【摘要】:中國房地產(chǎn)行業(yè)發(fā)展到今天,經(jīng)歷了從無到有、從不完善到逐漸成熟、從作為國民經(jīng)濟的重要組成部分到成為支柱性產(chǎn)業(yè),備受社會各界的關(guān)注。社會經(jīng)濟的歷史性改革推動著房地產(chǎn)業(yè)在探索中不斷前進,房地產(chǎn)市場在各級政府的重視下逐步規(guī)范,房地產(chǎn)業(yè)帶動國民經(jīng)濟快速增長,城市面貌和居民消費觀念發(fā)生了根本性變化。 然而,房地產(chǎn)市場在發(fā)展過程中也暴露出來一些不容忽視的問題。我國房地產(chǎn)業(yè)連續(xù)以超高的速度發(fā)展,虛高的房價已經(jīng)遠遠超出了城鎮(zhèn)居民的購買能力,購房消費成為城鎮(zhèn)居民沉重的負擔(dān);房地產(chǎn)公司與地方政府的共同利益導(dǎo)致地方政府腐敗,大型房地產(chǎn)公司的盈利能力不強,而中小房地產(chǎn)公司在行業(yè)市場中處于不利地位,公平競爭的市場環(huán)境有待改善;房地產(chǎn)開發(fā)商熱衷于開發(fā)大戶型的高中檔商品房,商品房空置化現(xiàn)象嚴重,而保障性住房建設(shè)比率過低,現(xiàn)有的商品房供應(yīng)結(jié)構(gòu)不能滿足消費者需求。 鑒于房地產(chǎn)市場出現(xiàn)的種種問題,我們對房地產(chǎn)市場深入研究,認為,從房地產(chǎn)市場利益主體角度研究住房價格更能抓住問題的關(guān)鍵。 本文共分為五個部分,第一章緒論介紹了文章的研究背景及選題意義、國內(nèi)外研究現(xiàn)狀、研究思路與研究方法三個部分。第二章從中國房地產(chǎn)市場的利益主體角度,對利益主體進行細分,分別研究了中央政府、地方政府、房地產(chǎn)開發(fā)商、商業(yè)銀行、購房者的行為理論。第三章首先論述了我國房地產(chǎn)市場住房價格現(xiàn)狀,指出房價過快上漲的問題,然后針對主要利益主體的行為文章分析了引起這些行為的原因,即政府職能履行失當(dāng)、片面追求利益最大化、相關(guān)法律法規(guī)不健全、信息不對稱等。第四章通過模型設(shè)定、數(shù)據(jù)相關(guān)性檢驗得出回歸結(jié)果,用實證分析方法研究各利益主體與住房價格上漲的關(guān)聯(lián)性。地方政府通過地價與房價互相推動而使自己的利益最大化;開發(fā)商通過對房地產(chǎn)市場住房供給的調(diào)節(jié)影響房價從而取得超額利潤;商業(yè)銀行提高貸款力度導(dǎo)致房地產(chǎn)熱;而投機者的投機性需求更是房價上漲的助推器等。針對上文對市場利益主體行為引起房價上漲的理論和現(xiàn)實,文章第五章提出政策建議,認為促進并完善政府職能的轉(zhuǎn)變、建立房地產(chǎn)市場利益均衡體制、完善房地產(chǎn)價格調(diào)控法律制度、降低信息不對稱的影響而提升市場交易效率等措施能夠有效得解決房地產(chǎn)市場價格非理性上漲的勢頭,并能平衡房地產(chǎn)市場各參與者的利益關(guān)系,促進房地產(chǎn)市場平穩(wěn)健康發(fā)展。第六章對全文做出三點總結(jié)。 在論文切入點上,本文選擇房地產(chǎn)市場眾多利益主體為研究對象。目前,我國房地產(chǎn)市場研究,還很少看到從市場利益主體角度進行全面、系統(tǒng)分析的文獻資料。本文從這一視角,深入分析了我國房地產(chǎn)市場的各主體利益關(guān)系,以及這些利益關(guān)系發(fā)展變化對房地產(chǎn)價格的影響機制。在研究方法上,本文綜合運用實證分析法、定性分析法、規(guī)范分析法以及主體分析法、利益分析法等,以此來分析我國的房地產(chǎn)市場問題,更具有現(xiàn)實針對性,更能抓住問題的本質(zhì)。
[Abstract]:The Chinese real estate industry has developed from nothing to the present, from imperfection to maturity. From being an important part of the national economy to becoming a pillar industry, it has attracted much attention from all walks of life. The historical reform of the social economy has promoted the continuous progress of the real estate industry in the exploration, and the real estate market is paying attention to the government at all levels. Under the gradual standardization, the real estate industry has driven the rapid growth of the national economy, and the fundamental changes have taken place in the urban landscape and the consumption concept of the residents.
However, the real estate market in the process of development also exposes some problems that can not be ignored. China's real estate industry continues to develop at a high speed, and the housing price has far exceeded the purchasing capacity of urban residents, and the purchase and consumption has become a heavy burden for urban residents; the common interests of the Real Estate Company and the local government lead to the common interest. The government corruption, the large Real Estate Company's profitability is not strong, and the small and medium Real Estate Company are in the disadvantageous position in the industry market, the fair competition market environment needs to be improved; the real estate developers are keen to develop the large type high school commodity housing, the commercial housing vacancy is serious, and the ratio of the guaranteed housing construction is too low. Some commercial housing supply structure can not meet the needs of consumers.
In view of the problems in the real estate market, we study the real estate market deeply, and think that the key to the problem is to study the housing price from the perspective of the real estate market.
This article is divided into five parts. The first chapter introduces the research background and the significance of the topic, the research status at home and abroad, the research ideas and research methods three parts. The second chapter subdivides the interest subject from the interest subject of the Chinese real estate market, and studies the central government, the local government, the real estate developers and the merchants respectively. The third chapter first discusses the present situation of housing price in the real estate market in China, points out the problem of the rapid rise of the house price, and then analyzes the reasons for these behaviors according to the behavior articles of the main interests, that is, the government function is misperformed, the one sided pursuit of the maximization of interest, and the imperfect laws and regulations, Information asymmetry and so on. In the fourth chapter, the regression results are obtained through model setting, data correlation test, and empirical analysis method is used to study the relationship between the interest subject and the housing price rise. The local government maximizes its interests through the mutual promotion of land price and house price, and the developer can adjust the housing supply through the real estate market. In the fifth chapter, the fifth chapter of the article puts forward some suggestions to promote and improve the function of the government. Change, establish the equilibrium system of the interest of the real estate market, perfect the legal system of the real estate price regulation and control, reduce the influence of the information asymmetry and improve the market transaction efficiency can effectively solve the irrational rising trend of the real estate market price, balance the interest relationship of the real estate market participants, and promote the real estate market. Stable and healthy development. The sixth chapter makes three summaries of the full text.
At the point of the paper, this paper chooses the many stakeholders in the real estate market as the research object. At present, the research of real estate market in China is seldom seen from the perspective of market interest, which is a comprehensive and systematic analysis. In the research method, this paper uses empirical analysis method, qualitative analysis method, normative analysis method, main analysis method and interest analysis method to analyze the real estate market problem in our country, which is more realistic and can grasp the essence of the problem.
