【摘要】:隨著市場化競爭的不斷加劇,信息化技術(shù)已經(jīng)不斷深入到企業(yè)的日常管理中,已成為現(xiàn)代企業(yè)經(jīng)營的重要標(biāo)志。我國房地產(chǎn)行業(yè)的發(fā)展規(guī)模越來越大,,如何把信息管理技術(shù)應(yīng)用到房地產(chǎn)企業(yè)的經(jīng)營管理當(dāng)中,并形成一種房地產(chǎn)企業(yè)信息化的嶄新企業(yè)管理模式,已成為影響房地產(chǎn)企業(yè)生存和發(fā)展的重要問題。隨著國民經(jīng)濟和社會發(fā)展對信息化的依賴越來越高,用戶對信息化需求也逐漸復(fù)雜,需求分析已經(jīng)成為信息化開發(fā)中非常重要的風(fēng)險,很可能造成進度延期、成本超支甚至項目取消。 傳統(tǒng)的信息化風(fēng)險評估機制,僅僅從查缺補漏的角度對系統(tǒng)進行風(fēng)險分析,這是遠遠不夠的。必須建立一整套完善的風(fēng)險管理體制。目前,我國尚未建立一套規(guī)范且有效的信息化需求分析管理體系和運作機制,難以對整個信息化及各環(huán)節(jié)起到科學(xué)、有效的控制、規(guī)劃、保障監(jiān)督作用,因此信息化需求分析階段具有較高的風(fēng)險性。本文從這一點出發(fā),在信息化需求分析階段,對風(fēng)險管理進行評估的研究,為今后信息化的成功應(yīng)用打下堅實的基礎(chǔ)。 本文根據(jù)信息化開發(fā)的不同特點,對系統(tǒng)開發(fā)的各個階段進行了明確的劃分,明確了需求分析概念,從國內(nèi)外文獻入手,總結(jié)了需求風(fēng)險的形成原因。通過問卷調(diào)查、數(shù)據(jù)分析等方式,對需求分析階段的風(fēng)險因素進行篩選并整理,構(gòu)建一個需求分析的風(fēng)險指標(biāo)體系,并針對具體風(fēng)險指標(biāo)進行了風(fēng)險來源、影響范圍和防范措施的詳細(xì)描述,為風(fēng)險評估提供重要的依據(jù)。 在此基礎(chǔ)上,本文結(jié)合模糊綜合評價法與層次分析法,對需求分析階段的風(fēng)險評估進行計算。根據(jù)計算得到結(jié)果值,找出需求分析過程中的關(guān)鍵環(huán)節(jié),為風(fēng)險管理工作打下堅實基礎(chǔ)。最后一章中,通過一個案例,進行實例分析和驗證模型的準(zhǔn)確性。
[Abstract]:With the aggravation of market-oriented competition, information technology has been penetrated into the daily management of enterprises, and has become an important symbol of modern enterprise management. The development scale of the real estate industry in our country is getting larger and larger. How to apply the information management technology to the management of the real estate enterprise and form a new enterprise management mode of the real estate enterprise informatization, Has become the real estate enterprise survival and development of an important issue. With the increasing dependence of national economy and social development on informatization, users' demand for informatization is becoming more and more complex. Demand analysis has become a very important risk in the development of information technology, which may lead to the delay of progress. Cost overruns or even project cancellations. It is not enough for the traditional information risk assessment mechanism to analyze the risk of the system only from the angle of checking the missing and making up the leak. We must establish a complete set of risk management system. At present, our country has not established a set of standardized and effective information-based demand analysis management system and operation mechanism, it is difficult to play a scientific, effective control, planning, and safeguard supervision role to the whole informationization and each link. Therefore, the stage of information demand analysis has a high risk. From this point of view, in the stage of information demand analysis, the research on risk management evaluation will lay a solid foundation for the successful application of information technology in the future. According to the different characteristics of information development, this paper makes a clear division of each stage of system development, clarifies the concept of demand analysis, and summarizes the reasons for the formation of demand risk from domestic and foreign literature. Through questionnaire survey, data analysis and so on, the risk factors in the stage of demand analysis are screened and sorted out, and a risk index system of demand analysis is constructed, and the risk sources of specific risk indicators are analyzed. The detailed description of the scope of impact and preventive measures provides an important basis for risk assessment. On this basis, the paper calculates the risk assessment in the stage of demand analysis by combining the fuzzy comprehensive evaluation method and the analytic hierarchy process. According to the calculated results, the key links in the process of demand analysis are found out, which lays a solid foundation for risk management. In the last chapter, an example is given to analyze and verify the accuracy of the model.
