【摘要】:隨著傳統(tǒng)住宅地產(chǎn)投資市場(chǎng)的競(jìng)爭(zhēng)加劇及國(guó)家宏觀政策的調(diào)控,商業(yè)地產(chǎn)投資成了新的投資熱點(diǎn)領(lǐng)域,眾多房地產(chǎn)商紛紛從傳統(tǒng)住宅投資轉(zhuǎn)向商業(yè)地產(chǎn)投資。雖然商業(yè)地產(chǎn)投資的利潤(rùn)豐厚,但是商業(yè)地產(chǎn)投資是一項(xiàng)綜合性、專(zhuān)業(yè)性、技術(shù)性極強(qiáng)的投資活動(dòng),同時(shí)也是一次高投入、高風(fēng)險(xiǎn)的投資過(guò)程。商業(yè)地產(chǎn)的特性決定了它投資數(shù)額大、投資周期長(zhǎng)、變現(xiàn)能力差,,在投資過(guò)程中既有經(jīng)營(yíng)風(fēng)險(xiǎn)、建設(shè)風(fēng)險(xiǎn)等有形風(fēng)險(xiǎn),也有政策變化等無(wú)形風(fēng)險(xiǎn)。因此,對(duì)商業(yè)地產(chǎn)投資風(fēng)險(xiǎn)進(jìn)行評(píng)價(jià),使得投資商在商業(yè)地產(chǎn)投資活動(dòng)過(guò)程中有效防范和規(guī)避風(fēng)險(xiǎn)具有十分重要的理論和實(shí)踐意義。 本文在總結(jié)前人研究成果的基礎(chǔ)上,從商業(yè)地產(chǎn)投資的概念入手,以風(fēng)險(xiǎn)管理的理論為指導(dǎo),對(duì)商業(yè)地產(chǎn)投資過(guò)程的各個(gè)階段中的風(fēng)險(xiǎn)因素進(jìn)行識(shí)別,構(gòu)建了商業(yè)地產(chǎn)投資風(fēng)險(xiǎn)因素評(píng)價(jià)指標(biāo)體系,運(yùn)用灰色理論和系統(tǒng)工程的方法,建立了模糊灰色熵權(quán)模型,定量測(cè)度現(xiàn)實(shí)中具體某商業(yè)地產(chǎn)項(xiàng)目開(kāi)發(fā)的風(fēng)險(xiǎn)狀態(tài),從而總結(jié)出一套適合中國(guó)商業(yè)地產(chǎn)項(xiàng)目開(kāi)發(fā)風(fēng)險(xiǎn)評(píng)判的模型或方法體系。 通過(guò)商業(yè)地產(chǎn)投資風(fēng)向評(píng)價(jià)模型的構(gòu)建,對(duì)一個(gè)商業(yè)地產(chǎn)投資案例進(jìn)行風(fēng)險(xiǎn)評(píng)價(jià)分析,得出該案例的風(fēng)險(xiǎn)水平,從而驗(yàn)證了本文所建立的商業(yè)地產(chǎn)投資風(fēng)險(xiǎn)評(píng)價(jià)模型的的科學(xué)性和實(shí)用性。 最后文本根據(jù)識(shí)別的商業(yè)地產(chǎn)投資各個(gè)階段的風(fēng)險(xiǎn),提出了商業(yè)地產(chǎn)投資在各個(gè)階段的風(fēng)險(xiǎn)防范和規(guī)避措施。
[Abstract]:With the aggravation of the competition in the traditional residential real estate investment market and the regulation of the national macro-policy, the commercial real estate investment has become a new investment hot area, and many real estate developers have shifted from the traditional residential investment to the commercial real estate investment.Although the commercial real estate investment profit is rich, but the commercial real estate investment is a comprehensive, professional, highly technical investment activities, but also a high investment, high risk investment process.The characteristics of commercial real estate determine its investment amount is large, investment cycle is long, and its liquidity is poor. In the process of investment, there are tangible risks such as management risk, construction risk, and intangible risk such as policy change.Therefore, it is of great theoretical and practical significance to evaluate the investment risk of commercial real estate, so that the investors can effectively guard against and avoid the risk in the process of commercial real estate investment.On the basis of summing up the previous research results, this paper starts with the concept of commercial real estate investment and, guided by the theory of risk management, identifies the risk factors in each stage of the commercial real estate investment process.The evaluation index system of commercial real estate investment risk factors is constructed, and the fuzzy grey entropy weight model is established by using grey theory and system engineering method to measure quantitatively the risk state of a commercial real estate project in reality.A set of model or method system suitable for risk evaluation of commercial real estate development in China is summarized.Through the construction of wind direction evaluation model of commercial real estate investment, the risk evaluation analysis of a commercial real estate investment case is carried out, and the risk level of this case is obtained.The model of commercial real estate investment risk evaluation established in this paper is proved to be scientific and practical.Finally, according to the identified risks of commercial real estate investment in each stage, the paper puts forward the risk prevention and avoidance measures of commercial real estate investment in each stage.
