher requirements on the project cost control and management level of the real estate industry. The management level of cost control determines the economic benefits and development prospects of real estate enterprises. Therefore, it is of great significance to study the cost management of real estate industry to solve the problem of real estate cost control, to put forward effective cost management countermeasures and to promote the rapid and stable development of real estate industry in China. This paper discusses the current situation of project cost control in China's real estate industry, and points out the problems that often appear in the process of project cost control in real estate industry. The article will focus on preliminary design, strict bidding system and cost control in the stage of project implementation in order to reduce the development cost to the maximum extent. Cost control has become the core competitiveness of the company's real estate development, and become the driving force for the sustainable development of enterprises. From the perspective of research, this paper chooses MBO as the way to implement cost control. Objective management is a modern management method that is goal-oriented, people-centered, and results-oriented, and enables organizations and individuals to achieve the best performance. In this paper, the project cost control of Poly (Tianjin) Real Estate Development Co., Ltd. is selected as a research example, and its application in real estate project cost control is studied by using objective management theory.
