【摘要】：近年來，我國宏觀經(jīng)濟(jì)穩(wěn)定快速發(fā)展，房地產(chǎn)行業(yè)也發(fā)展迅猛。與此同時，為了促使房地產(chǎn)行業(yè)繼續(xù)健康穩(wěn)定的發(fā)展，國家在土地、金融、稅收等方面都加大了對房地產(chǎn)行業(yè)的宏觀調(diào)控，給房地產(chǎn)行業(yè)帶來了很大的沖擊。同時，房地產(chǎn)行業(yè)的競爭也趨于激烈。這些都對房地產(chǎn)開發(fā)公司的發(fā)展提出了更高的要求。如何制定科學(xué)的發(fā)展戰(zhàn)略，發(fā)揮公司的競爭優(yōu)勢，是房地產(chǎn)開發(fā)公司實(shí)現(xiàn)可持續(xù)發(fā)展的迫切需要。 本文在對國內(nèi)外房地產(chǎn)開發(fā)公司發(fā)展戰(zhàn)略相關(guān)文獻(xiàn)綜述的基礎(chǔ)上，以人和陽光房地產(chǎn)開發(fā)公司（以下簡稱人和陽光公司）為研究對象，對公司發(fā)展戰(zhàn)略理論、房地產(chǎn)開發(fā)公司的發(fā)展戰(zhàn)略和競爭發(fā)展戰(zhàn)略理論進(jìn)行研究，分析了人和陽光公司的特點(diǎn)和存在的問題，，運(yùn)用PEST分析和波特五力模型分析對人和陽光公司外部環(huán)境資源和內(nèi)部資源進(jìn)行分析，在此基礎(chǔ)上運(yùn)用SWOT分析方法，得出人和陽光公司的面臨的機(jī)遇和威脅及其自身的優(yōu)勢和劣勢，從而得出人和陽光公司的發(fā)展戰(zhàn)略。并對人和陽光公司進(jìn)行發(fā)展戰(zhàn)略規(guī)劃，分別從公司發(fā)展的總體思路、公司發(fā)展的分階段的發(fā)展戰(zhàn)略模式、一體化發(fā)展戰(zhàn)略、加強(qiáng)型發(fā)展戰(zhàn)略幾個方面進(jìn)行了發(fā)展戰(zhàn)略規(guī)劃。最后提出具體的發(fā)展戰(zhàn)略實(shí)施步驟以及相關(guān)的保障體系。論文通過對人和陽光公司發(fā)展戰(zhàn)略規(guī)劃的研究和分析，一方面為人和陽光公司的發(fā)展提供系統(tǒng)的發(fā)展戰(zhàn)略規(guī)劃方案，另一方面也為房地產(chǎn)行業(yè)的戰(zhàn)略制定和實(shí)施起到參考作用。
[Abstract]:In recent years, the macro economy of our country has developed steadily and rapidly, and the real estate industry has also developed rapidly. At the same time, in order to promote the continued healthy and stable development of the real estate industry, the state is in land and finance. Tax and other aspects have increased the macro-control of the real estate industry, which has brought a great impact to the real estate industry. At the same time, The competition in the real estate industry also tends to be fierce. All of these put forward higher requirements for the development of real estate development companies. How to formulate a scientific development strategy and give full play to the competitive advantage of the companies, Is the real estate development company realizes the sustainable development the urgent need. Based on the literature review of the development strategy of the real estate development companies at home and abroad, this paper studies the theory of the development strategy of the real estate companies. The theory of development strategy and competitive development strategy of real estate development company is studied, and the characteristics and problems of human and sunshine company are analyzed. Using PEST analysis and Porter's five-force model analysis to analyze the external environmental resources and internal resources of Renhe Sunshine Company, and on the basis of this, using the method of SWOT analysis, The opportunities and threats faced by people and sunshine companies and their own strengths and weaknesses are obtained, and the development strategies of people and sunshine companies are obtained. And the development strategy of people and sunshine companies is planned, respectively, from the overall thinking of the development of the companies. The phased development strategy model of the company, the integrated development strategy, Finally, the implementation steps of the development strategy and the relevant guarantee system are put forward. Through the research and analysis of the development strategy planning of Renhe Sunshine Company, the paper puts forward the implementation steps of the specific development strategy and the related guarantee system, through the research and analysis of the development strategy planning of the people and Sunshine Company. On the one hand, it provides a systematic development strategy plan for the development of human and sunshine company, on the other hand, it also plays a reference role for the strategy formulation and implementation of the real estate industry.
