【摘要】:隨著國(guó)家對(duì)住宅和商業(yè)地產(chǎn)調(diào)控力度的加大,以及世界制造業(yè)向我國(guó)的轉(zhuǎn)移,物流地產(chǎn)成為國(guó)內(nèi)外地產(chǎn)開(kāi)發(fā)商的投資熱點(diǎn),不斷有國(guó)外物流地產(chǎn)巨頭投資開(kāi)發(fā)中國(guó)物流地產(chǎn)。當(dāng)前我國(guó)很多物流地產(chǎn)企業(yè)也正在興起,但同時(shí)也要看到,物流地產(chǎn)在我國(guó)仍處于起步階段,我國(guó)從事物流地產(chǎn)開(kāi)發(fā)的企業(yè)相對(duì)于安博這樣的外資企業(yè)在物流地產(chǎn)投資領(lǐng)域存在著很大的多方面的差距。面對(duì)市場(chǎng)競(jìng)爭(zhēng)日益激烈,要想從根本上提升我國(guó)物流地產(chǎn)企業(yè)的市場(chǎng)競(jìng)爭(zhēng)力,保持長(zhǎng)期的競(jìng)爭(zhēng)優(yōu)勢(shì),需要物流地產(chǎn)企業(yè)對(duì)自身的核心競(jìng)爭(zhēng)力進(jìn)行分析,加以關(guān)注和培育。核心競(jìng)爭(zhēng)力是企業(yè)多方面技能和企業(yè)運(yùn)行機(jī)制的有機(jī)結(jié)合,是企業(yè)在特定經(jīng)營(yíng)環(huán)境中的競(jìng)爭(zhēng)能力和競(jìng)爭(zhēng)優(yōu)勢(shì)的結(jié)合,打造和提高企業(yè)的核心競(jìng)爭(zhēng)力,這是我國(guó)物流地產(chǎn)企業(yè)生存和發(fā)展的必由之路。 本文試圖在系統(tǒng)地闡述物流地產(chǎn)的基本理論的基礎(chǔ)上,運(yùn)用核心競(jìng)爭(zhēng)力的基本理論,分析研究領(lǐng)先物流地產(chǎn)企業(yè)的核心競(jìng)爭(zhēng)力,并透過(guò)對(duì)安博中國(guó)當(dāng)前發(fā)展戰(zhàn)略的相關(guān)實(shí)證研究分析和總結(jié),為國(guó)內(nèi)物流地產(chǎn)企業(yè)的未來(lái)發(fā)展作一些有益探索。通過(guò)對(duì)案例企業(yè)-安博中國(guó)的詳細(xì)調(diào)研,回顧安博中國(guó)目前的發(fā)展戰(zhàn)略現(xiàn)狀,分析其當(dāng)前發(fā)展戰(zhàn)略中存在的問(wèn)題和瓶頸,總結(jié)安博中國(guó)自身的優(yōu)勢(shì)和核心競(jìng)爭(zhēng)力,最后基于核心競(jìng)爭(zhēng)力初步探討安博中國(guó)未來(lái)發(fā)展戰(zhàn)略的構(gòu)建。論文以企業(yè)核心競(jìng)爭(zhēng)力理論為基礎(chǔ),從分析全球領(lǐng)先物流地產(chǎn)企業(yè)出發(fā),初步探討了安博中國(guó)未來(lái)發(fā)展戰(zhàn)略及其構(gòu)建途徑。安博中國(guó)作為全球物流地產(chǎn)行業(yè)的龍頭企業(yè),對(duì)它的發(fā)展戰(zhàn)略進(jìn)行分析,得出的結(jié)論有一定的代表性,對(duì)中國(guó)物流地產(chǎn)行業(yè)有一定的借鑒意義。
[Abstract]:With the increase of national regulation on residential and commercial real estate, and the transfer of the world manufacturing industry to our country, logistics real estate has become the investment hot spot of real estate developers at home and abroad, and foreign logistics real estate giants have been investing in the development of Chinese logistics real estate.At present, many logistics real estate enterprises are also rising in our country, but at the same time, we should also see that logistics real estate is still in its infancy in our country.The enterprises engaged in the development of logistics real estate in China have a wide gap in the field of logistics real estate investment compared with foreign enterprises such as Amber.Facing the increasingly fierce market competition, in order to fundamentally enhance the market competitiveness of Chinese logistics real estate enterprises and maintain long-term competitive advantage, logistics real estate enterprises need to analyze their core competitiveness, pay attention to and cultivate it.The core competence is the organic combination of the various skills and the operation mechanism of the enterprise, and the combination of the competitive ability and the competitive advantage of the enterprise in the specific operating environment, so as to create and improve the core competence of the enterprise.This is our logistics real estate enterprises survival and development of the only way.On the basis of systematically expounding the basic theory of logistics real estate, this paper tries to analyze and study the core competitiveness of leading logistics real estate enterprises by using the basic theory of core competence.Through the empirical analysis and summary of Amber's current development strategy, this paper makes some beneficial exploration for the future development of domestic logistics real estate enterprises.Through the detailed investigation of the case of Amber China, this paper reviews the current situation of Amber China's development strategy, analyzes the problems and bottlenecks existing in its current development strategy, and summarizes the advantages and core competitiveness of Amber China itself.Finally, based on the core competence, the paper discusses the construction of Amber China's future development strategy.Based on the theory of core competence of enterprises, this paper analyzes the leading logistics real estate enterprises in the world, and probes into the future development strategy of Amber China and its construction approach.Amber China, as the leading enterprise in the global logistics real estate industry, analyzes its development strategy and draws some representative conclusions, which can be used as a reference for China's logistics real estate industry.
