【摘要】:HPM(Hedonic Price Model)即特征價(jià)格模型,是歐美國(guó)家估計(jì)房地產(chǎn)住宅價(jià)格的重要方法,其基本原理是將住宅產(chǎn)品看成由一系列不同特征組成的異質(zhì)性商品,以消費(fèi)者偏好和效用為基礎(chǔ)研究影響住宅價(jià)格的各個(gè)特征屬性。HPM能夠改進(jìn)物業(yè)評(píng)估的操作方法且測(cè)算結(jié)果是無偏的,因此,在國(guó)外被廣泛的應(yīng)用到價(jià)值評(píng)估、指數(shù)構(gòu)建和非市場(chǎng)物品估價(jià)等方面。我國(guó)長(zhǎng)期實(shí)行計(jì)劃經(jīng)濟(jì)體制,住宅產(chǎn)品特征對(duì)住宅價(jià)格影響不顯著,加之?dāng)?shù)據(jù)采集困難等原因,使得這種方法在國(guó)內(nèi)研究起步較晚。2003年西安市政府著手打造“文化歷史+價(jià)值+新城市”全國(guó)獨(dú)特的“曲江模式”,曲江新區(qū)憑借自身良好的自然環(huán)境以及宜居的人文氣息吸引了一大批國(guó)內(nèi)外知名房地產(chǎn)企業(yè)。曲江新區(qū)房地產(chǎn)住宅市場(chǎng)呈現(xiàn)出建筑風(fēng)格、建筑結(jié)構(gòu)多樣等特點(diǎn),一些高中檔樓盤如中海國(guó)際社區(qū)、萬科·金域曲江、金地·湖城大境等的建造,帶動(dòng)曲江新區(qū)住宅價(jià)格攀升。2012年曲江新區(qū)商品房銷售面積為198.44萬平方米,,占西安市商品房銷售面積的17%,同比上漲6.18%。本文試圖將HPM引入西安曲江新區(qū)住宅價(jià)格研究,構(gòu)建西安曲江新區(qū)特征價(jià)格模型,分析該區(qū)域住宅特征和住宅價(jià)格的關(guān)系。 本文闡述了特征價(jià)格理論及模型的發(fā)展,對(duì)HPM在住宅市場(chǎng)的國(guó)內(nèi)外研究進(jìn)行述評(píng),系統(tǒng)分析了HPM相關(guān)理論,基于HPM對(duì)曲江新區(qū)住宅價(jià)格進(jìn)行實(shí)證研究,從住宅特征角度確定了影響曲江新區(qū)住宅價(jià)格的13個(gè)主要特征變量。本文借助SPSS16.0統(tǒng)計(jì)軟件,采用線性、對(duì)數(shù)和半對(duì)數(shù)3種函數(shù)形式對(duì)住宅變量進(jìn)行量化,通過對(duì)曲江新區(qū)住宅小區(qū)實(shí)地調(diào)查以及網(wǎng)上公開的掛牌資料數(shù)據(jù)的整合,基于對(duì)西安曲江新區(qū)住宅市場(chǎng)的實(shí)證研究,得出曲江新區(qū)普通住宅價(jià)格和住宅特征之間的數(shù)量關(guān)系。結(jié)果發(fā)現(xiàn)車位是影響曲江新區(qū)住宅價(jià)格最重要的特征因素,最后對(duì)曲江管委會(huì)和開發(fā)商提出完善車位建設(shè)和管理的相關(guān)建議。本文的創(chuàng)新點(diǎn)主要有兩個(gè)方面,一是總結(jié)出影響西安曲江新區(qū)住宅價(jià)格的特征變量,構(gòu)建了曲江新區(qū)特征價(jià)格理論模型。二是對(duì)影響曲江新區(qū)住宅市場(chǎng)特征變量的影響程度做了分類和排序,以期為曲江管委會(huì)和開發(fā)商做一參考。
[Abstract]:HPM(Hedonic Price Model, or feature price model, is an important method to estimate the real estate price in Europe and America. The basic principle of which is to regard housing products as heterogeneous goods composed of a series of different characteristics.On the basis of consumer preference and utility, the research on the characteristics of housing price. HPM can improve the operation method of property evaluation and the calculation result is unbiased. Therefore, it is widely used in value assessment abroad.Index construction and non-market goods valuation and so on.The planned economy system has been implemented for a long time in our country, and the characteristics of housing products have no significant impact on the housing prices, and the data collection is difficult, and so on.In 2003, the Xi'an Municipal Government began to create a "new city of cultural and historical value", a unique "Qujiang model" throughout the country.Qujiang New District attracts a large number of famous real estate enterprises at home and abroad by virtue of its good natural environment and livable humanistic atmosphere.The real estate housing market in the new area of Qujiang has the characteristics of architectural style and diverse architectural structure. Some high and middle grade buildings such as Zhonghai International Community, Vanke Jinyu Qujiang, Jindi Lake City, etc., have been built.In 2012, the area of commercial housing sales in Qujiang New District was 1.9844 million square meters, accounting for 17 percent of the area sold in Xi'an, up 6.18 percent from the same period last year.This paper attempts to introduce HPM into the study of housing prices in Xi'an Qujiang New District, and to construct the characteristic price model of Xi'an Qujiang New District, and to analyze the relationship between housing characteristics and housing prices in this area.This paper expounds the development of characteristic price theory and model, reviews the domestic and foreign research of HPM in the housing market, systematically analyzes the relevant theories of HPM, and makes an empirical study on the housing price in Qujiang New area based on HPM.From the point of view of housing characteristics, 13 main characteristic variables affecting housing price in Qujiang New District are determined.With the help of SPSS16.0 software, this paper uses linear, logarithmic and semi-logarithmic functions to quantify the residential variables, and through the field investigation of residential quarters in Qujiang New District and the integration of the online public listing data.Based on the empirical study of the housing market in Qujiang New District of Xi'an, the quantitative relationship between the common housing price and the housing characteristics in Qujiang New area is obtained.The results show that the parking space is the most important characteristic factor affecting the housing price in Qujiang New District. Finally, the relevant suggestions to improve the construction and management of the parking space are put forward to the Qujiang Administrative Committee and the developers.There are two main innovation points in this paper. One is to summarize the characteristic variables that affect the housing price in Qujiang New District of Xi'an, and to construct the theoretical model of the characteristic price in Qujiang New area.Secondly, the paper classifies and sorts the influence degree of the characteristic variables of the residential market in Qujiang New District, in order to make a reference for the Qujiang Administrative Committee and the developers.
