居住地產(chǎn)開發(fā)商區(qū)位選擇偏好的空間分析

【摘要】:隨著我國城市化進(jìn)程的加快以及住房制度改革的推進(jìn),居住地產(chǎn)日益成為整個(gè)社會(huì)關(guān)心的熱點(diǎn)話題。由于居住地產(chǎn)位置的不可移動(dòng)性和使用的耐久性,其區(qū)位的選擇就顯得尤為重要。目前國內(nèi)關(guān)于居住地產(chǎn)區(qū)位選擇偏好的空間研究多偏重于某一要素的分析,從多要素角度進(jìn)行探討的文獻(xiàn)較少,且大部分已有研究都基于開發(fā)商同質(zhì)性角度,與現(xiàn)實(shí)情況相差甚遠(yuǎn);诖,本文采用GIS地理信息系統(tǒng)的緩沖區(qū)分析方法和疊加分析方法,探究不同空間要素和開發(fā)商異質(zhì)特征對(duì)開發(fā)商空間區(qū)位選擇的影響,為開發(fā)商制定合適的區(qū)位選擇策略提供有效的分析手段和方法。本文首先利用從杭州市國土資源局和規(guī)劃局收集的有關(guān)基礎(chǔ)數(shù)據(jù),建立開發(fā)商拿地?cái)?shù)據(jù)和空間因子的矢量圖層;然后利用GIS緩沖區(qū)分析方法,分別研究了八個(gè)不同的空間因子對(duì)開發(fā)商居住地產(chǎn)選擇的影響;繼而采用疊加分析方法,綜合探究了多個(gè)不同的空間要素對(duì)開發(fā)商區(qū)位選擇行為的影響;最后引入開發(fā)商異質(zhì)因素,分析了不同類別開發(fā)商的空間區(qū)位選擇特征,為探究開發(fā)商的空間區(qū)位選擇偏好提供現(xiàn)實(shí)參考。通過本文的分析,筆者得出以下結(jié)論:交通和商業(yè)布局對(duì)開發(fā)商區(qū)位選擇具有重要影響;其他空間因子則對(duì)開發(fā)商的區(qū)位選擇行為具有一定的影響,但是并不明顯;城市內(nèi)部不同等級(jí)地區(qū)的空間區(qū)位優(yōu)劣差別較大,在相同的等級(jí)地塊上,不同開發(fā)商的空間偏好也不同。第一類開發(fā)商在空間要素的組合上,偏好交通、商業(yè)、地貌都極為優(yōu)越的地塊組合以及交通、大學(xué)、水域三個(gè)要素較為優(yōu)越的地塊組合,且第一類開發(fā)商在地貌和水域要素的組合上與其他開發(fā)商相比具有顯著差異;第二類開發(fā)商在空間要素的組合上,偏好交通、商業(yè)都極為優(yōu)越的地塊組合以及交通、商業(yè)、工業(yè)、地貌四個(gè)要素較為優(yōu)越的地塊組合,且第二類開發(fā)商在地貌和工業(yè)要素的組合上與其他開發(fā)商相比具有顯著差異;第三類開發(fā)商在空間要素的組合上,偏好交通、商業(yè)、水域都極為優(yōu)越的地塊組合以及交通、商業(yè)、工業(yè)三個(gè)要素較為優(yōu)越的地塊組合,且第三類開發(fā)商在工業(yè)和水域要素的組合上與其他開發(fā)商相比具有顯著差異。三類開發(fā)商在空間要素的組合上,都不關(guān)注醫(yī)院和公園兩個(gè)要素。
[Abstract]:With the acceleration of urbanization and the promotion of housing system reform, residential real estate has increasingly become a hot topic of concern to the whole society. The choice of location is especially important. At present, the spatial research on the preference of location choice of the place of residence in China is mainly focused on the analysis of a certain element, and there is less literature to discuss it from the angle of multiple elements. And most of the previous studies are based on the developers' homogeneity, which is far from the reality. Based on this, this paper adopts the buffer analysis method and superposition analysis method of GIS GIS. Exploring the influence of different spatial elements and developers' heterogeneity on developers' spatial location choice, This paper first uses the basic data collected from Hangzhou Land and Resources Bureau and the Planning Bureau to establish the vector map layer of the developer's land use data and spatial factors. Then, using the GIS buffer analysis method, we study the influence of eight different spatial factors on the residential real estate choice of developers, and then use the superposition analysis method. This paper comprehensively explores the influence of many different spatial elements on the location selection behavior of developers, and finally introduces the heterogeneous factors of developers to analyze the spatial location selection characteristics of different types of developers. Through the analysis of this paper, the author draws the following conclusions: traffic and commercial layout have an important impact on the location choice of developers; Other spatial factors have a certain impact on the location choice behavior of developers, but not obvious. The space preferences of different developers are also different. In the first category, developers prefer the combination of land plots that are extremely superior in terms of traffic, commerce and geomorphology, as well as the combination of land plots with superior traffic, university, and water elements. Moreover, the combination of landforms and water elements of the first group of developers is significantly different from that of other developers; the second kind of developers prefer the combination of space elements to the combination of land plots and traffic and commerce, which are extremely superior in terms of traffic and commerce. The combination of the four elements of industry and geomorphology is superior to the land block, and the developers of the second kind have significant differences in the combination of geomorphology and industrial elements compared with other developers; the third kind of developers prefer traffic and commerce in the combination of spatial elements. The combination of very superior land blocks in the waters and the superior combination of the three elements of transportation, commerce and industry, Compared with other developers, the third kind of developers have significant differences in the combination of industrial and water elements, and in the combination of spatial elements, the three types of developers do not pay attention to the hospital and park elements.
