農(nóng)民工公租房需求意愿影響因素的實證研究

【摘要】:隨著城市化、工業(yè)化進(jìn)程步伐的加快,越來越多的農(nóng)民工都紛紛進(jìn)城打工,他們?yōu)槌鞘薪?jīng)濟(jì)的飛速發(fā)展,,做出了自己的貢獻(xiàn)。然而,由于受戶籍等許多因素的影響,長期以來,他們都被城市住房保障體系拒之門外。再加上自身條件的限制,他們沒有改善自己居住環(huán)境的能力。所以,住房問題是能夠改善他們生活的首要的問題。 為解決他們的住房問題,讓他們早日融入城市的生活,創(chuàng)造和諧的社會環(huán)境。本文在公租房的保障對象中,專門選取了農(nóng)民工這一對象來進(jìn)行研究,從而將農(nóng)民工和公租房建設(shè)緊密聯(lián)系起來,來研究農(nóng)民工的住房問題,希望對解決他們的住房問題能有所幫助。 本文利用調(diào)查問卷的形式,向河北省11個地級市的農(nóng)民工,做了問卷調(diào)查。目的是了解他們對公租房的主要看法,以及他們對公租房的真正需求意愿。本文從五個主要因素上,進(jìn)行了調(diào)查,分別為公租房的成本、獲取過程、個人因素、住房改善和交通便利性。從這五個方面提出了本文的研究假設(shè),然后采用了皮爾遜相關(guān)分析法、多元回歸法,對論文的研究假設(shè)進(jìn)行了驗證并最終得出了研究結(jié)論。即公租房成本與需求意愿呈負(fù)相關(guān);個人因素對公租房需求意愿具有顯著影響;獲取過程、住房改善和交通便利性與公租房需求意愿呈正先關(guān)。 本文針對研究結(jié)論,提出改善農(nóng)民工公租房需求的對策措施,主要包括:公租房的租金以及物業(yè)管理費用要適當(dāng);公租房的申請政策要簡便可行和申請標(biāo)準(zhǔn)要適當(dāng)放寬;農(nóng)民工從自身來講,應(yīng)該及時關(guān)注注政府有關(guān)公租房的政策,以有利于自己的申請。從政府角度來講,政府應(yīng)該合理規(guī)劃公租房的選址和布局;在建造過程中,要同時對基礎(chǔ)設(shè)施進(jìn)行配套建設(shè),以保證同步進(jìn)行,以達(dá)到改善農(nóng)民工的居住環(huán)境的目的。本研究希望能對農(nóng)民工獲取公租房的居住權(quán),改善他們的居住狀況有所幫助。
[Abstract]:With the rapid development of urbanization and industrialization, more and more migrant workers are working in cities. They have made their own contribution to the rapid development of urban economy. However, due to the influence of many factors, such as household registration, for a long time, They are all shut out of the urban housing security system. Together with their own constraints, they are not able to improve their living environment. So, housing is the first problem that can improve their lives. In order to solve their housing problem, let them integrate into city life as soon as possible, and create a harmonious social environment. So the construction of migrant workers and public rental housing closely linked to the study of migrant workers housing problems, hoping to solve their housing problems can help. In this paper, a questionnaire survey was conducted among migrant workers in 11 prefecture-level cities in Hebei Province. The purpose of this survey was to find out their main views on public rental housing. And their real demand for public rental housing will. This paper from five main factors, respectively, the cost of public rental housing, acquisition process, personal factors, Housing improvement and transport convenience. From these five aspects, this paper puts forward the research hypotheses, and then uses Pearson correlation analysis, multivariate regression method, The research hypothesis of the paper is verified and finally concluded. That is, the cost of public rental housing is negatively related to the willingness to demand; personal factors have a significant impact on the willingness of demand for public rental housing; the acquisition process. Housing improvement and transport convenience and public rental housing demand will be positive first. Based on the conclusion of the study, this paper puts forward countermeasures to improve the demand for public rental housing of migrant workers, mainly including: the rent of public rental housing and the cost of property management should be appropriate, the application policy of public rental housing should be simple and feasible and the application standard should be relaxed appropriately; From their own point of view, migrant workers should pay close attention to the government's policy of paying close attention to public rental housing in order to facilitate their application. From the government's point of view, the government should rationally plan the location and layout of public rental housing; in the process of construction, In order to achieve the purpose of improving the living environment of migrant workers, this study hopes to help migrant workers to obtain the right to live in public housing and to improve their living conditions.
