【摘要】:自上世紀(jì)90年代初,我國(guó)開(kāi)始進(jìn)行房地產(chǎn)業(yè)市場(chǎng)化改革以來(lái),經(jīng)過(guò)數(shù)十年的發(fā)展房地產(chǎn)行業(yè)已經(jīng)在我國(guó)國(guó)民經(jīng)濟(jì)中占據(jù)舉足輕重的角色,與國(guó)民經(jīng)濟(jì)中的五十余種行業(yè)有著緊密的聯(lián)系,是影響我國(guó)經(jīng)濟(jì)發(fā)展的關(guān)鍵因素。因此房地產(chǎn)業(yè)的健康發(fā)展與否不僅關(guān)系到我國(guó)國(guó)民經(jīng)濟(jì)的走勢(shì),更與我們普通百姓的生活息息相關(guān)。 雖然經(jīng)過(guò)數(shù)十年的發(fā)展房地產(chǎn)行業(yè)已經(jīng)建立的較好的市場(chǎng)化發(fā)展機(jī)制,但同時(shí)也要看到房地產(chǎn)行業(yè)具有政策影響性強(qiáng),資金需求量大且回收周期慢,建設(shè)周期長(zhǎng),市場(chǎng)變化快等特點(diǎn)。其發(fā)展受到政治,社會(huì),經(jīng)濟(jì),技術(shù)等多方面因素影響制約。且因?yàn)槠湓趪?guó)民生活中處于一次性大宗投資商品同時(shí)對(duì)特定人群具有剛需性的特點(diǎn),房地產(chǎn)行業(yè)已經(jīng)成為當(dāng)今社會(huì)關(guān)注的熱點(diǎn)、焦點(diǎn)。因此這些因素增大了房地產(chǎn)行業(yè)本身的不確定性和風(fēng)險(xiǎn)性。 本人自工作以來(lái)一直從事與房地產(chǎn)開(kāi)發(fā)相關(guān)的行業(yè),現(xiàn)就職于中糧置業(yè)有限公司。因此本文主要針對(duì)我所參加建設(shè)的北京祥云國(guó)際項(xiàng)目建設(shè)過(guò)程中面臨的其行業(yè)自身所具有的技術(shù)性風(fēng)險(xiǎn)問(wèn)題進(jìn)行了研究。如決策階段投資的決策風(fēng)險(xiǎn),項(xiàng)目可行性分析;建設(shè)前期階段的合同風(fēng)險(xiǎn),設(shè)計(jì)風(fēng)險(xiǎn);建設(shè)階段的工期風(fēng)險(xiǎn),成本風(fēng)險(xiǎn),施工技術(shù)風(fēng)險(xiǎn);運(yùn)營(yíng)及物業(yè)管理階段風(fēng)險(xiǎn);設(shè)備適用性風(fēng)險(xiǎn)等風(fēng)險(xiǎn)因素。 本文就上述房地產(chǎn)行業(yè)及祥云項(xiàng)目建設(shè)過(guò)程中各階段存在的風(fēng)險(xiǎn)進(jìn)行分析論證及予以適當(dāng)解決。以期祥云項(xiàng)目在開(kāi)發(fā)建設(shè)過(guò)程中得以順利實(shí)施并能夠保質(zhì)保量,,如期完成項(xiàng)目建設(shè),以達(dá)到項(xiàng)目立項(xiàng)時(shí)預(yù)期的項(xiàng)目收益目標(biāo)。
[Abstract]:Since the beginning of 1990s, China began to reform the real estate market, after decades of development of the real estate industry has played a pivotal role in our national economy. It has close relation with more than 50 kinds of industries in national economy, and is the key factor that affects the economic development of our country. Therefore, the healthy development of real estate is not only related to the trend of our national economy, but also closely related to the lives of ordinary people. Although the real estate industry has established a better market-oriented development mechanism after decades of development, it should also see that the real estate industry has strong policy influence, large demand for funds, slow recovery cycle, and long construction cycle. The market changes quickly and so on. Its development is restricted by many factors, such as politics, society, economy, technology and so on. And because of its one-off investment commodities in the national life and rigid demand for specific people, the real estate industry has become a hot spot and focus of the society. So these factors increase the uncertainty and risk of the real estate industry itself. I have been engaged in real estate development since the work of the industry, now working in Cofco property Co., Ltd. Therefore, this paper mainly focuses on the technical risk of the industry itself in the construction of the Beijing Xiangyun International Project, which I participated in. Such as investment decision risk, project feasibility analysis, contract risk, design risk, construction period risk, cost risk, construction technology risk, operation and property management stage risk; Equipment applicability risk and other risk factors. This paper analyzes and demonstrates the risks in each stage of the construction of the real estate industry and Xiangyun project. It is expected that the Xiangyun project can be carried out smoothly in the process of development and construction and can guarantee the quality and quantity and complete the project construction as scheduled in order to achieve the expected goal of project income when the project is established.
