HS房地產(chǎn)項(xiàng)目成本管理優(yōu)化研究

【摘要】:目前,政府積極推動(dòng)住房消費(fèi)政策,轉(zhuǎn)變住宅制度,一系列的措施大大加速了房地產(chǎn)行業(yè)的發(fā)展。其高利潤(rùn)、低風(fēng)險(xiǎn)的行業(yè)特征,吸引大批資金爭(zhēng)相進(jìn)入房地產(chǎn)行業(yè),使得房地產(chǎn)價(jià)格突飛猛進(jìn)。近幾年,國(guó)家出臺(tái)了一系列政策,如提高資本金比例、嚴(yán)格信貸政策、改變土地出讓方式等,來抑制房地產(chǎn)的泡沫。這些政策不但減緩了房地產(chǎn)的發(fā)展速度,同時(shí)也加大了房地產(chǎn)的開發(fā)成本。尤其是建筑材料價(jià)格和勞動(dòng)力的上漲、全球經(jīng)濟(jì)的放緩,,這更使得房地產(chǎn)行業(yè)雪上加霜,房地產(chǎn)行業(yè)的高成本時(shí)代已經(jīng)來臨。 本文以HS房地產(chǎn)項(xiàng)目為例,結(jié)合目前的經(jīng)濟(jì)環(huán)境和行業(yè)現(xiàn)狀,進(jìn)行深入分析、總結(jié)項(xiàng)目成本管理問題及其成因,本文利用一系列基礎(chǔ)理論知識(shí),如工程經(jīng)濟(jì)學(xué)、項(xiàng)目管理、企業(yè)管理、全面成本管理、全面預(yù)算管理等為依據(jù),初步構(gòu)建了成本優(yōu)化為根基的地產(chǎn)項(xiàng)目成本管理控制體系,同時(shí),科學(xué)評(píng)估了該體系的可靠性及有效性。最終目標(biāo)是為企業(yè)的決策過程提供參考,為企業(yè)實(shí)現(xiàn)價(jià)值最大化的目標(biāo)。本文以實(shí)際項(xiàng)目為依據(jù),并結(jié)合房地產(chǎn)行業(yè)的特征及可行性研究的理論,對(duì)HS項(xiàng)目的成本管理體系進(jìn)行優(yōu)化。本文的重點(diǎn)是從成本優(yōu)化來解決成本管理中的問題,并據(jù)此建立企業(yè)的成本管理體系。并對(duì)項(xiàng)目成本要素中所包含人、財(cái)、物等進(jìn)行了深度分析,為項(xiàng)目成本管理體系的建立提供了依據(jù)。最后,對(duì)論文中建立的成本管理體系進(jìn)行了評(píng)價(jià)并提出了展望。
[Abstract]:At present, the government actively promotes the housing consumption policy, changes the housing system, a series of measures have greatly accelerated the development of the real estate industry. Its high profit, low risk industry features, attracting a large number of funds into the real estate industry, making real estate prices soaring. In recent years, the state has introduced a series of policies, such as increasing capital ratio, strict credit policy, changing land transfer methods, to curb the real estate bubble. These policies not only slow down the development of real estate, but also increase the cost of real estate development. In particular, the rising prices of construction materials and labor, the slowdown in the global economy, which makes the real estate industry worse, the real estate industry has come a high-cost era. Taking HS real estate project as an example, combining with the current economic environment and the current situation of the industry, this paper makes a thorough analysis, summarizes the project cost management problems and their causes, and makes use of a series of basic theoretical knowledge, such as engineering economics, project management, etc. On the basis of enterprise management, total cost management and overall budget management, the cost management and control system of real estate projects based on cost optimization is preliminarily constructed. At the same time, the reliability and effectiveness of the system are scientifically evaluated. The ultimate goal is to provide reference for the decision-making process of the enterprise and to achieve the goal of maximizing the value of the enterprise. This paper optimizes the cost management system of HS project based on the actual project and the theory of the real estate industry characteristics and feasibility study. The emphasis of this paper is to solve the problem of cost management from cost optimization, and establish the cost management system accordingly. The paper also makes a deep analysis of the elements of project cost, such as people, money and objects, which provides the basis for the establishment of project cost management system. Finally, the cost management system established in this paper is evaluated and the prospect is put forward.
