【摘要】：房地產(chǎn)項目是一項投資大、周期長的建筑投資,涉及范圍較廣,涉及領(lǐng)域較復(fù)雜。在目前世界經(jīng)濟迅速變化,國內(nèi)房地產(chǎn)調(diào)控壓力大的背景下,房地產(chǎn)企業(yè)的發(fā)展較為艱難,房地產(chǎn)項目建設(shè)的風(fēng)險管理日益受到企業(yè)和政府的關(guān)注。再加上我國房地產(chǎn)建設(shè)項目風(fēng)險管理理論發(fā)展時間較短,項目人員風(fēng)險意識較淡,給企業(yè)的發(fā)展帶來的巨大的隱患。在以上多種因素的考慮下,了解項目風(fēng)險管理的一般流程和方法,深入研究項目風(fēng)險管理的識別、評估、應(yīng)對等變得十分必要。 本文首先界定了風(fēng)險、風(fēng)險管理以及房地產(chǎn)風(fēng)險管理的概念,在此基礎(chǔ)之上討論了房地產(chǎn)項目建設(shè)風(fēng)險管理的特點、目標(biāo)以及一般管理流程。然后,綜合介紹了青島印象山項目的基本情況,包括項目規(guī)模大小、地理位置、交通位置以及規(guī)劃建設(shè)等。根據(jù)項目的內(nèi)外在環(huán)境,對印象山項目進行了項目建設(shè)風(fēng)險管理的風(fēng)險識別、風(fēng)險評估、風(fēng)險應(yīng)對等分析。采用層次分析法對印象山項目進行了風(fēng)險評價,通過分析發(fā)現(xiàn)項目建設(shè)存在的主要風(fēng)險有市場風(fēng)險、籌資風(fēng)險和營銷風(fēng)險,其次一般性風(fēng)險由政策風(fēng)險、安全風(fēng)險、質(zhì)量風(fēng)險以及時機風(fēng)險等。 本研究是在理論分析房地產(chǎn)建設(shè)風(fēng)險識別的基礎(chǔ)之上,定量分析項目建設(shè)中風(fēng)險大小問題,并基于此提出風(fēng)險應(yīng)對策略,利用的是理論和實證相結(jié)合的分析方法。限于作者的能力以及手頭有限的資料,本研究還只是對風(fēng)險管理的工作進行一些疏淺的探討,在對于項目風(fēng)險識別、風(fēng)險評估、風(fēng)險應(yīng)對方面做的工作仍舊有許多不足之處。本文是在案例分析的基礎(chǔ)之上,探討風(fēng)險管理的具體流程及一些具體做法,為能夠更深入的探討房地產(chǎn)建設(shè)管理中的風(fēng)險問題起到“拋磚引玉”的作用。
[Abstract]:Real estate project is a construction investment with large investment and long period, which involves a wide range and complex fields. Under the background of the rapid changes in the world economy and the pressure of domestic real estate regulation and control, the development of real estate enterprises is more difficult. The risk management of real estate project construction is paid more and more attention by enterprises and government. In addition, the risk management theory of real estate construction project in our country has a short time to develop, and the risk consciousness of project personnel is weak. Under the consideration of the above factors, it is necessary to understand the general process and methods of project risk management, and to study the identification, evaluation and response of project risk management. This paper first defines the concepts of risk, risk management and real estate risk management, and then discusses the characteristics, objectives and general management process of real estate project construction risk management. This paper introduces the basic situation of Qingdao impression Mountain project, including project size, geographical location, traffic location, planning and construction, etc. According to the environment inside and outside of the project, The risk identification, risk assessment and risk response of the project construction risk management are analyzed, and the risk assessment of the impression mountain project is carried out by using the Analytic hierarchy process (AHP). It is found that the main risks of project construction are market risk, financing risk and marketing risk, followed by general risk, such as policy risk, safety risk, quality risk and opportunity risk. This study is based on the theoretical analysis of real estate construction risk identification, quantitative analysis of project construction risk size, and based on this, put forward risk countermeasures, Limited to the author's ability and limited information, this study is only a little bit of research on the work of risk management, in the project risk identification, risk assessment, There are still many shortcomings in the work of risk management. Based on the case study, this paper discusses the specific process of risk management and some specific practices. In order to be able to explore the risk of real estate construction management to play a role.
