【摘要】：基于2000-2008年我國35個(gè)大中城市的商品住宅平均價(jià)格及其影響因素?cái)?shù)據(jù),建立模型,揭示統(tǒng)一利率對房價(jià)影響的區(qū)域差異現(xiàn)象,量化不同城市的房價(jià)對利率政策反應(yīng)的強(qiáng)度和敏感度。依據(jù)政策響應(yīng)差異,劃分三種城市類型,提出分類設(shè)定利率下限、分層次引進(jìn)金融產(chǎn)品和加強(qiáng)統(tǒng)計(jì)監(jiān)測的區(qū)域化政策建議。
[Abstract]:Based on the data of the average price of commercial housing and its influencing factors in 35 large and medium-sized cities in China from 2000 to 2008, a model was established to reveal the regional differences in the influence of uniform interest rate on housing prices. Quantifying the intensity and sensitivity of housing price response to interest rate policy in different cities. According to the difference of policy response, three types of cities are classified, and the lower limit of interest rate is set according to the classification. The regionalization policy suggestion of introducing financial products and strengthening statistical monitoring.
