【摘要】：1978年改革開放之前，鄂爾多斯的是一個非常貧窮落后的小村莊。其貧困程度在內(nèi)蒙古是數(shù)一數(shù)二的。改革開放以后，尤其是在1994年以后，憑借當(dāng)?shù)氐馁Y源能源優(yōu)勢，該地區(qū)把握住了國家能源戰(zhàn)略西移這樣一種千載難逢的好機會，通過多種渠道實現(xiàn)了經(jīng)濟(jì)騰飛。隨著經(jīng)濟(jì)的日益好轉(zhuǎn)，當(dāng)?shù)鼐用裢稒C性消費比例逐漸增加，除投入到工業(yè)企業(yè)之外，大部分投資于房地產(chǎn)業(yè)。進(jìn)入2011年4月份以后，鄂爾多斯當(dāng)?shù)氐姆康禺a(chǎn)市場從過熱的狀態(tài)逐漸冷卻下來甚至一度處于低谷狀態(tài)。進(jìn)入2012年以來，這里一度被冠以“鬼城”的稱號。本文重點就鄂爾多斯市的房地產(chǎn)市場進(jìn)行分析。 鄂爾多斯的房地產(chǎn)市場不是單獨運轉(zhuǎn)的一個市場，而是憑借當(dāng)?shù)刭Y源能源市場的不斷壯大以及民間資本的不斷積累逐漸發(fā)展起來的一個市場。因此，對當(dāng)?shù)胤康禺a(chǎn)市場的研究并不能僅僅局限于房地產(chǎn)本身，而是要將其與相關(guān)市場結(jié)合起來共同進(jìn)行分析。加之，鄂爾多斯市本身就屬于典型的資源能源城市，資源開發(fā)能源利用對當(dāng)?shù)亟?jīng)濟(jì)的貢獻(xiàn)是可想而知的。另外當(dāng)?shù)孛耖g借貸關(guān)系的網(wǎng)絡(luò)十分龐大、其中的民間資本數(shù)量驚人。因此，在研究當(dāng)?shù)刭Y源能源市場和金融市場的基礎(chǔ)上來深入研究當(dāng)?shù)胤康禺a(chǎn)市場的分析方法是比較可取的。本篇論文的分析思路正是按照這種邏輯進(jìn)行下去的。全文共分為四章節(jié)，，第一章是引言部分；第二章是關(guān)于我國房地產(chǎn)現(xiàn)狀的一個概括；第三章是關(guān)于鄂爾多斯房地產(chǎn)市場與其能源資源市場關(guān)系的分析；第四章是關(guān)于鄂爾多斯房地產(chǎn)市場與其金融市場關(guān)系的分析；第五章重點對鄂爾多斯房地產(chǎn)市場的供需進(jìn)行概括。
[Abstract]:Before the reform and opening up in 1978, Ordos was a very poor and backward village. Its poverty level was among the highest in Inner Mongolia. After reform and opening up, especially after 1994, it relied on the local resources and energy advantages. The region grasped the rare opportunity of moving the national energy strategy westward, and realized the economic take-off through various channels. As the economy improved day by day, the proportion of speculative consumption by local residents gradually increased. In addition to industrial enterprises, most of the investment is in real estate. Since April 2011, the local real estate market in Ordos has cooled down from an overheated state and has been at a low point since 2012. This article focuses on the analysis of the real estate market in Ordos. The real estate market in Ordos is not a market that operates alone, but a market that is gradually developing with the growth of the local resource and energy market and the accumulation of private capital. The research on the local real estate market should not be confined to the real estate itself, but should be combined with the related markets to analyze it. In addition, Ordos city itself is a typical resource and energy city. The contribution of resource development and energy use to the local economy can be imagined. In addition, the network of local private lending relationships is very large, and the amount of private capital involved is staggering. On the basis of studying the local resource and energy market and financial market, it is preferable to study the analysis method of the local real estate market in depth. The analysis thought of this paper is carried on according to this kind of logic. The whole paper is divided into four chapters. The first chapter is the introduction, the second chapter is a summary of the present situation of real estate in China, the third chapter is about the analysis of the relationship between the real estate market and its energy resources market in Ordos. Chapter 4th is an analysis of the relationship between Ordos real estate market and its financial market, and chapter 5th focuses on summarizing the supply and demand of Ordos real estate market.
