H住宅建設(shè)項(xiàng)目的進(jìn)度管理研究

【摘要】:項(xiàng)目管理作為現(xiàn)代管理科學(xué)的重要組成部分,在項(xiàng)目實(shí)施過程中發(fā)揮著舉足輕重的作用。在工程建設(shè)領(lǐng)域?qū)嵭杏行У捻?xiàng)目管理,對提高工程質(zhì)量、保證工程進(jìn)度、節(jié)約工程成本等具有非常重要的意義。自項(xiàng)目管理被引入我國以來已經(jīng)經(jīng)歷了很長時間的發(fā)展,但是目前工期延誤依然是我國的施工項(xiàng)目中普遍存在的問題。設(shè)計階段圖紙把關(guān)不嚴(yán),施工階段前期準(zhǔn)備不夠充分,總包分包協(xié)調(diào)不力,以及天氣等不可抗力,由于這些因素造成進(jìn)度延誤時,無法及時采取科學(xué)的方法對進(jìn)度進(jìn)行控制,導(dǎo)致工期達(dá)不到合同要求。 為了解決施工過程中容易發(fā)生的計劃工期超過合同工期或者是由于不確定因素造成的進(jìn)度滯后的問題,本文以青島市H住宅建設(shè)項(xiàng)目為研究對象,結(jié)合進(jìn)度管理理論,制定出科學(xué)合理的進(jìn)度計劃,對項(xiàng)目的實(shí)施具有一定的指導(dǎo)作用。論文通過分析影響工程進(jìn)度的因素,分析不同的因素對項(xiàng)目進(jìn)度的影響程度,并采取相應(yīng)的措施來應(yīng)對,在符合合同要求的前提下,避免因工期延誤而造成不必要的損失。 論文采用理論與實(shí)踐相結(jié)合的方法,以H住宅建設(shè)項(xiàng)目為研究對象,結(jié)合住宅建設(shè)項(xiàng)目的特點(diǎn),對項(xiàng)目進(jìn)行結(jié)構(gòu)分解,活動定義與排序,估算活動時間,編制項(xiàng)目進(jìn)度計劃表,計算關(guān)鍵路徑。運(yùn)用網(wǎng)絡(luò)計劃技術(shù)、關(guān)鍵路徑法等方法編制了進(jìn)度計劃,進(jìn)行了工期優(yōu)化,編制出了項(xiàng)目的進(jìn)度計劃方案,以便指導(dǎo)項(xiàng)目的實(shí)施,保證項(xiàng)目按時完成。在項(xiàng)目實(shí)施過程中采用動態(tài)控制原理,將項(xiàng)目目標(biāo)分解,按照一定的標(biāo)準(zhǔn)來比較實(shí)際進(jìn)度和計劃進(jìn)度,觀察項(xiàng)目是否發(fā)生偏差,如果出現(xiàn)問題,要針對項(xiàng)目實(shí)施過程中出現(xiàn)的進(jìn)度問題進(jìn)行分析,提出相應(yīng)的解決措施,以保證項(xiàng)目能夠按期完成。 最后,總結(jié)了論文的主要研究內(nèi)容,提出了在本文的研究中存在的不足以及有待進(jìn)一步解決的問題。
[Abstract]:As an important part of modern management science, project management plays an important role in the process of project implementation.Effective project management in the field of engineering construction is of great significance to improve the quality of the project, ensure the progress of the project, and save the cost of the project.Project management has been developed for a long time since it was introduced into our country, but the delay of construction period is still a common problem in construction projects in our country.The drawing of the design phase is not strictly checked, the early preparation of the construction phase is not sufficient, the coordination of the total subcontract is weak, and the weather is not enough. Due to these factors, when the progress is delayed, it is impossible to take scientific methods to control the progress in time.The time limit does not meet the contract requirements.In order to solve the problem that the planned construction period is more than the contract time limit or the progress lag caused by uncertain factors during the construction process, this paper takes the H residential construction project in Qingdao as the research object and combines the schedule management theory.To make a scientific and reasonable progress plan has a certain guiding role to the implementation of the project.This paper analyzes the factors that affect the progress of the project, analyzes the influence of different factors on the progress of the project, and takes corresponding measures to avoid unnecessary losses caused by the delay in the construction period on the premise of meeting the requirements of the contract.This paper adopts the method of combining theory and practice, taking H residential construction project as the research object, combining the characteristics of the housing construction project, carries on the structure decomposition, the activity definition and the sequencing, estimates the activity time, compiles the project progress schedule.Calculate critical paths.In order to guide the implementation of the project and ensure the completion of the project on time, the progress plan is worked out by using network planning technology, critical path method and other methods, the duration of the project is optimized, and the schedule plan of the project is worked out in order to guide the implementation of the project.In the implementation of the project, the dynamic control principle is used to decompose the project objectives, compare the actual progress with the planned progress according to certain standards, observe whether the project has deviations, if problems arise,It is necessary to analyze the progress problems in the process of project implementation and put forward the corresponding solutions to ensure that the project can be completed on schedule.Finally, the main research contents of this paper are summarized, and the shortcomings and problems that need to be solved in this paper are put forward.
